Insulation is sitting in all of our air vents from the raccoons trying to bed and smells from the urine and fecal matter are being pumped in to my home every time the heat or air kicks on. I have submitted maintenance requests and spoken to maintenance directly. They sent someone and all they did was put some wolf urine down. I mean, really? Not gonna fix the holes to keep the coons out, or clean up the excrement?? Raccoons were stomping around up there the SAME day. Yes I am an occasional smoker, but the dander and nasty poop and pee coming through my air vents is causing me to have a constant wheeze and cough (which I've never dealt with until these nasty creatures made my attic their home.) Even my children can't get rid of their coughs! Raccoon excrement commonly contains Leptospira bacteria, which causes leptospirosis. Additionally, raccoon feces can contain roundworm eggs (Baylisascaris procyonis), which can cause a serious parasitic infection in humans, especially in children. I have two of those. I submitted a maintenance request the day after I heard the raccoons for the first time. I get dinged for every little thing I do, yet people are constantly, blatantly breaking the rules (like preferred residents who don't get in trouble for tying their dog up and leaving it outside, or parking a huge box truck consistently in resident parking). Apparently I was going to be fined for some broken blinds thanks to my dog, but if you look around, everyone else's blinds still look like crap. Oh, but not mine! I spent money I didn't have to purchase brand new ones. I'm sick and tired of being singled out when no one else is. I see people breaking the rules ALL the time. I don't intentionally break rules, yet these little things end up in a letter in my door warning me to change it, pay a fine or worse, face eviction. I can't WAIT until I've saved enough to leave this place and never look back. Oh yeah, my rent is also over $1000 a month for a 2 bedroom. For a place where they fix nothing but charge residents out the ass. There's a massive pothole outside of my apartment that could swallow the state of Rhode Island. Been there since summer of last year. My front door and frame has been broken for a couple of years now (from no fault of my own), and the weatherstrip underneath is gone. There is constantly cold or hot air coming in underneath, along with a large amount of bugs. To "fix it", they sent some guy over here and he didn't even clean the metal first, and laid a piece of weatherstrip down on top of dirt and grass pieces from the guys that had mowed earlier in the day. The "fix" didn't even last an entire day. People are allowing their kids to destroy and vandalize property, and doing nothing about it. But how dare I have an additional dog (which I take out regularly, is a 24/7 good boy and causes absolutely no trouble or damage) that I'm not PAYING for monthly. MAKE REPAIRS THAT HAVE BEEN REQUESTED AND ADDRESS PEOPLE ACTIVELY BREAKING THE RULES ON PURPOSE AND THEN COME TALK TO ME. I'm not a perfect person or resident, but damn... I haven't done anything to deserve the kind of neglect or treatment I've received. If I could have given no stars, I would have. Do not live here. Two enthusiastic thumbs down. After 10 years living in the same unit that can't legally charge me for replacement of carpet, etc but since they were completely remodeling every unit I think they were legitimately trying to fraudulently charge me the $6000 to help them remodel my unit. After discussing with the management that after 10 years they could not legally charge me to replace the carpet and paint, the charges were withdrawn.

Cleanliness & Maintenance: Dog poop is everywhere. Many pet owners don't clean up after their dogs, and management does nothing to enforce it. Trash bins are constantly overflowing and often lack poop bags, making the area feel filthy and poorly maintained. Internet Issues: The internet situation is terrible and misleading. The only available option is unreliable satellite service, which management does not clearly disclose before you sign. The only option for third-party providers in the area are unlicensed fixed wireless companies that somehow perform even worse. There are fiber lines in the next neighborhood over, but Latitudes doesn't allow competitive providers in, so you're stuck. The service is so bad we qualify for the federal BEAD program, which is for underserved internet areas. I literally can't FaceTime at all, video calls for work are choppy, and the WiFi signal doesn't even reach my bedroom, which is 20 feet from the router. Amenities: Hot tub? Broken within weeks of the season opening and never fixed. This has happened the past 2 summers. The grills? Covered in food residue and only work if you take the plates off and light them manually with a lighter. Communication & Safety: There was a fire about two months ago and not a single update from management. No one knows what caused it or if our buildings are at risk. That kind of silence is unacceptable. Community Issues: The complex feels chaotic. Kids constantly run unsupervised in the road. Residents blast loud music and throw BBQ parties during weekday work hours, and management is totally fine with it. Illegal fireworks were set off at 10:30 PM on a random Sunday. I personally reported the issue to the office (including the apartment building responsible), and nothing was done. No email, no warning, nothing. My dog was traumatized from that incident- he won't even go outside for a walk around the complex anymore. Bottom Line: Latitudes used to be a good place to live, but it's becoming increasingly unlivable due to the negligence of management and a growing number of inconsiderate residents. Meanwhile, rent continues to increase without any noticeable improvements. I've brought all of these issues up to management with no effort on their end to resolve them. I've spoken with numerous other current residents who have raised concerns and were met with apathy. Until they address these ongoing issues, I do not recommend living here.
