As a seller, we experienced significant issues when the buyers were unexpectedly denied their loan DAYS before closing. The denial was allegedly based on income verification--a critical issue that should have been addressed weeks earlier in the process. Instead, this lender failed to identify and resolve these problems UNTIL the final hour, causing immense stress and MAJOR disruption. Such a lack of foresight and thoroughness reflects POORLY on their professionalism and operational efficiency. The last-minute denial not only caused unnecessary complications for all parties involved, but one can imagine how this type of situation has impacted someone's life! This kind of abhorrent service is UNACCEPTABLE and should be avoided by anyone looking to close a deal professionally, smoothly and reliably. DO NOT leave your home purchase at the hands of Embrace. You are taking a HUGE risk in doing so. They will NOT embrace you, but yet make excuses and provide pat answers. And to think this was a pre-approval too is even MORE concerning. To my surprise, I woke up one morning to an email from him with a pre approval letter! My excitement was beginning to return ! I found a home . Only it was more then what I originally asked for . The home was in a really good neighborhood and had 3 bids already. I needed a larger approval amount . I emailed Ken ON A SUNDAY asking if I could increase my loan amount so I could put in my bid ... The website is abysmal and the app is only for potential customers, not for current mortgage holders. Biggest mistake of our lives.
