Although the people working at Torchlight have been mostly nice and helpful, staying at this place was a nightmare. - When I moved into the place was disgusting. No one had cleaned the living area in years. The oven was damaged. The cabinets were damaged. The couch was torn to shreds. My room had stains everywhere and a damaged carpet. - Facilities weren't maintained. The pool turned green one time because it hadn't been cleaned in so long. Only one treadmill worked the time I was there. Half of the year the gate was either broken or just open for anybody. - When I moved out they tried to pin the damage to the living area on me which I clearly marked in the form checking in. After disputing that and paying whatever was left, I get a text 2 months later accusing me I never paid it and I was going to be sent to collections unless I did. Again I had to dispute it. Like I said before, the staff here was usually very nice and helpful but it doesn't make up for the conditions and the administrative problems I experienced. You can find a much better place for cheaper I promise you. I don't know how but this place continues to be a headache for me even after I moved out over 2 months ago. read more

Bed bugs and leaks all throughout , front office will tell you someone is on the way to help and no one ever shows up. Do not come here! I genuinely wish I could give negative stars, the front desk is terrible at communicating and the property manager is the laziest person I've ever met. It's been two weeks of asking for the WiFi password and still have not gotten it to this day and all they say is the property manager is working on it and always say she is busy when I saw her at chipotle when she was supposedly doing our WiFi and getting our bed bugs taken care of. My daughter just moved in and when she went to go check the ac due to it shutting off, she discovered the whole ac filter packed with mold. Her health, as well as her roommates health is placed at risk and they must go stay at a hotel to avoid breathing in the spores. I cannot in good conscience recommend this apartment community based on our recent experience. We were not permitted to see the actual unit before signing the lease because it was still occupied. Instead, my daughter was shown a beautifully maintained model apartment that bore no resemblance to the unit we ultimately received. When we arrived on move-in day, we were stunned by the condition of the apartment. The carpet was heavily stained, the floors were so worn that sections of the subfloor were exposed, and the entire unit was clearly unprepared for new residents. To make matters worse, the roommate assignment completely disregarded the preferences we submitted. My daughter and her friend, both STEM majors, specifically requested studious roommates who did not party or drink. Instead, we walked into an apartment that had clearly hosted a recent party--complete with visible bottles of alcohol. My daughter suffers from allergies and migraines. The smell of weed permeated the apartment upon inspection of the apartment. As it is a trigger for her, we had to quickly leave the premises. Because I live over 800 miles away and had to return to my home state, I had no choice but to immediately secure another place for my daughter to live. The unit was simply unacceptable and uninhabitable. Despite the fact that she never moved in or stayed there a single night, we are still being charged rent and utilities for this apartment. We have paid a reletting fee but it remains empty three months later. This experience has been incredibly disappointing, unprofessional, and distressing. I strongly urge prospective residents to demand to see the exact unit they will be leasing and to thoroughly inspect it before signing any agreement. read more

As a student living in this apartment complex, my daughter experienced firsthand the management's lack of integrity in dealing with residents. They prioritize profit over the well-being of their tenants. Through three supposed management changes in one lease year, the lack of accountability and integrity was simply criminal. I would not recommend this apartment complex to anyone looking for a safe, peaceful living space. The management does not maintain the building, address residents' concerns, or honor their responsibilities. The most egregious and unsafe of all of our concerns is a recent issue with their electronic locks that did not allow a large portion of their tenants their ability to leave their homes and lock doors. Our family had to drive hours to move our daughter into a safer place. Management should have acknowledged the weeks-long issue despite numerous phone calls and visits to their office. Also, management has been known to enter residents' apartments without proper notice or consent. This is a clear violation of privacy and has caused many students to feel uncomfortable in their own homes. I advise any parents or students considering living here to look elsewhere. read more

As someone who currently lives here, I could not recommend this place less. In the less than a year we have been here, I have seen management change over and over. Just recently, on 4/15, we received correspondence that management was changing and was implementing new, awful, changes to the complex and said the changes were in effect 4/1 (two weeks before we got the email??) Absolute mess of a complex. When I moved in my apartment was trashed, there was rotting food in the fridge and living room, and when I went to the front desk to complain, they said it was not their responsibility to clean the apartment. So, I had to spend $700 on a last minute hotel and the time I was supposed to spend moving in I spent cleaning the disgusting apartment. Since then, I have dealt with countless issues with this complex. For example, they gave me a roommate who on her application stated she could not live with dogs and was deathly afraid of them, and moved her into an apartment where a dog had been on the lease since move-in. Absolutely no respect or care for the tenants at all, it's like they don't even try with the roommate matching. They take forever to get to work orders (I've had a broken microwave for three weeks) and I have had to place countless of them. There were two weeks where I had a leak and my ceiling was caving in. Circling back to the "changes" the complex was "excited to tell us about," the complex no longer offers lockout services, and not only that, but they will no longer tell us when we receive packages. The package system here is already messy and unorganized, so I am scared to order stuff here. Any decent apartment complex would tell their tenants if they had a package, and it just shows their lack of respect and how awful this complex is. I moved in here and have been sick ever since I moved in nonstop upper respiratory issues I went to the hospital and they said it looks like I might be affected by some black mold that I found I have asked for them to fix this and have not yet been taken care of. This is ridiculous, you can't see the place until you move in and by the time you move in you might be surprised this place is not what I would consider a nice place because all the counters have burns on them I found black mold in three different areas the worst was inside the air conditioning unit was full of black mold or I should say is full of black mold. Torchlight Townhomes has been my home for the last 3 years and will continue to be for the next year. The front office staff and maintenance are super helpful and have always shown that they care about the property and its residents. The 2x2.5s are some of the best in Tallahassee and the rates are hard to beat. read more

Recently my roommate had a flat tire (do to the cold weather) and was out of town and he was not able to fill it with air. 3 days into his vacation torchlight decides to tow his car because of his flat tire. They claim it was the security company's decision and it states in our lease that your car has to be in "good working order" well torchlight towing college kids cars isn't going to get more people to lease. Also theres been a car in a visitors spot for over 6months that's absolutely destroyed (3 flat tires, rusty, broken windows, basically a totaled vehicle) and they have yet to tow that read more

Update: we have been here since AUGUST and it is now MARCH. They have NOT fixed any problems. In fact, everything has gotten WORSE. We have had TWO unusable showers in a 4 b 4 b home. No one can use them because the pipes are still busted, and have been since the day we moved in. At this point, we are highly concerned for our safety and they clearly are not. I am outraged and so beyond frustrated. I've sent emails, contacted multiple managers, spoken to maintenance over 10 times. I am so upset that these are my living conditions for the most ridiculous price! We pay too much to be treated like this! Absolutely disturbing. Also, we did not receive the benefits that they promised such as the pool (it's been green for months), a front gate (they put it down for one month and never bothered to do it again after that month), and WORKING house keys! My brother has gone without a key the ENTIRE time we have been here. Recently, mine has stopped working as well. They gave us new ones and they still don't work! Torchlight is a nice community, they're staff are nice and they do everything they can to help. The managers are patient and lenient. The pricing is very good for a 2 story apartment. Reasonable option for student housing. The property is a solid B with room for updating. The 36 page lease is complex and confusing. Since Torchlight is part of a multi-billion dollar conglomerate, Campus Advantage, out of TX it's they are very corporate oriented, not Real Estate oriented. As a real estate broker since 2005, and a landlord since 2002 I've never seen anything close to the complexity of this lease. We're only 3 months into a 12 month commitment, but have had challenges with confusion over the word "Cap" regarding utility expenses. Apparently "Cap" does not mean the most you would pay, but rather the least you will pay? The local Torchlight team worked hard to help us navigate these challenges and I'm hopeful that the remaining 9 months of this agreement will be better. read more

Paid for early move in (August 16th) and still have not been able to move in. First living situation granted was disgusting. Current tenant was living in pure filth. I expressed my concerns to the director and was given another unit that cleaners just "cleaned". Went to view the unit and it was disgusting as well. There were hairs on the toilets, bugs squashed in the refrigerator, grease all over kitchen appliances, soap scum and build up throughout all the sinks and shower, food particles in the microwave, undissolved dish washer pods, etc. I went back to the office to ask for someone to clean the unit with pictures so a list could be made because I was not interested in cleaning someone else's filth and was told the cleaner would be there in 15 minutes. An hour and half passed before they showed up to clean and only one spoke English but they wanted me to sit there, supervise and make sure they cleaned what was presented on the list. It took me having to get my mentor involved before anything worth noting was done. Cleaners went home and were supposed to come back today (17th) to finish the cleaning but they did not return to the facility until I reached out and asked them if they finished after noticing nothing changed. Here we are at the end of the work day and I still have not had a chance to move in. I'm already over it, I haven't even began moving my things in yet and no one cares or has tried to make accommodations for me. SEND HELP IMMEDIATELY. read more

My son signed a lease in January and in 1" letters at the top of the application wrote "ALLERGIC TO CATS", his roommate has had illegal cats in the unit since January causing my son to have allergic reactions daily for months(rashes, swollen eyes, etc). He has been crashing at friends' places for months to avoid them. The office refuses to move him into a new unit unless he pays $250.00 fee. He even renewed for next year and has to stay in the same unit. Office staff say the cats are illegal and should be gone in a few days but the cat hair is in the apartment, the carpet, the washer, the cats go in his room anytime he leaves the door open. Because no one claims the cats or the damaged they have done we are getting hit with a illegal animal fee. read more

After moving in to my apartment the Water heater broke and flooded my entire apartment and moved me into a different one. However by the end of the year they made me pay for all the crappy old furniture that was in my "new" apartment already. I have lived at Torchlight for almost a year now and I really love it! The staff is super friendly, maintenance is fast and the amenities are great. I will probably end up renewing because I can't see myself anywhere else. They do have some WiFi issues but nothing is fixed in a day! There is mold EVERYWHERE. Appliances are old and it takes about 4 cycles to dry a load of laundry. Not sure why torchlight feels the need to up there rent because there is nothing being done to improve the complex. There have been homeless people literally IN the dumpster and when you call the office to report about it they will hang up on you, just like Jasmin did to me. There are NO security guards like they offer, NO security cameras, and you cannot trust a single soul who works there. Things have gone missing in units and people under Jessica have been responsible for it and she's been well aware of it and didn't do a damn thing about it. If I could give this place 0 stars I would. Living here was great until Torchlight took over. All they do is overcharge you to pay for their stupid giveaways every month. I am being charged for them losing my items after moving out. Im being charged for things i was told i did not need to fix. But because it wasnt in writing, too bad for me. Being shady isn't good for business. Uclub was always good to me and I loved living there so much that I renewed for 3 years. Torchlight is a joke and gets away with fraud because they think thy can take advantage of 18-22 year old kids. The office closes at 6 but will not pick up a call at 5:30. They are VERY RUDE!! Will not allow you to speak and cut you off. They text you and say you have a package when you show up it is never there. One of the employees told me the package was not at the office even though FedEx said it was delivered at the office. Come to find out the package WAS at the office the whole time and the employee did not look for it. The A/C unit has not worked properly since I moved in I put in MUTIPLE request to get it fixed. The A/C would work and break a day later. They did not want to replace the A/C unit saying they have a fix for it. The property manager "Jessica" was emailed about this issue and till this day she has yet to email back or call. They finally installed a new A/C unit but I have already moved and will not be living here. The office NEVER notified me that I will be getting a new roommate half way through the year. I woke up one morning and saw her moving her belongings and that is when she told me that she was moving in. She was also shocked because she thought the office had told me about her moving in. The office also puts notes on your door stating they will charge you for a dog fee even though you do not own a dog "stating they saw evidence that there was an animal living in the apartment". When asked for this evidence they cannot provide any. They used to have Xfinity but they switched to Airwaves Network now known as Single Digits Networks. Each apartment does not have their own modem. The Wi-Fi is not secured and there is no passcode or password on the Wi-Fi so anyone can connect to the Wi-Fi, which makes the Wi-Fi SLOW. When the internet goes out it takes FOREVER for them to resolve the issue and they never know WHEN the issue will be resolved. The internet has stopped working on Monday, the office NEVER notified residence that the internet and cable stopped working. I was told on TUESDAY that they were working on it to get it fixed. On WEDENSDAY the front office said they had someone on site trying to fix the issue even though I was told on Tuesday they were working on fixing the issue. On THURSDAY when I called they said they had someone on site fixing the issue. When on WEDENSDAY they said they had someone on site trying to resolve the issue. Come to find out there was NEVER someone on site fixing the issue. On FRIDAY I was told by employees at the front office that the internet would be working on Friday. The internet was not resolved on FRIDAY. The person FINALLY came on SATURDAY to resolve the issue. They LIED when all they had to say was NO ONE was on site trying to resolve the issue and they would be there on FRIDAY to resolve the issue. Every time I called for a status update about the internet NO ONE KNEW when the issue would be resolved. The gym is the only thing that has been updated. That is because the treadmill did not work for 2 YEARS and they finally decided to upgrade the gym equipment's. The walls are thin so you can hear EVERYTHING your roommates and neighbor are doing. The apartments and appliances are outdated really bad. You have to run the dryer MUTIPLE times to dry 1 load of clothes. The microwave takes FOREVER to heat up food. I had the city come and inspect my apartment and he even stated that the washer and dryers needed to be updated. He also found out we were being charged more than any other apartment when it came to utilities. You will ALWAYS go over your cap!! They removed the security guard and added a gate system. There is always an issue with the system to the point that they just leave the gate up. One night my roommate and I left the gym and were FOLLOWED on the property by a man asking for food. Dog owners NEVER PICK UP their dogs' poop and it smells awful when you open your windows. Make sure you check your account because they charge you without notifying the residents. The only positive thing about this place it the maintenance worker Dee, he responds to work orders quick and always resolves the issue. Brian and Michael never know what is going on. Torchlight Townhomes was voted "best student living in tallahassee" yet, it's not only for students, making it false advertisement. I lived there for two years, and have never had a good experience with the staff in the office, they were never cooperative even when they switched management. The units are outdated, for what they are charging you for monthly. Not to mention I was always hit with utility overages and trash charges when I took out my trash by my damn self. I just turned in my keys, because I'm leaving tallahassee and transferring from FSU and they charged me $50 for not turning in my parking decal which I didn't have because I had to get my front windshield replaced. I am not resigning for next year, nor am I ever going back there so what is the point of a $50 charge for not having the parking decal. In the two years I lived there, I never made a late monthly payment, and yet they are not cooperative at all when I was moving out. If you are a parent, and are looking for a place for your kids to live while going to school in tallahassee, DO NOT, I repeat, DO NOT even consider this place unless you want to be disappointed and pissed off all the time. The living environment was so hostile and unhealthy that I was diagnosed depressed when I was living there for those two years. I had a roommate that was selfish and inconsiderate which made it even worse. I should have never moved into the 4/4s in the first place. My first year I was in the 2/2s and it wasn't horrible but it still had its up and downs, because you are placed in an area that is ungated, unsecured and and away from the main property. I saw a lot of break ins there and altercations within my time there. Just don't live here. They'll find some way to screw you over for your money. When I first moved in, I had to switch apartments because the first was in such bad condition (Caving ceiling, dirty). We moved into another under the conditions that the carpet would be changed within the first week or so. So far, we have waited 5 months and still no carpet change. We were even given a date and time for carpets to change and moved everything out of our rooms only for no one to show up after we waited for hours. When we had bug issues the bug people came while we weren't home, and when we called to ask what was done no one could tell us (the bug people didn't even know what our issue was, yet closed our request for help since they showed up and casually sprayed around the house). Residents are given no prior warning or call to when anyone will show up to your house. AC has been broken for 3 days so far. It is extremely difficult to talk to management as the students working in the office are usually the only ones available to chat. read more

DO NOT LIVE HERE! The commons was way better than living here and that says a lot! Everything in the unit was broken, the place was dirty, and not move in ready. Our fridge was broken and maintenance didn't want too fix it. One of the burners on the stove wasn't working and my roommates and U had to submit millions of maintenance request just to get it fix (didn't even fix it). The ended up having to give us a new stove because the oven wasn't even working. Our ice maker didn't work. The carpet looked l like someone rub dirty all over it (including the stairs). Later to find out maintained made half the mess with their dirty shoes on the stairs. The dryer barely dries the clothes (and yes we remove the lent) my roommates fan and light fixture was broken. Her shower didn't work and her faucet in her bathroom was broke, it fell and cut her foot in the shower. Thats not it so but I'm going to tell you a little about the others roommates room. Her bathroom looked like a tornado passed through it and her room smelt like wet dog (literally as if someone rubs a wet dog in the carpet everyday). My room... The doors isn't fixed right, the lock was hard to open and close, the shelves in my closet were broken, the bathroom was molded, the toilet was broken, the list literally goes on. Our lock for the front door kept breaking, instead of using the medal key like everyone else had, we have to us a regular door lock. The gates for the community were always broken until the last few month of living there. On top of that the gate fall in my car and messed up the roof of my car and they didn't was to pay for the damages.... I haven't even said half the things that this complex put my roommate and I through but this is already enough to know that you shouldn't even waste your money or time here. don't have a horrible living experience like I did, DO NOT SIGN A LEASE HERE.
