Our situation: My wife is a Doctor of Nursing and was being reassigned (during COVID) and we needed a fast sale and quick closing. Tim took the time to listen to and understand our wants and needs. Tim did not waste our time. He got right to work and in the first week had photography and aerial drone scheduled in two days. Tim conducted an open house weekend two days later. Needless to say, we had four offers at or above listing price by Sunday evening. Tim negotiated us a fantastic deal and then took over the entire process to closing. He took away the typical headaches that come with marketing a home. Tim put the process on cruise control. Simply Amazing. We closed in a lightning quick 16 days. Tim is a detail-oriented hands-on agent that provided a stress-free transaction from beginning to end. He communicated every aspect of the sale, answered all our questions and kept us informed every step of the way. It couldn't have been any easier. Here is what you're not getting with Tim. You're not getting a part-timer that has another job. You're not getting a start-up inexperienced real estate agent. You're not getting a realtor at the back end of their career. What you are getting is a highly experienced local area realtor in the prime of his profession that lives and breathes real estate. Not to mention that Tim is high-tech. With his skills of email, text, skype, facetime, and electronic document signings etc... we could have been in China and he would have effortlessly got us to the closing table. We are not ones who typically write reviews. But in this case we felt compelled to acknowledge the exceptionable competency and professionalism of the service Tim and the Lockhart Team provided us. There is no doubt we were in good hands from start to finish. If you're like us and just want results then Tim is for you. Don't waste your time shopping real estate agents in this area. Tim is a full-service real estate agent that knows this area and market better than most. If you need to interview a few real estate agents then do so, but do include Tim. Tim easily get 5 Stars from us and rate him best in this area. As a matter of fact, we rate the entire Lockhart Team the best we ever had. Give them a call. You won't be disappointed.

Peter showed us the townhome that came in the market 4 days ago and we made an offered on the next day. They were very dishonest people and seem like they worked for seller more than us, all we asked on negotiation parts, we have never got what we wanted and they sometimes didn't get back to us. They made us very stressful by giving us each of papers work to sign in the last minutes (sale contract, property disclosure document, HOA document) They sent us sell contract that we have to spent a day to make adjustment about 10 times because they are not listening to what we want. For Example: we want 10 days to decide if we need to back out, they put 4 days. Wrong closing date, we asked for $900 home warranty (that may covered 2-3years), they put $500. We asked 90days about flood zone, they left blank which we found out later that they left it blank in purpose because the home is in flood zone (seller agent posted is MLS that it isn't flood zone, but my husband checked on FEMA and it is flood zone) they forwarded email from seller agent saying they have certificate that it is not on flood zone. At that point we asked them to send it to us. We signed contract and they never sent it until a week and it is on flood zone, all of this time they kept it from us, all they said is that "it is flood zone, they would understand if we back out) We checked on FEMA again, it is on flood zone, but not in high rise, so we continue the buying process. They suppose to give us property disclosure doc and HOA to sign at the same time at signing contract, but they gave us property disclosure doc to sign 2 days before home inspection was scheduled and the doc stated that roof was leaking, washer was leak. We had to cancel home inspection until they can find out about the leak from the seller. Here come the closing date. They asked if we want them to come with us, we said we can go alone. We schedule for closing at 11am, 8am in the same morning, they sent us HOA doc to sign which they suppose to give us to sign the same day at signing sale contract weeks ago or it stated in doc that we at lease have 5 days to review before closing date. From 8-11 am they sent 3 signature request, 1 phone call to us. We didn't sign after all of experienced about them being dishonest and last minutes on everything and we mentioned that to them and they still did it again. We were at closing office, Chris (Peter's son) called the office and asked the officer to hand HOA doc for us to sign. They knew at that point, if we don't sign, it won't be complete. So In the middle of closing, Peter walked in and sit with us even we mentioned not to come in. He was being totally unprofessional and horrible attitude, disturbed us in the middle of conversation between us the officer by saying "we can back up" how is it related? We are at closing office and he told us to back up. Came in just because we was worry about his commission if didn't sign and had to act like that after all mistakes they have made? Worst experience!

Double hung windows, Huge fenced in back yard with paved patio and storage unit. Oversized garage and carport. Great first home or Investor rental property. Easy to show. First off that is find and dandy to post about a listing that is in great shape. This particular listing is incorrect in the posting as they left out active termite problems, structural damage, a big old renovation/flip project. I found this information out from hiring an inspector and wasting money and this listing comes back online with same information, goes to another interested consumer and they back out from having another inspection I bet. Do yourself a favor and do some good research on this place before agreeing to give them your personal information and finding something that just seems okay or just skates by. Make sure everything checks out because these guy's will pull a fast one over your head and dash off.

We ultimately decided that wasn't the house for us, but I think what we found that day was even better - we found the realtor for us. A few months later when we needed a realtor to see another house we immediately thought of Danielle.
