I looked at a lot of average realtors, bad realtors, part timers (I would not use a part time realtor) and the top producers. We were after the top producers in our areas to market and sell our home. We boiled the list down to the top 4 and my wife and I interviewed them all. We selected Alan Hoffman and his team. Alan was by far the best prepared. His presentation, comparable, marketing data & analysis and knowledge of the market were the most detailed and accurate with regards to the property I wanted to sell. When he left I had a thorough understanding of the market value of my home, and a pretty good start at a marketing plan and time frame to sell my home. We have also been in constant contact with our agent. Long story short yesterday we agreed to make a full price offer on a property listed by Shirley Larkins. Our relator got back to us a little later and said the seller had received multiple full price offers and asked if we would be willing to amend our offer, we agreed and amended our offer above asking price. Our realtor once again reached out and said the seller would be accepting offers until 5pm on 3/30 for anyone to make their best and final offer and they would be making a decision by 10am on 3/31. We had not decided on a new offer yet as we were told we had basically a day to think about it. With all of that said this morning we were informed that the owners had accepted another offer, so we are SOL. This is bad business on Shirley's behalf and flirts with breach of contract seen all of the above is in writing.

She lied on at 6 different crucial inquiries about a property I am interested in buying, she made false statements of "pending offers" as well as the property going into "contract" on Sunday, but "falling out of escrow" by the next morning, a Monday. These hacks are bad for the real estate industry and dangerous to buyers. They do not care about their buyers, they only want the commission. Unethical and completely lacking integrity on all levels.

Anyway, after all said and done they assisted us as a 'buyers agent' in purchasing a townhome. Great we thought! So, they made 36k off sale of our house and received a nice buyers fee from purchase of 2nd home. Since the closing ( ~3 months) we've received mailings to please 'refer these realtors' but we have not received any thank you card or gift or any kind. We actually purchased from seller a plantar box as Debbie (realtor) bought it out from under us and I was able to purchase it from her when she realized I had first right of refusal. Long story short, she ended up buying it from me, but shorted me some money! I would also state to STAY away from her handymen they recommend as Elmer the painter left us with quite a mess we had to clean up b4 we could close! Nothing like additional last minute work when you're stressed! Unfortunately we liked these 2 'angels' but after all said and done, we would've used other agents. Things could've have been better if: They listened when we said things in new house were not working b4 closing and questioned inspector, Not insisting we spend $ on things to repair ( again their handymen they recommend) only to find out these were a waste of $ and time Playing both sides; not working for us 100% Overall, not bad realtors, just not wiling to give 100% to the seller who they're representing and earning monies from. Since we were relocating from the bay area, we also had our dogs with us a couple of times we were in the area - and Ardea didn't even blink an eye at us brining them along to look at houses, letting the ride in the back seat of her car. She never pressured us to make an offer, and really wanted to make sure we found something that worked for us.
