ACC (All Credit Considered) Mortgage establishes an opportunity for non-qualified individuals to…read moreobtain mortgages at plausible rates, with the lowest down payment of 15% when compared to other banks. These non-qualified individuals range from foreign nationals to DACA recipients such as myself, and even immigrants who pay taxes and utilize an ITIN. Upon reaching out to this company, I was immediately connected with Senior Loan Officer Hubert Rivera, who was very insightful and responsive throughout this entire process. In this current market (2021), obtaining a home at asking price was often very difficult. Mr. Rivera expeditiously sent over pre-qualifications and run downs of mortgage costs for all of the properties we came across and made offers for, despite facing constant rejections. Upon being accepted as a backup offer after losing hope in purchasing a property, Mr. Rivera immediately begun his paperwork and sent over all of the documents needed for signing. There were times where Mr. Rivera was unavailable and unable to return messages, which was understandable due to the high volume of paperwork he was processing. He did go above and beyond his duties as a loan officer by breaking down the process of purchasing a home and drafting up a list of all the items I would need to present in order to obtain clearance from the underwriter. Throughout this entire process, my mortgage became very close to falling through on numerous occasions. I was often scared by the many reviews left by individuals who have conducted business with this bank stating poor experiences and major problems. Despite this, I took a leap of hope and placed my full trust into Mr. Rivera and his loan processor, Rosalia Gramegna. These two individuals possessed the foresight to see potential problems with my loan application and were able to rapidly develop solutions to overcome them. Ms. Gramegna was very responsive as well and returned my emails as instantly as she received them, answering all of my questions with detailed information and a hint of warm and kindness. Despite my closing date being pushed back on numerous occasions due to minor faults in our paperwork and some delays from the other party, the team at ACC mortgage was able to move my loan for closing as soon as they obtained the clearance necessary to do so. They were able to make my dream of purchasing a home for my family come true; I will forever be in their debt for their tremendous efforts. HOWEVER, It is very important to note that in order to make this possible, you have to be willing to commit to the process and be extremely responsive to their requests. You must be diligent in returning their emails and providing them with an abundance of information necessary to clear your loan. THERE IS NEVER TOO MUCH INFORMATION TO PROVIDE TO AN UNDERWRITER. The documents to be presented to this bank must be neat, organized, detailed and accurate. The role of the consumer in this mortgage process is just as important of that of the bank; YOU HAVE TO BE WILLING TO GO THE EXTRA MILE TO OBTAIN THIS LOAN. REMEMBER, THIS BANK CATERS TO NON-QUALIFIED INDIVIDUALS, THERE WILL BE EXTRA STEPS TO TAKE IN ORDER TO RECEIVE THIS MORTAGE. In the end, ACC Mortgage is making a major difference in the non-qualified/immigrant community as they are allowing those who work hard and save up to obtain the home of their dreams.
