FROM A LOCAL RESIDENT DONT RENT THIS UNIT! 609S. Through Sandcastle Realty. Sunset Vistas themselves are very nice to work with. UPDATE: I initially contacted airbnb about all the issues. Every person I spoke with was understanding. I initially received a small credit back as a courtesy, but was referred to take up the issue with Host (Sandcastle Realty) I proceeded to do just that. I included 26 photos to back up everything that I have listed in this review. Sandcastle's reply back was not very courteous. They lied about everything. (They said they sent a cleaner who cleaned condo top to bottom after our arrival. This is a lie. They also said everything was repaired. No it was not. Maintenance attempted but was unable to do so. Another lie. I never asked for a full refund.  Just additional compensation for my time spent running back and forth to wash and dry clothes off-site, also having to cover furniture due to gross stains. Not being able to cook because of status of kitchen.  Just able to have snacks,  etc. Case went back to Airbnb and they were nice enough to provide an additional compensation as well as a future credit for another booking. I accepted that in exchange for not disputing charges with credit card. This unit was rented through Airbnb. They have been very nice to speak with about all the issues. The owner of this particular unit is Sandcastle Realty. They did not seem really interested in customer satisfaction. The employees that came out to try to help were all very nice. POSITIVES The location is beautiful. Many things to do in the area. Excellent restaurants to try and beach is stunning. John's pass is close and plenty to do there. Sunset Vistas themselves,  has two different pools and a hot-tub.   A Bar/Cafe on-site, workout room.  Beautiful grounds. An excellent place to stay, just be vigilant in looking at real time photos of the unit. Ask for some. I noticed high numbers of complaints of things being run down. I do not like writing bad reviews. That being said, the owners of this unit should have done something to oversee the status of the poor condition this unit was in. NEGATIVES This 609S unit is in great need of repair. THEY DO NO GIVE YOU THE TV PASSCODE, ONLY WI-FI WHICH DOES NOT WORK THE TVs.  Took 2 days to get that.   I had my grandkids over for this celebration.   From the many broken items (Dryer, doors, door knobs, vertical blinds, dresser drawer & knobs, freezer is freezing over, light under microwave does nit work, outlet on patio, disgusting stains on living room furniture, master room tub kept clogging up, dust everywhere. Master bed is extremely firm and uncomfortable.   The bedspread does not fit it and no skirt to protect you from scratching yourself on frane of bed. Look up at ceiling fans,  vents, door slats.  You are breathing this in.   Floors are not cleaned between each renter.  Carpets are not vacuumed and stained.  No vacuum to get the sand up from the beach,  there is only a broom. Code violation: smoke alarm in kitchen is not hooked up.  Maintenance person told me they keep putting one up but it beeps, so they took it down. He said there is one in the other rooms.   Excuse but you are supposed to have one in every room.  The first room you walk in is the kitchen,  if a fire broke out there with no alarm,  gives you less time with you being in the master bedroom.  I was there for my husband's 60th birthday. Spending my time on the phone or emailing or back in the room with maintenance who could not really do much. I was told unit is up for remodel during low season when rentals are low. RECOMMENDATIONS * Give both codes to the renter. Not just wi-fi for sunset vistas. They also need code for Sunset TV. You cannot use the TV or hook anything up to it without it. *FIX THE DRYER: I had to go offsite to wash & dry clothes. *Washer works, but usless without dryer. I had to go off-site to wash and dry clothes. *Either replace the sofa and loveseat (stains disgusting) or have them cleaned. We covered them to sit on them. They were horrible either way. Worn out. * Master bed is so hard. Either replace it or at least put a mattress topper on it. * The mattress also needs a full enclosed mattress cover. This Helps prevent bed-bugs. The other rooms here have them. *Buy a cheap vacuum: so you can vacuum sand off carpet. *Talk to your cleaning service. They are not doing a very good job. * Unit was not very clean. * Mold under sinks and in kitchen. * Every room dusty. Floors were filthy. The fans and vents were corroded with dust & dirt. * Dirty Bathroom I have been staying at Sunset Vistas since they originally opened. I have never been in such a poorly maintained unit. * Put a bulb in the microwave for a light.  * Clean your tile floors and clean your carpets. read more

This rental company is absolutely horrible!! My family booked a vacation in treasure island Florida and we were so excited upon our arrival. The house we rented itself was amazing, and this review is nothing against the owners of the house itself because it really was in such a perfect location and the house was stunning, but the company taking care of this home and renting it out is not doing a good job at all, and I wish there was a way for me to share this directly with the owner as they should be aware of how poorly they are running this home! We did arrive at the location 2 hours early, and my husband took care of the booking so I honestly had no clue of the check in times and rules as this was the first time I ever used Ab&b for renting. So as we were walking around the house checking things out when 2 workers from sandcastle realty arrived and informed me we were early, I profusely apologized numerous times and said we would be more then happy to leave bc we had to go grocery shopping and get the kids lunch anyway. The one girl was beyond rude would barely answer my questions and honestly made me and my family feel extremely uncomfortable! I asked her if she was the owner and she said yes which was also a lie bc she's not the owner she works for the rental company. The second girl my husband spoke to was nicer and she informed him it would be no problem at all that we were a little ahead of time they just needed to check over the fire alarms. Again before they left I double checked and asked if they were sure it was okay we stayed and the nicer girl said no problem. The first morning waking up we went to make coffee and the coffee pot did not work at all. They left coffee filters and everything you need for coffee but the machine did not heat up and brew. I'm not a complainer especially while on vacation so I did not reach out immediately to the company as I was enjoying my trip and I simply took a ride to go get us coffee. (This was used against us after the fact as "the company expects to be notified of any issues within 24 hours of arriving"). Sorry I didn't feel the need to start an aggravating conversation on my first day of my trip! We were finally excited to jump into the beautiful pool when my husband noticed green algee at the bottom of the pool. Keep in mind he messaged the company sandcastle realty before our arrival to confirm the pool was cleaned and at good levels for our kids, in which we received no response. My husband knowing how to take care of a pool as he has owned a pool for 25+ years decided that he would swim down to the algee and clean it off and turn the filter on to pull out the algee. If the pool was properly treated before our arrival this would have been an easy quick cleaning solution, but instead the entire pool was green by the next morning making it unsafe to swim in. We contacted this realty company right away and they decided instead of handling the rental house they are in charge of, they would put the blame on us that we shouldn't have cleaned the algee they did not remove off the pool and that we messed with their system. There was no remorse or apologies to us for this inconvenience, just pointing blame. We spent a lot of money for this house and purposely chose it because of having a pool as our young kids do not last very long at the beach all day and this was extremely unprofessional on the realty companies behalf to point blame at a paying customer. They informed us that they would send a pool guy over the next morning who NEVER came! Wrote more messages to this company asking when we can expect them and no responses what to ever!! Just a message late that night to make sure we knew the check out time for the following day! They didn't care about us, our experience or the way they handled a renter for a family that is trusting you to take care of their rental property. So out of a 5 day rental we got 2 days of pool time because they did not care to send help or resolve their customers issue. I have been a customer service director for 16+ years and would never in my wildest dreams consider handling a disappointed guest the way this company has!! read more

My gf and I reserved an instant book property from Sandcastle Realty for a weekend. They accepted our payment and deposit, so we booked our flights. The next day they informed us that they double booked the property, because they have it listed on multiple sites available for instant booking and I guess we were second. They offered no apology or recourse. They get a 2nd star because they refunded us within 48 hours. read more

I found my dealings with Leigh Anne Hurt to be very unpleasant. Basically, I she was not a problem solver, but rather a problem looking to accuse and create drama. She was not helpful to the situation but hurtful. One of those people who seems to randomly take it out on everyone else if she is having a bad day. When you are in the property management business, it is important to create positive solutions instead of working to make things worse and feed off the drama. This person was very unprofessional, difficult to deal with and basically unwilling to work for appropriate solutions to the problem. This woman's unprofessionalism makes the business look unprofessional, as a whole. As a result of my experience with Leigh Anne and this company as a whole, I would not recommend using them. read more

Would have rated this ZERO if I could have. This was the worst rental experience we have ever had--and we rent multiple houses a year. From the reservation and payment process (they lost our payment multiple times) it only went downhill. We arrived to a barely cleaned house that was INFESTED with cockroaches. Roaches running all over the counters, in the cabinets, on the dishes, floors, everywhere. There was a newish fridge in the kitchen that wasn't working correctly so a lot of our food went bad. Apparently they knew about this but didn't bother to communicate it. There was an old kitchen in the garage, but not plugged in so after we discovered our spoiled food we plugged it in and got to shuttle our food between the kitchen and garage. The house was supposed to have a heated pool, which was a major reason for why we rented it, but alas, the pool was not heated so unusable in January. For all these issues it took multiple phone calls to get anybody to do anything. The pest guy came, said he'd need to return, but never did so we dealt with re-washing every dish and live and dead roaches for 3 out of the 4 weeks we stayed there. They never offered to move us. They issued a pitiful compensation compared to the almost daily interruptions and gross misrepresentation we suffered. The owner "Big Matt" ignored multiple attempts to get this resolved and then told us he thought his solution was fair because everybody was "a little bit upset about it." Really? In the end it took over a month to get our security deposit back. Unbelievable they are still in business. Sad, because it was a nice house and I don't think the owner has any idea. read more

I was a renter with this company for 4 years. We kept the property in pristine condition, put a fence in at our one cost, added blinds to all the windows in the house. When the hurricane took down a huge oak tree my husband a disabled Veteran offered to cut it up for the owner for a discount on the rent. He did cut it up and bought grass plugs to fill the bare spot. We didn't deduct anything from the rent because Matt the realtor said we would talk about how much later. We gave more than 30 days notice because we bought a house that is more conducive to my husband's physical injuries. We also paid our rent 15 days early every single month for 4 years. The owner had the realtor deduct 15 days rent from out deposit as well as a $60.00 clean out fee. So technically we did owe the 15 days because I forgot over the years our lease began on the 15th. Before all this "Sandcastle realty" treated us like royalty. However when I challenged them asking to ask the owner to reconsider we became a pariah. Not returning texts and actually said "this relationship is over " where has humanity gone. read more
