Buying a home can suck. Big time. You're spending an enormous pile of cash, coupled with getting yourself into some serious debt. It's a big deal, and a massive decision. You need someone on your side who can guide you through the process. Someone who not only knows their stuff, but also - and this is the important bit - is on your side. Wifey and I made the decision to leave San Rafael after the birth of our daughter. We wanted something a bit bigger than what we had, and in an area that was a bit more down to earth than the Marin life. We hit on Petaluma, and started looking for a local agent. After settling on one another agent recommended, we started the search. It did not go well. They were unresponsive and curt, and seemingly wanted nothing to do with us until our house in San Rafael was sold and we had - to quote them - "cash in hand." Luckily, friends of ours had just purchased a home in Petaluma, and suggested we talk to their agents. Step forward Naomi and Katherine. As soon as we met with them, we knew we were in good hands - I can honestly say they were with us every step of the way. From patiently guiding us through a myriad of open houses, to fielding questions and emails almost instantly. After much searching, we found an amazing house, and put an offer in. Only to be knocked back. Okay, that happens. But as it turns out, the sellers of this place were nutso. They were asking over $100k more than comps in their neighbourhood, and were refusing to budge. But it was the house we wanted, and we upped our offer. Knocked back again. At this point, my wife and I had a decision to make - raise the offer a third time, or walk away. We thought long and hard, and decided to raise the offer, even though we knew we were getting into "stretching thin and seriously overpaying territory." This is where having agents who have your back come into play. Because Naomi and Katherine responded to us wanting to raise our offer above and beyond what was fair by telling us just that - that if pushed they would submit our offer, but said that as our agents and as our friends (that bit was awesome to hear!) our offer was too high and that we should walk away from the house and look elsewhere. Realtors work on commission. The more you spend, the more they earn. Yet here were agents who were advising us NOT to spend more money, and to look elsewhere. I can safely say that not too many folks would have had the integrity to do just that. We took their advice and walked. And were glad we did because just a week later we had an offer accepted on another home, which was a FAR better fit for us and our daughter. The upshot to all this? These guys are agents who are friendly, open, honest, and professional. They act with complete integrity, and always have their clients' interests at heart. It's not easy buying a home in the Bay Area. For starters, you usually have to sell your home first, so you can be pre-approved, cash in hand, to buy in a nice and therefore competitive area. This is what we experienced as our renovated condo with two parking spaces sat on the "hot Mission SF market" almost 60 days (ahem, former Realtor!). Five months in Air BnBs, the worst of which was the last, in Berkeley of all places. We were beyond ready to settle down when we found our dream location, in record time, I'd say: one day's touring. It is a super interesting architectural home with most all the things we wanted and needed. And in Marin! We thought we'd have to settle for Oakland, so this was beyond our wildest dreams. We made an offer the next day, not much under asking. During inspections, we discovered it needed a LOT of updates, as almost everything, kitchen, windows, furnace, you name it were end of life. To make things more complicated, the seller was in a nursing home and had four children, some overseas which had to approve all aspects of the sale. As we were signing up for a year or two of renovations, which would put us at the top of our budget, we were compelled to counter offer based on inspections and all the work needing to be done. Naomi and Katherine were really on their game, respectfully conveying our message, engaging the seller's agent and ultimately getting us a very fair deal, with favorable closing terms on account of the house, though beautifully designed, had been neglected for years in the sun, rain and wind, and far from a turn-key property. (Fortunately, my wife and I enjoy designing and contracting our own custom home improvements.) Naomi and Katherine also stood by our side and understood our frustration when our overly fast-talking loan officer nearly blew some of our loan terms and succeeded in delaying our closing by a week. In short, they had our backs at all times, and understood all aspects of the market, financing, our neighborhood and Marin County in general. This is what you want when you buy or sell a home.
