I lived here for 14 years and I am moving out. Nothing is getting fixed or replace with appliances that are older than me. I had to fight for blinds, flooring, lighting. Everything got replaced or fixed with damage left behind and never fixed. All words and no actions. Dirt hallways due to residents and lack of cleaning. I can count on one hand how often they clean them in a year. The club houses are always so great. Who ever goes to the club house - nobody! Just close those down and offer better living conditions. The neighbors are mostly new immigrants and so very nice and friendly. It's about the only thing I like here and what I will miss. Social life is easy here with only maybe 1-2 Karens in the area. The property is nice I think with big old trees, and next to a lot of great businesses - but what they do with it is what is bad. You need building locks for the safety of is residents. I would put up cameras and get rid of residents that trash this place. It could be a great place with better service and maintenance. And I don't mean the maintenance team because they tell them always no one repairs (by the owners). So I really can only blame the owners of the state of this place. If people leave and others don't want to live here maybe you (owners) should ask yourself what you are doing wrong. And here at the wilder it's a lot of things. read more

The Wilder apartments have really made an amazing turn around. The office staff is nice and make sure my concerns are taken care of. The property is well maintained and Fred goes over and beyond to help tenants and offer assistance. Whether it's helping move furniture, opening a door, or making sure the grounds are clean, he is nothing but attentive. I highly recommend the Wilder apartment for any family! read more

Terrible property management and VERY shady with the deposit rules. I was informed that the deposit is non refundable after checking multiple times with Emma who never informed me that this was non refundable. We had discussed that I was moving from Saint Louis and needed to see the apartments before conforming and actually signing the lease. I never signed any documents officially besides the application. When I was there to look at apartments the office was closed at 2:15pm on a Friday, not sure why but when I called I couldn't get anyone so it eliminated my ability to see the apartment. Because of this I found another apartment complex and put a deposit down there. The apartment has been "held" for me according to them but they have also moved me to 2 different apartments since the original one I had expressed interest in. Because of my knowledge of contract law - this is breaching any lease originally given to me as I never signed or agreed to the terms, and the place that I was assigned is different, so the contract needs to be rewritten. not to mention when i still stopped by here anyways the property is so dirty and just depressing to look at. i made the right decision, and will be persuing legal action if i dont get my deposit back!! read more

LOOK ELSEWHERE! FCKIN RUN! FAR AWAY! Sorriest property management I've dealt with in my life. (Third one this year at this property.) Seems they'll hire anybody for maintenance with a YouTube degree. Finally got a "Brand new" water heater, goes down within a week of installation, after months of service tickets. No attention to detail; left water shutoff valve to the closed position after installation as well as the utility room wall paneling laying next to dryer. You gotta call and pester them to get the secret emergency maintenance line, but they're not worth a damn because they get sent without the tools & parts to complete the job. "Oh we'll come back tomorrow with a new heating element. Home depot this home depot that." Bro they don't close til like 8pm and it's 3pm. Going on 5 days without hot water as of this posting. Call the maintenance line about my "high priority" issue to get some sort of compensation or bathing arrangements from Deja, and she's just in a hurry to get off the phone. Complete lack of humanity. Don't get me started with the "pest control" either. They got us paying $5 a month for Blue Beetle to come and spray around the standalone island in the kitchen. These guys are literally in here for less than a minute. Like wtf is that gonna do? read more

DO NOT MOVE HERE The absolute worst apartments in the Johnson County area by miles. I don't even know where to begin. If you want an apartment where you need to walk a mile from your parking spot or drive through 20 horrendous speed bumps every day this is the place for you. If you want an apartment that the administration will lie to you from the moment you move in, this is the place for you. Hidden fees, trash and dog poop EVERYWHERE with no one maintaining anything. Every single hall has a different and disgusting smell which is a mixture of weed, sewage and feet. I have lived in 4 other apartment buildings and have never had a single issue that can even compare to anything i've experienced here. You can find something for the same price without dealing with this. My apartment has flooded 8 times in the 6 months that i've lived here. The issue has never been fixed and honestly I know for a fact that they don't plan on fixing it. Do yourself a favor, Even if they give you what you think is a good offer don't take it, the apartment that they show you when you move in is nothing like the apartment they will actually give you. read more

The people working in the leasing office of this community are inept and unprofessional. This results in a terrible customer service experience, and terrible living experience. I don't recommend moving here. I "upgraded" from south KCMO, to Lenexa, and have had the worst experience here, and never had a single problem in SKCMO. Between terrible communication, poor maintenance, and terrible internet and cable you are forced to pay for even if you don't use, this place is a terrible choice, and I regret it. Oh, and don't forget about the bugs. Cockroaches, everywhere. The playground is in disrepair and missing pieces, dog poop doesn't get cleaned up regularly and no one enforces it. People get robbed left and right, porch thieves and car thieves, and nothing can be done about it because there are no security measures taken whatsoever. As a previous poster mentioned, every building has its own, unique odor and none of them are even remotely pleasant. There is a constant trash and litter problem. Dumpsters sit overflowing while the wind blows trash all around the property, which is then left indefinitely and only sometimes cleaned up. The rodents and bugs run amok no matter how clean you are. The majority of the residents take no pride in the living space, and the staff does absolutely nothing to foster a sense of pride or community. There is no accountability for keeping the community rules, and no consequences for breaking them because the staff doesn't care enough to actually be involved in the property upkeep. Repairs are done at bare minimum cost, which inevitably results in a bandaid fix that has to be fixed again and again, and the maintenance staff is underpaid and over worked. They clearly don't treat their employees very well, because I've seen several staff changes in the 9 months I've been here. The one maintenance guy who actually did professional quality work was gone a week after I moved in (yes, I needed repair work done in the very first week because my apartment flooded the day we moved in). All in all, save yourself the trouble, go somewhere else. read more

I spent 3 years at the Wilder. It used to be a great value pick but it was bought and sold 3 times in that period and each came with massive rent hikes. ~20%. The management team has largely stayed the same in that time and they are terrible. They are rude and lazy. The grounds of the complex are always a mess and the interior of most buildings smells awful. They are only concerned with squeezing as much money as possible out of you with new BS fees, rent hikes, and no transparency. read more

Cockroaches, dirty AC units, drugs. They have it all here. The building constantly smells like pot 24/7. Cockroaches can be found outside when you're walking in as well as in the apartments. The new management company has no clue what's going on with peoples leases or even what reserved parking spots their supposed to be in. A month after taking over they called me asking if I even still lived in the apartment and needed to find my lease. Last the maintenance people use the golf carts for racing in the middle of the street. read more

This place is the absolute best !!! My apartment is great and exactly what I expected when I moved in. The leasing staff here are easy to work with too, especially Larissa who helped me iron out a few problems I was having getting my paper work together. The other stuff that is great about living here in that the fitness center is open 24 hours and they even have an on site day care that saves me hours a week getting my kids where they need to go so I can get to work on time. I love that it is so close to shopping too it makes for a fun day out walking with my family. I really recommend renting here. read more

I've tried to contact the leasing office multiple times on different situations, broken shower, broken sink facet, and now my water doesn't work at all when I called to ask why it wasn't working they didn't help but just told me to call the city. They don't help at all and actually hung up on me when asking about their free laundry facilities. Their free laundry facility has a toilet lid in the dryer and boxes in the washer and is completely unworking. Seems like they care about signing up new residents but after you sign the lease, good luck even getting them on the phone. read more

I Have no idea were to freaking start it is that bad!!! I have been here for two years, I would have moved but my money wasn't right when the first lease ended. I have never been late so let me add that upfront ! First I was lied to about the upgrades. They show you a model with actual New everything in the kitchen and baths. I asked the lady could I see my actual unit (I trust no apt complex they all lie unless they are newly built) she told me all units have new everything except walls!! I wasn't allowed to see my unit as I was told somebody was still in it. It comes 2 days before move out date at my old unit and it had been rented ( i tried to tell them I'm staying but I was too late) They show me a freaking unit with no damn doors to the closets or washer and dryer closet!! I said I'm not taking that crap!! They show me one with doors but old painted over cabinets.old counter tops with paper put over them and the floor was nothing like the models, it was some left over cheap discounted scraps. I've been in several units now and nobody has this ugly floor I have. I move in and I have an old washer and dryer, the washer wouldn't work. It took a month to get a replacement. Let me say one never came I told them to simply take one from another apt, they refused until i pitched a fit. The dryer went out and I had to wait two weeks for an updated used one from another apt as well. The coating has come off my tub completely in two years and this was supposedly just coated as part of the upgrade. I didn't get the updated faux fronts the other units got. I have yucky handles full of mold and old tile!!! The base boards are soo gross and warped and simply yucky. I was stuck with this crap! This is why they don't show you your unit until the end so you've lost your last apt and there is no going back. All of the faucets wiggle and leak even though they have come to tighten them, this is supposed to be all upgraded Yeah right! SPIDERS, CENTIPEDES, CRICKETS, JUNE BUGS, STINK BUGS, LADY BUGS, SILVER FISH AND NOOOW DREADED ROACHES!! ALL OF THE ABOVE ARE REGULAR NOT A HERE AND THERE THINGS. Spiders so big my teen doesn't use her room anymore it's that bad. Up under the windows there were no seals, i had to ck it myself in every room. The windows are new and we have watched spiders just come on in with the windows closed!!! I NEVER OPEN THE WINDOWS so my home has no fresh air ever. I'm terribly afraid of bugs and it feels like I live in the GD jungle!! My so called new dishwasher is out. I've called to have it repaired 3 times 6 weeks and waiting, wish me luck!! The patio door will not close properly and it is new. Spiders as big as a babies hand just walk in ( ok exaggeration here but huge) They say there is nothing they can do about it. It appears to be closed but it's not flush so they don't know what to do. The upgraded stuff they bought is beyond cheap, I think they got everything from BIG LOTS! Pure slum lords! Our electric bill runs $300 to 350 in the winter each month and I'm only in an apt not a house!! The closet doors have fallen on my daughter too many times to count. My sliding closet doors have never been on track since I've been here and they've come to so call repair them many times. The heater went out and it took two weeks to get it fixed. They sent us one little loaner and told us we all had to do everything in one room. They come in every other week for BS changing faucet heads and junk but when you call for a repair expect it to take no less than a month and 6 calls to get this done. If you think this is an exaggeration think again. I think it is only some of us they do like this on purpose. once you have many issues and let them know they are slum lords they staff gets even more rude and your issues go ignores sooo damn petty! I was supposed to get a free parking spot it took 8 months and me constantly calling to get. The roaches are taking me away, I am going to have to throw out furniture so this place is actually costing me furniture. I've never lived with roaches, man o man is this SHIP ( should end in T) gross. I don't cook at home, I have a new bill eating out every damn day. We called the city and when we said there is a roach infestation she asked my city then said "you must live at the Wilder!" They will call the complex for you but they won't really do anything unless the roaches are so bad when anybody walks in your unit they can see several crawling right away. who in the world is going to allow them to get that bad? However in the course of a full day I will see about 6-10. They are everywhere, in the closets, in the dressers just places you couldn't imagine. I never read the reviews but 6 out of ten reviews are people complaining about roaches!!!! They are pissed when you call them about the roaches like they expect you to shut up and pay the $1300 for rent. I will be back for part two!!! read more

It's human nature to leave a bumpy review when we feel mistreated. There is nothing wrong with that because I sometimes do the same. My experience with the Wilder is different. So, I happily give them five stars because I'm in an enjoyable apartment at an affordable price. Most importantly, the maintenance crews are helpful; they helped me many times, and they also take covid-19 precautionary measures when they work in my apt. Part two from Moira F. My rent jumped $300 in two years!! ouch!! The fake water bill went up to about $75-80 every month, They forced me to drop my fast net service and use theirs ( we have no choice you had to move if you didn't accept, remember I couldn't move) $65 no included in the rent. The crap hardly ever works properly! There are some other nickel and dime charges hat bring it to $300 extra. beware! The common areas OMFG!!!! they allow dogs ( I don't have any) They take all this fake pet rent and $300 deposits and don't use any of it to clean up after the dogs! They have never mopped the common areas, shampooed the carpets cleaned the glass windows in the building since I've lived here. They do vacuum only once every 6 weeks. I said hay nobody comes but once the month the staff corrected me and said its once every 6 weeks!! They proudly walk you through this gross disgusting hall ways to show apts like this is normal! I asked when viewing the apt when they were going to clean the halls the chick got mad at me for asking and said she simply doesn't know! She said the new company hasn't told them anything yet. Well, it is 2 years later and nothing has ever been cleaned! One elderly lady kept mopping the first level herself but she moved and told everybody she is poor but she isn't going to live like this!! I took pictures of 8 buildings I will post some of them. weeds in the grass everywhere they only cut the grass no real lawn care and we are charged royally for that crap. Dog crap is everywhere! none of this nasty people clean their dogs sometimes the hall ways are so foul you will vomit from the dog stench!! There are two units in my building that should be evicted for the smell alone. In my two years like 5 families have lived under me, these poeple have to be breaking lease because it is that bad, all are not getting 3 or 6 month leases. I have lived at the Wilder for going on 3 years now. I have lived in the same building for all three years. The first two years, I lived in an upstairs unit, and the day, THE DAY, I moved in my air conditioner went out. My daughter couldn't stay with me and had to stay with my dad for a WEEK before they fixed it, and even though they promised that they would bring a portable unit over that night, it didn't show up until the next NIGHT. I moved into this apartment in August of 2016. It was incredibly hot and they didn't replace the actual air conditioning unit until the following week after I moved in. My apartment was infested with cockroaches as well, a community wide problem I've come to learn. The unit I currently live in, which is in the same building but is a ground floor unit, is also infested with cockroaches. I did not experience a whole lot of major issues in our upper floor apartment. Management was generally fairly rude every time I spoke with them, and more than once I had to call twice or three times just to make a maintenance request. My new unit, which is a non-updated unit, which apparently means they didn't have to clean it either before we moved in, has had issues since day one. First, my lease expired on 8/15 and I was told our new unit would be available 8/1. My fiance had already given notice to his landlord and was to be OUT of his apartment by 8/1. They then pushed our move in date back not just once, but 3 times. We finally moved in, at the end of August, after paying out of pocket for storage and deposits due to the time it took them to "fix the unit". When we finally moved in, guess what, OUR AC WAS OUT AND NOT WORKING! wow! TWO apartments in the same building and both times, the AC went out. This was the first of 3 times our AC would go out in the first MONTH we lived in this unit. We have had closet doors fall off onto our 4 year old due to the tracks not being secure, and when maintenance comes to "fix the issue" they left notes stating the "closet was too full of our crap to fix". No joke. The maintenance manager is a complete jerk and is incredibly disrespectful. With the exception of one gentleman on the maintenance staff, they are completely useless. When we moved into this unit, it was noted by the leasing agent who did walk through with me, that neither toilet in this apartment flushed correctly and one didn't work at all. Since that, one toilet has been replaced, but it is a different size and is so unsteady it literally has fallen over when we've stood up from using it. Our hallway bathroom toilet has flooded our apartment twice now, and they brought in industrial fans, kept them on for days, and about 1.5-2 months after the initial flood, they replaced just the padding to the carpet. Our carpet is molded and they refuse to replace it. We have black mold growing on the ceiling in one of our rooms, and when notified of this, a maintenance man came out, spray painted over it, and left. When this was mentioned to staff, it was promised that someone would contact me about this and I have yet to hear from anyone. This was October of 2018. Its almost May of 2019. There are SO many other issues, I cannot even begin to explain. I have been ignored, harassed, made to feel completely stupid, and was actually hung up on by the Maintenance Manager at one point. DO NOT LIVE HERE. YOU WILL HATE IT. They do not follow through on their word, their apartments are NOT updated, they may have pretty appliances in SOME units, but they are not worth the amount of money we pay for this unit. I could spend the same amount of money and live somewhere FAR better and in a much better neighborhood. I can't stress this enough, DO NOT WASTE YOUR TIME OR MONEY. read more
