We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

( fire department had no record) We moved from across the country on June 4th . The gas leak was ongoing. The contractor hired by the owner was incompetent and replaced the gas line with too small of a line per spire. And I'm the one who contacted spire every time . We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

I expressed this to Jim and informed him of my criteria and within a week he showed me a home that I fell in love with. It had the right amount right with it, and the right amount wrong with it to make it the perfect fixer-upper. It was exactly what I was looking for. In a year or so, we plan to finally sell our first home and start the search for the home where we will raise our family. The folks at STL Real Estate will definitely be getting that call. They marketed this as a brand-new, updated home, but it is actually a cheap flip job with outdated everything. They slapped an awful, disgusting paint job over structural issues, installed terrible flooring and cheap carpet, and left popcorn ceilings galore. Under the surface, the place is falling apart: there are active leaks in the basement, the bathroom fans don't even work, there is terrible foundation work, and the A/C unit FROM 1993! Despite paying a premium for a supposedly 'updated' house, you are forced to shoulder 100% of the expensive maintenance burdens of a homeowner without getting any of the actual benefits or equity of owning the property. You have to pay out of pocket for these costly repairs while the actual homeowner hides completely behind Three Doors and Complete Property Management to avoid any accountability. To make matters worse, their home warranty company is a complete joke. They use endless loopholes, pre-existing condition clauses, and deliberate delays to deny legitimate claims, leaving you entirely stranded when those ancient systems inevitably break down. Whenever a crisis hits, the owner stays invisible, the warranty company offers zero protection, and the management group just points to the fine print. It is a predatory setup where you take all the financial risk for a lemon of a house while they hide in the shadows and cash your checks.

When I made the decision to move back to STL from suburban life in IL, I knew I wanted to use Garcia Properties as my agent. I support several of their restaurants along Kingshighway and like how they truly believe in the city. The day I stopped in to start the process, I met with a young lady (forget her name) and she asked a variety of questions. She then matched me up with, Stefan Kelly. When we met, I told Stefan I wasn't under any time frame. My goal was to really find the perfect match. We worked as a team, I searched Zillow and followed other listings as well. I started out wanting a bungalow or some type of small house. Then I started looking at condos, as a possibility. Once I did that, I knew I was on the right track. Once I found the one that meet all my needs, Stefan and the Garcia team made it a reality. So, if you're looking for your first, or a new dream home, I highly recommend Garcia Properties.
