We bought our house in July 2025, and since then we've had multiple issues including toilet problems, siding problems, trim problems, and electrical problems. We've contacted them several times, and every time we're told they're 'reaching out' to have someone come look at the issues. However, whenever we call back, there's no record of the previous work order being put in, and no one ever shows up. DO NOT DO BUSINESS WITH TIMBERLINE CULLMAN!!!! My daughter and her boyfriend were going to buy one of their cheap trailers until they showed me the financial papers. I went with them on several visits and had to deal with unknowledgeable sales staff ( the manager agreed our sales person was new and didn't know much.). They tried to set them up with a loan with nearly 12% interest. I went in and asked a few questions and shockingly their interest rate dropped to 8.99% which is still insane because they have good credit. They kept $400.00 that the sales person told us would be refunded if we didn't close the deal. I went to talk to the manager who looks like a fake biker. He immediately stood up from his chair on the porch when I pulled up and was defensive from the start. I asked my questions and he wanted to know why I had to get involved. I got involved because I'm not going to let my daughter be taken advantage of if I can help it. They were all very cold when they found out they were not buying the trailer at this time. Expected. The manager threatened me with violence if I didn't leave his property. I did threaten him back and we went back and fourth for a few minutes. One of the other employees came out and took him by the arm and dragged him back inside. I told him I will be back with a neon green sign and sit/stand as long as I can and tell everyone what crooks they are. He threatened to sue me for slander. It's only slander if it's a lie. I don't plan to lie and if he can prove I lied, game on. They lost customers for life. They will never get a recommendation from me. They also pay for good reviews. Pay meaning they give you something free, in this case it was skirting which every other dealer we went to included it in the price. They also tried to charge $1800.00 for site prep. Site is prepped. They tried to tell us it's a state law(it's not). The manager went on to make fun of my trade in and said I had no business getting involved. He's just mad that I called him on his BS. All who reads this be warned. You can ultimately make your own decisions but if I were you I wouldn't decide in favor of Timberline Homes in Cullman Alabama. I would give zero stars if I could. My father spoke to the general manager on a Wednesday afternoon. They agreed to a price after my dad told him the home wasn't worth the amount being asked (it was a 1987 model "gut job" to be used for the shell). He told the GM he would return the next day with the money. When my dad walked in with a check for the amount in full, he was told a salesperson had accepted a deposit on it Wednesday morning. My father asked why no one bothered to mention this information the prior afternoon. Of course, no one had a good answer. But the salesperson did have the audacity to ask if he could call my dad if something else came in. He replied, "No, I don't want to hear from any of you. As a matter of fact, I'm going out to my truck where I will rip up this check in my hand. You can have your deposit." So, if you're looking for an ethical company with integrity, you probably want to steer away from these guys. read more

do not buy a home from these people. feel free to contact me and come by my property where they have a house that I refuse to pay for. the home was supposed to be delivered and put on a concrete foundation this was required by the county and the manufacturer I was told by John Mills. This was supposed to be done before the house was set up which it was not the home was put on on abs fiberglass pads which by the way failed the inspection after 2 months of arguing with the loan company aswell as John Griffin there is no change the home still will not pass the inspection because of the footings I have left numerous amounts of calls to timberline homes as well as 21st mortgage. The mortgage company tells me that the dealer is in breach of contract so they are required to pay back the loan and that if its not paid by the dealer it will still go against my credit which makes absolutely no kind of since to me but if I make the payment to keep it from going on my credit as a late or repossession then I agree to terms and conditions which I do not. so now I have a home located at 293 s river cir Hogansville ga 30230 that is available for you to come look at the horrible job these guys do when they install your home and what to expect when you buy from timberline. read more
