My wife made her annual girls trip to Venice, Florida in mid June, 2021 as has done over past 40…read moreyears. She's developed long term relationships. On this visit the 2nd day there, She saw a listing for an open house. She went to it on that Saturday afternoon, texted me the listing that she found the perfect house for us and wanted to make our contemplative retirement move here. I reviewed the listing and easily agreed. Out of 24 offers that day, our offer was accepted in 13 hours. Later that day after putting down deposit, I knew we had to get our house prepped and ready to sell fast !! We were in a highly desirable area, Brookhaven in Atlanta. We always thought " we wouldn't need a realtor when we wanted to sell" But, I didn't have time to try that out. I researched the top agenda in the area and we had some realtor friends in our area. I came across Val Lemoine. He made the top 100 real estate agents. I read up on him and went to his Facebook page where he posted many of his customers experiences and reviews of selling or in funding their home. Just the same, I interviewed him and a few other agents. Mr. Lemoine impressed us with his enthusiasm and understanding of the challenge we were faced with to find a buyer and negotiate right and quickly. So, we chose him. Val came back and went over our house and pointed out some things to improve on to warrant too dollar that we hadn't noticed. We then acted upon his suggestions and reacted. In a week1/2 we were ready for our first open house! We had an offer BEFORE the open house from the listing he and his team put together. But, it wasn't the one we wanted and open house hadn't started yet. By 3 pm m, we had offers, but the earlier interested party's realtor and Val talked again Shortly from this time the buyer's gent came back with a contract offer for $40,000 more than prior. After reviewing with us , Val talked again to the buyers realtor and got us $5,000 more, upping the offer $45,000 more at a Cash BUY ! We took it ! From that time, we closed on our Venice home and a week later closed on selling our Atlanta home !! We had a smooth transaction and transition ! We were very pleased we chose Val to represent selling our home. Starting with the work in putting together our listing to the needed negotiations with buyers, we believe no one else could have accomplished what we needed in the timeframe we needed it done in. He had an interested buyer and made it work to our satisfaction, getting us more for our house respectfully than we anticipated!
