    Sloppy accounting and servicing practices and borderline scammers…read more Our home loan was originated through Homepoint, after which they resold it to one of their own subsidiaries. Presumably it's to restructure the debt and move it to different balance sheets. During the process they also pressed us to either do escrow or purchase our insurance through them, both of which we declined. Months later, after they resold the loan (internally, I will add) the loan account number changed, which resulted in a comedy of errors by Homepoint. They somehow lost track of our insurance and decided to start charging us escrow at a rate many times higher than our insurance payment. We got our insurance to send them a letter, which Homepoint tell us over the phone last January is received. However, they mysteriously can't provide written proof they have made necessary corrections. 2 months later the escrow hogwash is still posting and not showing a reversal, even though our account shows no escrow balance. They also keep saying they will apply the overcharge (their error) to the principal, which we don't want. We want our money back that was taken from us due to Homepoint's own sloppy errors and stupidity (or fraud? hard to tell at this point). Today I saw an article about their parent company having a class action brought against them for allegedly inflating numbers inappropriately before their IPO. This does not inspire confidence. We may have to involve lawyers if they continue with their sloppy service and shady billing practices.

My bank sends checks automatically to arrive on the 3rd of each month. Homepoint does not post the payment until around the 13th or 14th of the month. This month - Nov 2022 - they charged me a late fee even though the check arrived in their lockbox on the 3rd of the month. I'm working with their customer service and will see how well they resolve this issue. Unfortunately, we consumers do not have the option of changing mortgage servicing companies.

Like a fool, I paid the "bait & switch" ransom, since I had just driven four hours to see the SUV - and I liked it. I found out when I got home their shop misdiagnosed the coolant leak. A hose should have been replaced. It cost me $850 to resolve the constant drip, drip, drip in my driveway. When I called the salesman, he was impotent from being able to help me. Then later I found out the tires were already a couple of years old when I bought the vehicle. So I'm glad the lying, unethical bastards up there in Flower Mound are out of business. Buried in their seller notes fine print it says, "Disclaimer: Sale price does not include sales tax, title, license & dealer service fee." I expected that would include 6.25% sales tax and a few hundred dollars for tax, title, license, and we thought we could manage anything else that came up. ***The reality: they list prices below what they're capable of selling it for. They literally refused to sell me the car for the price they listed unless I paid an additional 3k in sellers fees that most people must not question on the contract. After haggling back and forth with old school car dealer tactics like having me sign my name on my counter offer and being put on ice while they "check with the manager" for 20 minutes at a time, they finally agreed to sell me the car for what they advertised - then, after running my credit and putting me through the entire application process - they slid me a contract that included a $3,500 warranty that I had not asked for. After I declined the warranty, they refused to sell me the car for the agreed upon price again. Went back and forth further, between the sales guy, the finance guy, and the manager, for a better warranty program and they came back with a cheaper warranty - that somehow had an even higher final price! I was told that the disclaimer of the dealer service fees that includes their auction costs, detailing the vehicle, updates, etc, is communicated up front and that can range as high as $8,900!! and they just can't sell it to me for what I was asking for (again - their listed price). I'm giving two stars because they had a wide range of inventory, of which I test drove four vehicles (without an escort due to covid), and until the negotiations they were nothing but accommodating. Even then, they were respectful and nice enough, I just felt played for an idiot. Still, one of the cars was listed with an accident on the carfax and the other was being sold as-is with a giant crack in the panoramic sunroof, so you'd be wise to question the integrity of their inventory a bit too.
