    Paint scuff from trashcan

Save your money and live somewhere else. I lived at Redpoint West Tenn for 2 years. For that entire time, I was on the 'list' to receive a new couch because mine was absolutely torn to shreds when I moved in. Even after multiple follow-ups and pushing the leasing office to find a solution, I got nothing. Every time I inquired I was told that there was a shipment coming in a few weeks and that I was on the list. Finally, the leasing office told me that only new residents (meaning people who were about to move in) get new couches and I was stuck with mine until I moved out. So for 2 years I had a trashed couch and I paid the same rent as everyone else. Obviously they charged the previous tenant of my apartment for damage to the couch. However, the same couch was in my apartment for 2 years and was never repaired/replaced. So where did the money go? Why wasn't it used to repair/replace the couch before I moved in? I moved out at the beginning of May 2024. A few weeks later I get multiple charges posted on my account. 3 of them are charges for damage. There isn't any specific info on my account about what the damage charges are for. So I emailed the office to figure out exactly what I was being charged for. Below is the result of my detective work to figure out what goes with what based on the very general information I got back from the office about the charges. It turns out I'm being charged $50 for the first picture. $50 for a guy to come in and slap some paint over this 2inx18in area. I'm also being charged $35 for the second picture. I was told there was paint discoloration in the bedroom. It looks like it was probably caused by metal bedframe. Interesting, I had the Redpoint Maintenance guys (who are truly awesome) take out the metal bedframe because I had my own wooden bedframe. Finally, I am being charged $150 for the third picture. It looks like a cat or something chewed on the windowsill. I told the leasing office that it was damaged like that when we moved in. Notice how there's no exposed wood? So someone painted over it? So it couldn't have been me because there's no maintenance order in my account for any paint in the entire 2 years that I lived there! Again, Redpoint probably charged the person who lived there before me $150 to fix it. Yet they didn't fix it, they painted over it, kept the money, and left it as a problem for me. When I explained this to the Assistant Manager, he told me that the windowsill damage was not in my 'move inspection' and therefore the charges will remain on my account. Basically, once you get charges like these posted there's nothing you can do about them. My point is: you'll get great service from the Maintenance team. You'll get good every day service from the Office with your packages and those types of things. You'll get no service when you have any sort of issue with Redpoint itself (for instance, needing a new couch). And then after 2 years of diligently paying rent, you'll get overcharged for simple repairs and even charged for things you clearly didn't do. It's even more expensive now than it was when I lived there. Save your money and go somewhere else. Redpoint is under Scion Communities. I had way fewer issues when I lived at a place under American Campus.

As promised from my first review! This is the security Woodlands provides, I blurred out this individual's face for obvious reasons. But the main take away is that because of security who doesn't even go outside to check the premises, people like me and other residents get out valuables stolen !

My son LOVES living here. It's been so nice, great location. Spacious common areas (living room and kitchen) and the balcony provides a great space to relax outside. Love the pool area, so many places to sit by the big pool with an island in the middle. The clubhouse common areas include a gym with huge windows overlooking the pool area, meeting spaces and computer stations too. It's a great place.

We had a tour scheduled and confirmed via both phone and email for Saturday, April 5th. We made a 7-hour drive north specifically for this appointment, only to arrive and find the leasing office empty. After such a long drive, we were understandably frustrated and exhausted. Unsure if the office was closed or if staff were simply unavailable, we waited for over an hour and a half while trying to find a way to contact someone--especially given the time, tolls, and high gas costs involved in making this trip. Eventually, we were able to reach Destiny. She sincerely apologized for the mix-up and, despite the situation, immediately took ownership and assured us she would do everything possible to make it right. True to her word, she quickly coordinated with Mark. Mark stepped in without hesitation. Even though he was off that day, he arrived within minutes and greeted us with a positive, friendly, and professional attitude. He was incredibly understanding of our situation and took his time giving us a full tour of the building, amenities, and apartment. He answered all of our questions thoroughly and never made us feel rushed. What truly stood out was not just that Mark showed up--but how he showed up. Despite the inconvenience, he maintained a warm and welcoming demeanor the entire time. He even went out of his way to greet and assist other prospective tenants who arrived during our visit, offering tours with the same level of enthusiasm and professionalism. Mark and Destiny turned what could have been a very disappointing and costly day--14 hours of driving, early morning travel, and significant expenses--into a successful and positive experience. Their commitment to making things right speaks volumes about their character and dedication. If this is how issues are handled at this community, it gives me great confidence moving forward. I would be happy to rent here for my two daughters knowing that this level of care and accountability exists. I cannot say enough about how wonderful and amazing Destiny and Mark were. They both deserve significant recognition for their efforts and for setting such a high standard of customer service. I am still waiting to hear back from management, but I sincerely hope their actions do not go unnoticed.

There is one elevator in the entire building and it is ALWAYS broken. It shakes and it always smells like fish. One time after Halloween there was throw up in the corner for a whole weekend. In one of the staircases by my apartment, there is throw up on the top stair and it has been there for 2 weeks now uncleaned, and will probably still be there for another month. Moving on, the office people SUCK and do not do their job that they are literally getting paid to do. They have attitude when you ask questions and are lazy to put in your packages, so most of the time you won't get them until 3 days after it gets delivered. And if you go to the office to pick them up the office people are rude and don't help you WHATSOEVER. The gates to the parking lot suck and are always breaking. One time I couldn't leave the parking lot because neither one of the gates would open and it took them a couple hours to fix them so you couldn't go anywhere until they got them open. What really SUCKS about this place are the TV's. They're a weird brand I've never even heard of and they DON'T work. We requested a new TV for our apartment in AUGUST and it is MAY now and we still haven't gotten one. We bought a Roku for our TV, however it lags and the sound is never synced up to the picture so we constantly have to go out of the movie we're watching to re-sync the sound and picture. The only good thing about this place are the maintenance men. They are very fast and do a great job and are some of the nicest people ever. Our apartment always needs maintenance, so the maintenance men know us by now and say hi to us if they see us. Overall, do NOT live here. The amenities are incredibly mid for how much you pay to live here and most of the time something is always broken and an inconvenience. For 2 months only one of the treadmills in the gym worked out of 5. Save your money and live somewhere else.

To start, they redid the floors over winter break (keep in mind not all students go home... some of us have to work) and one day I was running late for work and I walk out my door and there's wet cement covering the floors. I was trapped in my apartment, so that wasn't fun. They are currently re doing the parking lot. I pay $50 a month for a parking spot, that is safe and patrolled, and for almost 2 months now I have yet to be able to park in my spot. Someone is always in it due to construction. And when I called the towing company they said they aren't towing now. Also, last week there were 4 car break ins, in the lot that's supposed to be locked and patrolled. I understand Tallahassee can be sketchy, but really? You can just stick your hand through the fence to unlock the gate. There was also apparently a homeless man who got in and was sleeping on the couch in the hallway. Another concern I had was they forced everyone to use simple bills to pay utilities and electric. I pay the city directly, and when I didn't switch our electric was shut down, even though I paid that month. I have heard terrible things about simple bills, but was forced to switch, which doesn't seem ethical. When I called the office to express my concern, specifically over parking, the girl told me we were "breaking up" and hung up on me. So I went in person, and she was just not with it. I spoke to another manager who was very belittling and condescending, and told me "we're in Tallahassee break ins happen everywhere" to me, they are taking advantage of the fact that mostly students live here. The only redeeming part of this apartment is the maintenance staff, who are fabulous. They are very nice and take care of everything right away. Chase, the property manager, is also great with addressing previous concerns, such as when they redid the floors this summer the construction people left a mess in our apartment, we reached out to chase and he was able to get people to clean it up, which we appreciated. It's just sad because there really are great amenities (except they took away the cups by the coffee machine) and the rooms are spacious, but if I was going to be here for another year I would not resign.

When we arrived on move-in day, we were stunned by the condition of the apartment. The carpet was heavily stained, the floors were so worn that sections of the subfloor were exposed, and the entire unit was clearly unprepared for new residents. To make matters worse, the roommate assignment completely disregarded the preferences we submitted. My daughter and her friend, both STEM majors, specifically requested studious roommates who did not party or drink. Instead, we walked into an apartment that had clearly hosted a recent party--complete with visible bottles of alcohol. My daughter suffers from allergies and migraines. The smell of weed permeated the apartment upon inspection of the apartment. As it is a trigger for her, we had to quickly leave the premises. Because I live over 800 miles away and had to return to my home state, I had no choice but to immediately secure another place for my daughter to live. The unit was simply unacceptable and uninhabitable. Despite the fact that she never moved in or stayed there a single night, we are still being charged rent and utilities for this apartment. We have paid a reletting fee but it remains empty three months later. This experience has been incredibly disappointing, unprofessional, and distressing. I would not recommend this apartment complex to anyone looking for a safe, peaceful living space. The management does not maintain the building, address residents' concerns, or honor their responsibilities. The most egregious and unsafe of all of our concerns is a recent issue with their electronic locks that did not allow a large portion of their tenants their ability to leave their homes and lock doors. Our family had to drive hours to move our daughter into a safer place. Management should have acknowledged the weeks-long issue despite numerous phone calls and visits to their office. On our second year, it got too expensive and we moved somewhere better for cheaper (Myers Park duplexes on Jennings St.). This was back when there was management on site in the office and the manager had a big drug problem, so he would try to get the rent from us in cash. I did not trust him. Whatever you do, only pay with a check and keep a carbon copy or make a Xerox copy for yourself. Because they tried to say that we did not pay the pet deposit of $400.00 one time, and I had to bring the carbon copy of the check to them to prove I paid for it. This also happened a couple times with the rent, where they said that we did not pay it and wanted to charge us late fees.
