From the beginning, I felt intense pressure to move forward with purchasing a home (I wasn't even sure I wanted to at that time), and with a purchase that did not align with my needs, budget, or preferences. I was encouraged to consider a home in a city I had never been to previously, priced roughly $150,000 above what I was comfortable spending. Despite clearly expressing hesitation and lack of interest, I felt repeatedly pushed and pressured into proceeding and closing on a home. The property itself raised serious concerns. It had been purchased new for $324,000 (I realized this after purchase) and was listed just eight months later for $450,000! I was encouraged to offer even more by said broker. I didn't because that was already way more than I wanted to do. After closing, the estimated value dropped immediately to around $399,000-$400,000 and has never supported the price I paid. As a result, I have been consistently $50,000 underwater (currently $60,000 underwater) on my mortgage since the day I bought it. I believe the appraised value was never correct and was fraudulently given to obtain higher commissions. I also felt uncomfortable with how the transaction was structured, as I was steered toward using specific affiliated professionals (including the lender and appraiser), which made me question whether I had received objective guidance. Overall, I feel that my inexperience as a first-time buyer was not protected but instead extremely taken advantage of. This purchase has had significant long-term financial consequences in addition to severe mental and emotional damage. This experience has been incredibly stressful and a difficult situation to deal with. Anyway, I look at it, I'm at a significant financial loss. I've never felt so financially fuc*ed by someone in my life. I cannot recommend this firm based on my experience and would urge others to proceed with extreme caution.

She is honest with you, even when it's hard to hear, but she is the best guide through a stressful process that one could ever have. In addition to being a part of your team, Marna has also been ridiculously professional and efficient. She processes paperwork at the speed of light, often working late and on weekends. She answered every phone call and email within minutes. She helped us work with the IRS, she contacted other lenders and our sellers to smooth out a tough transaction and on a long-pushed back closing day, she not only brought us little gifts, but presented for us, since she knew we were comfortable with her. If it sounds like I'm gushing, I am. Without her, we would not have our dream home, 100%. She worked a miracle for us. Having her as a part of your lending team is like having an ace in your hand; an incredibly smart, generous and patient ace who is also a financial wizard.

With that in mind, you learn a lot about the Realtor by being on the opposing side. They shouldn't be your friend (they don't work for you) but they can still complicate the process and bring hassle. 1) during the first step of the buying process she wasn't very responsive. We started to get nervous and look at other houses. Turns out it wasn't the buyer, it was the Realtor. This kind of unresponsiveness and "half story" type of interaction continued throughout the process. It just made things a lot harder than it should of. It was like this was the first house she ever sold. 2) As can be expected, we had issues at closing. This is where we would expect a Realtor to inform and educate both parties on what is allowed. We had several issues where I don't think the Realtor gave the sellers the full story 1 - we had wanted an item removed, we got a call from the seller ex planing how to use it (they weren't informed). 2) We also had issues in regards to something being broken, and evidence of it being broken while the previous persons were there. We get the impression that the Realtor isn't communicating norms, isn't enforcing the contract, just basically giving bad advice. She is either a party to unethical behavior or not giving the sellers the details. A Realtor is here to help you sell a house sure. . .but part of that is education, letting you know when things are clearly your responsibility and when things aren't. A repair that was clearly broken before we moved in - just shady to pawn off under the guide of "let me save my buyers 130" I think you can do better as far as a Realtor goes. You don't want a yes man, you want honest, educated, and informed. You want someone with experience. You want someone to tell you when you should do the "right" thing. Someone who is punctual. Someone who makes your buyers feel they are being treated honestly and ethically.

While much of the blame must be assigned to the seller/builder (Moonstar Investments - can't recommend working with them either) on this project, and the Neirs tried to assign all blame to Moonstar, they are working with them on another project, so it says a lot about their integrity. During the 9 month build/purchase process the Neirs were horrible communicators, and required constant follow ups. They would consider one or two word "no update" as sufficient and then we would have to follow up several more times to get answers. We had questions and they were unable to secure answers. Other times, we would get emails with messages like "we think we mentioned" or "we meant to tell you." Several of our questions and issues were not brought to the attention of the seller, which is pure laziness from this team. As a transaction broker (representing buyer and seller), they were supposed to remain neutral throughout the process. This couldn't have been further than what actually happened. They favored and did a much better job representing the seller. They provided inaccurate, or flat out incorrect advice on several occasions and at no point did they apologize for their many mistakes. Several errors occurred during the building process, but it was up to us (the sellers) to recognize the mistakes and follow up to make sure they were remedied. Even the contracts they had to manage and oversee had mistakes. Sometimes prices were incorrect, other times they were listed as buyer's agent, other times seller's agent, other times transaction broker. Attention to detail and accuracy are clearly not strengths of these realtors. Save yourself the hassle and do not work with them.

Almost 3 weeks after closing and funding they started demanding new information and had new terms on the loan. They then threatened to default the loan when the documentation could not be provided or even exist. The owner has called and we've been playing phone tag for more than a week. Their web site promises a satisfaction guarantee that my broker (note: I have previously worked with this broker when he was at other places and things went smoothly) never mentioned and they have not honored. STAY AWAY!
