My closer sent me a canned intro email and I never heard from him again. He did not answer his phone directly once. I figured out how to reach him by calling Smoky Hill (they answer the phone) and getting the scoop. They taught me to call the front desk and then request your closer, don't let them transfer you to voice mail! He will never answer and it eventually just hangs up on you. When i figured out how uncommunicative they were, I asked the other broker why he chose them and he said that all title companies are basically the same and that they offered him some marketing material. That explains a lot. What good is marketing material if they screw up your closing? I don't think he realizes how close my Buyer was from telling the seller and title company to get bent. Anyway, they didn't do anything with the file for 3 weeks, or if they did they were ineffective, so I spent the last week putting out fires that could have been taken care of had they not sat on their hands. A lot of title companies roll with this reactive approach, so sadly, they are not the worst I've dealt with, it's nothing new... however, if I'm picking the title company, I go with the proactive ones.

Shockcor was already found liable for retaliation against me after failing to repair my unit's warranty of habitability violations. When I reported these issues, he responded by trying to evict me. He lost that case (Denver County Case 24C71263), and there is a judgment on the public record awarding me $25,000 in damages against him. Instead of accepting the decision, he appealed--and while that was ongoing, filed another eviction case for the same property and time period, which was ultimately found to not entitle him to collect money damages. Now, even after the court process is over, he is attempting to send me to collections for a debt from the very period already covered (and denied) by the court. I have documented all of this, and it is all part of the public record. Do not rent from this property owner--my experience has shown that he is willing to ignore Denver tenant protections and continue collection attempts after losing in court."
