Starting with the good: tha location is good enough for someone without a car, the publix is a 5 minute walk and Aldi is a 10 minute walk. The FSU bus stop is also a 7 minute walk. There is a Walgreens, nearby, the gym on redpoint is good, the swimming pool is nice. I did not have issues with pests other than in the beggining of the summer during a couple of days termites would invade the house but they left some days later. It is mostly silent. Since they are townhouses you do not struggle as much with being crowded with other apartments. The West Tennessee St. can be loud sometimes specially if your room faces that side but nothing insane unless you are an increbly light sleeper. The maintenance team is awesome, they will fix anything no problem ever. On the bad: Why is the garbage disposal so far away? there is one (1) garbage disposal in the whole community and I had to carry my trash bags all the way over there each time. If you move here you will see people with cars put the bags on top of their cars but I had to do it by hand. The people at the office are absolutely incompetent, they are children who dont know what they are doing. They love charging you stuff on your lease that you cant get rid off and they will do nothing to help you, they charge you for not having renters insurance, I sent them my insurance but they outsource the checking, to some other company who responded that my insurance did not comply with their requirements, I told them it did, but neither this third party nor red point helped. I tried a second time hoping this time they will notice my insurance complied but the same thing happened, again they did nothing. So I was stuck paying their fee for "not having insurance" and the insurance. I never felt unsafe, but in the year I lived there, there were at least 3 car break-ins. Now this is not unique to redpoint, I think you will struggle to find any place in tallahassee with open parking that does not have break-ins. I did not have to worry since I do not have a car but it is something to consider, this is not a gated community. Finally, the house was fine, they do not keep them in perfect condition but they are ok. like the tables are scratched. and there are paint drops around from their many paint jobs they give after every moveout but for a college house it is pretty nice. read more

My son checked out in May and I just received a $50 charge for items left in common area. Keep in mind there are 3 people. So $150 for, get this: 2 candles, a coaster set, dish soap, paper towel roll and an Adirondack chair. This apartment complex Nickle and dines you for everything. To add to it, when he moved in, there was actually dried dog crap on his carpet that they did not ensure was cleaned up previously. Building 10 is full of roaches, I lived there for 2 years multiple times we were told pest control would come and we were in there log and they never came. The. Current property manager Tabatha and Matthew knew about this situation for about 18 months and did little to nothing to help. Brought pest control over maybe 3 times. Multiple times they would tell me a date usually Monday and then not show up until Friday or not even at all. I renewed and transferred here and they told me I had until a certain day to move out. then tried to change that date without saying anything and harrassed me with texts until I returned the key. read more

This place says monthly pest control but meant to say no pest control. It is crawling with cockroaches yuck! They also say roommate matching but they just stick people in whatever room. When my son moved in, they had a homeless man sleeping on his couch. They told him it was his responsibility to get him out until I called and told them I had an attorney to help me. The homeless man was out immediately. Now that we are moving to another place he went to the pool and the security guard would not let him in because he could not get into his portal. Also called law enforcement on him. They did nothing to him. Good thing! Next day his truck got towed and that cost me an additional 125.00 cash to get it back. If I could give a negative, I absolutely would! I am the co-guarantor for my daughter who is a full time student and has just taken the oath to be in the military. Her lease renewal has come up and I went ahead and signed as she was being told that she would not be able to stay in her current apartment. The discount offered was $20.00, yet her roommate received a discount on her renewal of $120.00, we found this out after the signing. I have been trying to speak with management for over 3 weeks now, phone call after phone call, and I get is an automated text basically stating that they cannot void the agreement, when YES - they can. As owners of the agreement, they can null/void this agreement and create a new one, but they do not want to do that because it would require a better discount on the renewal offer, when we initially signed the lease agreement (freshman year) she had 3 agreements that were voided due to their own error, so why not offer this now, especially to students that are financially responsible, have paid each month including utilities without issue. This is the worse company as they are all students even working there and nothing is done, not even for service members! Very disappointing! read more

Save your money and live somewhere else. I lived at Redpoint West Tenn for 2 years. For that entire time, I was on the 'list' to receive a new couch because mine was absolutely torn to shreds when I moved in. Even after multiple follow-ups and pushing the leasing office to find a solution, I got nothing. Every time I inquired I was told that there was a shipment coming in a few weeks and that I was on the list. Finally, the leasing office told me that only new residents (meaning people who were about to move in) get new couches and I was stuck with mine until I moved out. So for 2 years I had a trashed couch and I paid the same rent as everyone else. Obviously they charged the previous tenant of my apartment for damage to the couch. However, the same couch was in my apartment for 2 years and was never repaired/replaced. So where did the money go? Why wasn't it used to repair/replace the couch before I moved in? I moved out at the beginning of May 2024. A few weeks later I get multiple charges posted on my account. 3 of them are charges for damage. There isn't any specific info on my account about what the damage charges are for. So I emailed the office to figure out exactly what I was being charged for. Below is the result of my detective work to figure out what goes with what based on the very general information I got back from the office about the charges. It turns out I'm being charged $50 for the first picture. $50 for a guy to come in and slap some paint over this 2inx18in area. I'm also being charged $35 for the second picture. I was told there was paint discoloration in the bedroom. It looks like it was probably caused by metal bedframe. Interesting, I had the Redpoint Maintenance guys (who are truly awesome) take out the metal bedframe because I had my own wooden bedframe. Finally, I am being charged $150 for the third picture. It looks like a cat or something chewed on the windowsill. I told the leasing office that it was damaged like that when we moved in. Notice how there's no exposed wood? So someone painted over it? So it couldn't have been me because there's no maintenance order in my account for any paint in the entire 2 years that I lived there! Again, Redpoint probably charged the person who lived there before me $150 to fix it. Yet they didn't fix it, they painted over it, kept the money, and left it as a problem for me. When I explained this to the Assistant Manager, he told me that the windowsill damage was not in my 'move inspection' and therefore the charges will remain on my account. Basically, once you get charges like these posted there's nothing you can do about them. My point is: you'll get great service from the Maintenance team. You'll get good every day service from the Office with your packages and those types of things. You'll get no service when you have any sort of issue with Redpoint itself (for instance, needing a new couch). And then after 2 years of diligently paying rent, you'll get overcharged for simple repairs and even charged for things you clearly didn't do. It's even more expensive now than it was when I lived there. Save your money and go somewhere else. Redpoint is under Scion Communities. I had way fewer issues when I lived at a place under American Campus. read more

I thoroughly regret living here. I have lived here for 1 year, and I was charged $232 after I turned in my key for "damages" that are not specified. There was a $70 cleaning fee for the bathroom alone, and $137.50 for "wall damage" that they are claiming I repainted over. I have never bought paint in my life, never owned paint, and never used paint to paint over anything in this apartment. These were in the apartment when I moved in and they are accusing me of this. I also doubt it costs $70 to clean a bathroom, and I cleaned the bathroom before I moved out. During my time living here, they were constantly losing my packages and maintenance takes forever to come. I do not recommend anyone to live here. 1. Terrible management - they either don't train their employees or just not well enough. Tons of mixed and lack of communication. When the desk employees lack knowledge to assist they tell you that they'll have the prop manager work with you... and you'll never hear from the manager. Or when you call the manager is never available. 2. Property maintenance - as a pet friendly place you'd expect them to be concerned about broken glass covering sidewalks where dogs are walking. Had to call them 5 times over 3 weeks about broken glass and was given false promises. I eventually went and cleaned some it myself. Their method of "cleaning it up" is to sweep it into the grass or pine needles. Personally my apartment has had a huge split/ crack in the door frame (from someone trying to break in)that has been made aware since our move in day and the office is yet to do something about it. 3. Door locks - the locks can be finicky and can start to get issues for no reason or the door battery died. The problem is that woodlands will take a week to get someone out there to fix it. Half of the time they only temporarily fix the issue and it will be back to the same problem in a week. Don't get me wrong some of the maintenance crew does work very hard but they are given bad instructions; example- the office told maintenance to just change the batteries for the 3rd time in a week instead of just replacing the lock unit. 4. Poorly spent budget Considerable amounts of money go towards less important things such as occasional food to try and show off woodlands instead of solving more pressing matters like better quality air filters in apartments or repairing broken gym equipment. read more

I am so saddened to have to leave this review because I genuinely enjoyed renting at Redpoint at first. My roommate and I thought this place was perfect at first and out of nowhere everything changed overnight. I came back to a termite infestation inside my apartment on Sunday and have been back and forth with management for almost a week and this problem has yet to be solved. There's termites in my bathtub, in my bed, on my clothes and Redpoint continues to neglect their residents. They came and put foam in my bathtub hoping it would fix the problem but I still continue to see them. I understand that it's termite season but from what I know, other complexes in Tallahassee are not facing this issue because they have instilled proper precautions to ensure this wouldn't be an issue for their residents. I have been told multiple times this week by Redpoint leasing office that they are going to send someone for termites and they never do. I have been put on a termite list since Monday and was told again that someone would visit my apartment today and they never came. Unless you get your parents to call super angry and threaten them, they refuse to address the situation. They offered to move my roommate and I into separate buildings but this was not a good enough solution as the entire property is infested. To the point that the leasing office employees who live on the property are also having termites in their apartment. I can hear them crawling through the wall and have bites on my legs from sleeping in a bed with them. I haven't been able to shower until someone put the foam down my drain yesterday and these honestly aren't issues a resident should have to face and continue to pay rent for. Unless they tent the property or something, I don't see this situation improving and would strongly advise against moving here for that reason. When I moved in our living room window was broken, our couch was broken with one side on the floor and detached from the arm rest with NAILS sticking out. Sunflower seeds were all over our carpets, and our living room blinds covered in ketchup or some red substance. The locked closet that contains the AC appliances was covered with a THICK colored layer of dust. The place was a disaster. I have submitted nearly 8 maintenance reports and called the office at least two times per week asking to speak the manager Liz but she always happens to be busy and I am met with resistance when I ask why no one has fixed these issues with it being a month since I moved in and informed them of these issues. I was told 2 weeks ago I probably couldn't get a new couch because there aren't any extras, and the "manager" hung up on me. After demanding they replace it because it is unsafe and unusable, they came out to look at it 2 weeks and 5 phone calls later. They told me them I would be put on the list to get a new couch. Today maintenance looked me dead in my eyes and said they would attend to my emergency request to fix plumbing, they looked me dead in my eyes, watched as I hopped in my car, then proceeded to not do exactly that. So now I'm calling every half hour to make sure that this is done. And the after hours hotline lady would let the line ring for 2 minutes before hitting click and not even pick up the phone. She did this 8 times before she got the hint, that I wasn't going to stop. As I'm typing this it is 10 hrs into my maintenance request. I'm not stopping until it's done. In fact, I'm building momentum. My favorite woodlands maintenance story tho would have to be the time my plumbing and power was out during Hurricane Harambe. And they left two emergency numbers for residents to call should something happen in the three day aftermath of the hurricane, the three days they were not going to be there. Both the numbers were out of service. There was no way to fix the plumbing, which was notoriously horrible even before it completely died during the hurricane. I lived without plumbing for three days. Lmk Another favorite woodlands story of mine would be the time that the fire alarm wouldn't stop going off throughout all of building 9, all night and morning, every hour on the hour. I had a test the next day. It was a time. Another favorite woodlands story of mine would be the time that the WiFi was out for an ENTIRE week and they gave 0 fux or explanations. They just said that the WiFi was so bad it was gonna be replaced............really ... I had no idea, thank you for that. Bottom line: place is nice, it's got nice amenities, pool is sick, everyone parties, residents are nice.... but don't fucking live here lol. read more

This is arguably the most overpriced and least amount of value per dollar apartment complex I've ever seen. They don't include electricity, sewage, internet, or water in their rent. Their base rent is $735 and when you add on the other non inclusive items it totals close to $880-$920 per month! You are paying around $900 and you're not even waking distance to campus! The only decent amenity is the pool and beach volleyball court, everything else has terrible upkeep. Everything in the apartment is constantly broken or about to break, and maintenance took DAYS to fix our AC, and took more than 6-7 HOURS to fix my broken door lock. They take noise complaints as a joke even during finals week. There are no gates on the perimeter of Woodlands, meaning anybody can (and has) walked in to the site and nobody would know what they are doing because there are no cameras. My roommate's car got broken into multiple times and I've heard stories much worse than his because of the lack of security. I wish everybody could know even a fraction of what is actually going down when you sign a lease with this terrible apartment complex so that you could save money and they could, hopefully, go out of business permanently. Update: moved out after one awful year here and over summer they are charging me fees for damages that did not exist in my room. Also, they are charging me $60 for bathroom floor replacement even though my bathroom was left in perfect condition. They are also charging me $80 for carpet cleaning (most expensive carpet cleaning I've ever heard of) even though I also left the carpet intact as well! PLEASE DO NOT SIGN HERE!!! 2nd Update: they removed the $60 and $80 charges after I had called them and told them their mistake. They told me that since I signed a initial condition of room form on PAPER, they couldn't find it on their online DATABASE. Complex was slow to handle any non-maintenance issue, particularly disorderly tenants. To date this has not been handled. Mine and my roommates cars have been scratched up multiple times and there are no cameras around the complex. My car was actually hit while parked and left significant damage while in front of my apartment. The complex fails to control the influx of non-residents using any amenities on the complex including pool, gym and courts. The parking lots around the complex are poorly lit. Security is present but does little to nothing when needed. Security responds at the speed of a turtle stuck in cement that is dead. I would never recommend this place to anyone not even my worst enemy. I hope no one else is fooled into signing here. read more

This is her first time living on her own and thought it had something to do with her current lease considering the time frame that she received the email. I wish giving less than one star was possible. This place deserves to be entirely bulldozed to the ground. To start with, Woodlands has worse lighting than a dead flashlight. Oh, there are tons of light posts, but I can only assume that they contain pictures of lightbulbs instead of actual ones, because the whole property is pitch black at night. A bold move, considering it's located between the two busiest streets in all of central Tallahassee and is not gated. Theft is so common, that thieves are unafraid to steal right in front of you. In the same week, my friend's car was stolen and my other friend's purse was snatched right in front of us. Speaking of lightbulbs, Woodlands is so greedy that my roommates and I are being charged 45 DOLLARS for a lightbulb that had gone out. That's right. It's not shattered and broken, it simply went out, like lightbulbs do. Yet we are being charged a whole 45 dollars for it. That's even more than I'm being charged on damages for a small 1 inch spot on my wall where the drywall slightly peeled off after the botched removal of a wall hook. $40 for that one. Although if you check the lease that you sign in the beginning of the year, it provides a whole list of potential charges for damages, both the cost of repairing or replacing them. It swears that replacing the whole entertainment center in the living room would only be $35 dollars. Yet a small patch of drywall and a lightbulb at the end of its life is somehow collectively two times that much plus some change?? Our cable television was also on the fritz for the majority of the year, and we were still charged for cable despite never being able to use it. Our wifi sporadically stopped working several times while I lived there, my favorite one being for an entire week and a half during finals week, during which I was forced to use my hotspot the whole time. I found out later, through a friend, that we had apparently had access to a public wifi network provided by the wifi company for the whole period that the wifi had been under maintenance. But did Woodlands ever choose to send an e-mail out and tell us that? Of course not! In conclusion, never live here, ever. If the actual criminals prowling the area don't get around to robbing you blind, Woodlands certainly will. read more

I have been here for almost a year now. Maintenance is terrible! Most of the staff seems to be inexperienced. We were unable to lock our front door for FIVE days. This did not only happen once, but twice! Then they claim to be concerned for our safety and do these "nightly lock checks." Just an absolutely terrible experience overall. Also, AC & WiFi goes off & on all the time. Expect anything to be fixed within 4-5 business days. Be prepared that your preference of a townhome or flat style apartment doesn't matter at all to them. They put you wherever they want to. They also send you messages with empty threats. We live below people who never clean up after their dog and throw trash off the balcony constantly. It's absolutely disgusting and nothing has ever been done about it. They have threatened to fine these people but nothing happens, (once again) so this disgusting behavior is still being continued. This is extra concerning because we have a dog that could choke on these things thrown off the balcony. They just recently tried to get money from myself & my roommates by charging us for a coffee table. Luckily I was able to drop the charges by sending in pictures showing it was completely fine. If I could rate this apartment complex any lower I would. First of all, woodlands is run by a bunch of young and inexperienced kids who have no experience. They manage by "liking" or "not liking" a resident and completely unprofessional. Their monthly payment system is so antiquated, you have no flexibility in submitting your rent so don't go anywhere and stay right by your computer to submit or else you are charged with exorbitant fees. There is some serious safety concerns that are not addressed and simply ignored so that they go away. Any crime or issues most definitely not reported to keep their reputation. The complex is simply not safe and allowed to get worse. Sanitation is not something that management focuses on and you can drive into the complex at anyday and see trash bags thrown out in front of the apartments and the dumpster is frightful. The dumpster is constantly overflowing with so much trash just scattered around it. When we first moved in, we had mold growing in the bedroom and carpet was disgusting. I don't think they spent any time getting the apartment ready for new tenants. To try to get anyone in management to correct the situation was impossible. If woodlands could get a management team that was professional, they could really make a difference. The apartment has a great location and the potential to be one of Tallahassee's best for students but currently they get a big fat F. Dealing with the new management's lack of accountability has been a huge headache. (Crime, staff who don't know anything and will cost you money, BS fines, etc). Go elsewhere in Tally for overpriced student housing, anywhere but the Woodlands. read more

SO... This review has been about a year in the making. It's not that the Woodlands isn't aesthetically pleasing or the cool new apartment complex where most of your friends are probably staying. It's actually pretty dope as far as student living goes- until you factor in the price and the management. Yeah, the apartments are large and the furniture is utilitarian and stylish, but it's not worth it. The rent is ridiculously high for what you're receiving, the staff uses switch and bate tactics to get naive college students to sign leases they don't fully understand, there is hardly any insulation built into those apartments (I could literally hear my upstairs neighbors opening their dresser drawers, to say nothing of the raging parties that inevitably go down), and if something goes wrong, do NOT expect compensation. Due to some flooding upstairs that was completely unrelated to me, my closet flooded and the ceiling had to be replaced. The whole process, thanks to gross negligence on the part of management, took over two months total to complete and for part of that process I was unable to stay in my room because of mildew issues and the maintenance crew traipsing in and out of my bedroom. In terms of compensation, I was given four $25 gift cards and basically told that I was lucky to get even that. When it came time for move-out, I was saddled with as many ridiculous charges as they could come up with, despite having filled out the previous damage report upon move-in. The scratches along the baseboards of my bedroom which had been there since move-in were attributed to my cat, even though I had noted them before hand as damage done by the move-in crew and the sticky back door (also a problem from the beginning) was charged to us as well. I can't say that I was happy with my stay in general and while it's a pretty place to live, there are places in Tallahassee where you can get better bang for your buck. read more
