My husband was diagnosed with cancer last year, and the necessary surgery and recovery caused him to be laid off from his job. We were forced to sell our existing house and to downsize. Titan Factory Direct seemed like a Godsend when we first started the for a manufactured home in a new small community, but then followed a series of delays: the place was not ready when they said it would be, and constant miscommunication and mixed messages on what to expect, when to expect it and what was really going on. This caused a delay of well over a month in itself - and much of that time we were forced to live in a hotel, since our previous house was already sold, and our new place was not ready. Our realtor became concerned regarding the delays, and partially funded our hotel bill out of his pocket. I would also cite a lack of communication with the lender, more delays in completing the new place, skirting not done on the outside of the trailer still, not leveled to where all doors closed properly. Worst of all, when the trailer was moved out here, there was a water leak due to when it was placed! The water is still off, so we have no running water, which is a health hazard. That has been the situation for 2 weeks now. Compounding the difficulty, is that when we call the local company our call usually goes directly to voicemail, which isn't answered. It feels to us as if we're being ignored by local Titan management. We still don't know when we'll have running water again, or when the other problems will be addressed satisfactorily. If you have the option to choose Titan Factory Direct, and work through the San Antonio office at 1950 SW Loop 410, San Antonio, TX 78227, I hope that you have a much better experience and better outcome that what ours has been. read more

The WORST place to buy a home, bar none. You'd be better off placing yourself in a canoe without a paddle, with a rabid meerkat in your lap while barreling toward a thousand foot waterfall while trying to pull the meerkat's teeth with a pair of rusted closed pliers than to ever deal with this company, or anyone they contract with. Having built and lived in custom homes, This was to be a "downsize & simplify life" move for me. Purchased a home CASH at closing first week of March 2024. After EIGHT MONTHS, their purported "Red Carpet Setup" never occurred. The flooring for half of the double wide, paid for in full at March 6th closing was not delivered or installed until 3rd week of September 2024. The air conditioner-SAME! Meanwhile after being contacted for months, Katie Zaragosa, the General Manager, scheduled the final finish person to show up FIRST. Before the flooring or air conditioner were even on site, much less installed. The finish person was quite verbal about how out-of-order his appearance was & that TITAN knows he was to be the last person there, not first. He said he could not perform his job until the air conditioner & flooring were installed and that he would have to return to install baseboards & complete his job. Meanwhile, Tashina (Sheena) of Titan Clearance Center, after several attempts to get anyone from Titan to come complete setup work, texted September 17th that she did not need the buyer to tell her what her job was or the order in which it should be performed, asked the buyer for a detailed list of ( wait for it)... What needed to be done to complete the "Red Carpet Setup". A detailed list was sent, including the fact that the "finish guy" who was supposed to be last was scheduled first & openly stated he was unable to complete his job because Titan had failed to complete work that was to be done before he should have been scheduled, including floor installation, air conditioner installation, baseboards installation for HALF of the home! Meanwhile, the delivery team had failed to seal the roof where they had punctured it with their 2x4 braces covering the thick mil transport plastic. During the EIGHT MONTHS of waiting for setup to be finished, it rained. The rain penetrated the roof, the roof insulation, the ceiling Sheetrock, the walls, the door frames, moldings, electrical wall sockets causing A LOT of damage in the entire master end of the home. STILL, after EIGHT MONTHS of waiting, they have now refused to complete the setup, and are ignoring the setup damage caused by the transport team who acknowledged the damage and their fault in it and came twice to plug the holes in the outer roof, surveyed the interior damage and made a list of what they needed to "timely" replace and repair. Titan Clearance Center and their Contractors caused the damage in transport/ Setup. Now Titan is ignoring it all. Broken blinds throughout, missing blinds, no baseboards in half the home, incomplete flooring, damaged marriage line covers, damaged insulation, damaged drywall, damaged door frames, damaged moldings, damaged paint, damaged flooring, missing moldings, missing baseboard, short circuited lights, doors misaligned that won't open or close properly - including ALL exterior doors, screws protruding through ceiling, countertops that don't even meet on inside corners, sharp long injury causing staples protruding from cabinetry throughout, missing countertop finishes, water heater connections at top of water heater left so loose that when water was introduced to the water heater, it leaked out the top of the water heater, flooding the laundry, hall, closets damaging floor deck, exterior laundry door so misaligned that rain came under the door enough to damage the bottom 3 inches of the door frame, no flooring under the heat producing oven so no barrier between hot appliance & waferboard floor deck. No flooring under the water bearing refrigerator, so no protection between a water bearing appliance & the waferboard floor deck, missing caulking around tub and huge master shower and windows. Truly abysmally BAD CONDITION. Thank goodness I have had every interaction recorded, from my first phone call to Katie Zaragosa about this home, through closing, right thru today, including the finish guy's conversations on-site, and the transport team's conversations directly with me, including with CHAMPION Homes (owner of Titan Homes) employees. Having willfully, knowingly, and intentionally ignoring their contractual duties, they have fully breached contract so now, I am not bound by their "arbitration clause". It's massive lawsuit time. If you don't have the time and money to pursue this route, Then you should not grace Titan Factory Sales or Titan Clearance Center or Champion Homes in San Antonio with your presence. Their commitment to misinformation, incompetence, gaslighting, bait & switch tactics, lack of an ounce of integrity, and abject failure to fulfill their fiduciary duties is impressive. read more

Everything went great until we actually got in the home. Lots if issues with how the house was put together. Having issues with one of the bedrooms electrical. Lots of areas having sidings falling off very cheap walls that you can't hang anything on. And just last night the main water pipe broke. Way too many issues in my opinion for a new house we.have only had for a year and half. And now since the one year warranty is over all of these issues are ours to deal with when it was poor manufacturing in the first place. I would not recommend getting one of their houses wish I had known better. read more

I gave him a set number and constantly made sly remarks on if that was attainable.. I had a down payment ready and would have put it down if I would have had a decent salesman/ good customer service. He made us feel comfortable and was very interested in what I wanted in a home. I told him what kind of features I look for in a home. Buyer Beware - We found a nice modular to put on our lot in the hill country. We put down $2500 deposit. Lance was great at assisting us with our shopping experience. Without going into too much detail, we balked at the 10% closing costs for the loan. There were a handful of errors in the paperwork. I had a few discussions with Titan (Lance the salesman, Thomas the finance guy, and Pete the manager). All of the conversations were cordial. In the end it was decided this was not what we wanted, so we decided to back out of the deal (2 business days after we made the deposit). It was agreed we would get our $2,500 deposit back, but it would take 5 business days. It has now been 10 days and a few phone calls later....everyone passes the buck to Patti (have never met or spoken with her). Needless to say, we have not gotten our deposit back. While our experience with Lance has been good, being taken for $2,500 not so much. We were initially told the refund would be processed the following Monday. After not receiving the refund, I called a couple of days after and was told refunds were processed on Tuesdays. I waited a full week after, and I called again. This time I was told the refunds are processed on Thursdays. This leads me to wonder how many refunds must be processed in a week? Are there this many people requesting refunds that Patti forgets to process some of them? Or perhaps this is just the line getting fed to customers to avoid paying them altogether? read more

My house has been sitting on the lot for 4 months and all I get from Titan are excuses about when they are going to finish out the inside. I've been going on for months to repair the damage caused during delivery. More excuses. She tells me someone is going to contact me to schedule repairs and no one contacts me. Now she won't answer calls, won't return messages left for her, nor does she respond to texts. When confronted by the district manager (at my prodding) she will send a text with more promises. This has been an unpleasant and expensive experience. Once they have their commission and their kickbacks they move on to the next prospect and forget about you. Zach and Peter answered so many questions for us and displayed patience as we went back and forth between ideas and possibilities, their professionalism was unmatched. I went to titan and found a home for my daughter who has cancer. The understanding wa I needed tge house installed by 9/1. I called dealer a week later so I could show here tge house. The dealer told me there was a delay and would not be ready until late August. I told him that was unacceptable. He said there was nothing he could do. While this was going on I had a contractor getting my property ready. I canceled the deal with titan who w I ll refund my money in 3 weeks. They also contacted my contractor, said they were my wife and canceled the work. This was very petty. If you use titan beware. They only want your money. Be careful. read more

Nice home once delivered and cleaned by us! One of the selling points is a white glove final clean by a seperate crew. We walked in for the first time and it looked like a bomb had gone off. I called them twice 20 minutes before they were supposed to close and got no answer so I put my information on there website so they can contact me. Jaime called me and I couldn't talk so my husband reached out and she was adamant we would go in to look at mobile homes. My husband and I have been in the market for a home for a long time and know better than to go in and look without an approval. All we wanted was to get an application to see if we would be approved or not. Jaime told my husband that we couldn't be helped unless we went to their office. We decided to not go with them after that. My husband received a call from from the manager a male, and told him we were not in the market for a mobile home anymore, I then received a call right after that from the same male and said he was playing "phone tag" with my husband to schedule an appt to go in and I was like mmm we don't want to do that, we just wanted an application. He wanted our whole story but at that point they already gave a bad taste in our mouth we didn't want to work with them anymore and after I told him that he just said okay sounds good and ended the call without even saying bye :) bad business I do not recommend!! read more

I wasn't sure what to expect when looking at manufactured homes so I was really surprised to see how modern and nice they look. Sales guy named Ozzy Sotelo was helpful in providing information and showing us our options, he also explained the purchase process and set the expectations. We have nothing but positive things to say about Titan. The manager Phillip and his whole team are knowledgeable, helpful, and great to work with. Titan helped us find the land we wanted to purchase, helped us secure financing and walked us through every step. They listened attentively to our wants and needs to help find us the modular home that would work best for our family. They were able to show us floor plans and models on their property and nailed exactly what we were looking for. They were also able to add a few modifications to the home we wanted such as French doors and built in bookcases. Phillip is available to email, call, or text with any concerns or questions and is prompt in his replies. Phillip has been in contact with us constantly to make sure the contractors (Alamo) have been calling us to get the foundation laid, electrical run etc. We are currently on schedule for our target move in for the end of June. We can not say enough positive things about Phillip and his Team at Titan. I would and will recommend them to my friends and family who are considering purchasing a new home. I've been in San Antonio for 3 years. One year ago we decided to buy land. We don't have the deepest pockets, but having land and a home on it has always been one of our dreams. I'm in the military and my husband and I wanted a VA loan right from the beginning. I had also researched the possibility of getting a VA loan that covered land, construction, and home. The results of said research were to the tune of "good luck..." and "It's possible but not very probable..." or "better be making plenty of money...". We researched and visited other traditional builders and manufactured-housing outlets and received the message that they simply didn't wanted to be bothered.
