We wish we could put ZERO star if possible; Our family and I are property owners from California, due to distance, we signed with TriState Realty for managing our properties for us; TriState Realty has violated Professional rules of conduct, including breached the Fiduciary duties, dishonest dealings and Failure of disclosure. We believed we had been taken advantages of our Rental Incomes due to residing outside of Arizona. Here is the list of misconducts we encountered with TriState, but not limited to; 1: Our Management Agreement contracts were not renewed YEARLY; my personal contract was expired on 2012, which was never renewed; and non of our contracts are currently binding with TriState. 2: Failure of notifications and Withholding our Rental Incomes when tenants moved out, until upon inquiry. 3: Rental amount were often deducted from properties for many repairs without proper communication with Owners. 4: Failure to inform Owners for Appliance replacement and proceeded Rental deduction despite of knowing the appliance was covered by Home warranty. 5: Failure to disclose that Contractor/Handyman Tristate has been using for repairs was spouse of Property Manager, Jodi Koval; this was later found out from other Realtors in Bullhead, AZ. All of us have given 30 days of Termination of Service to TriState per their request; 50 % of Of Final Month Rental Income were still deducted even Contracts were no longer binding. If you're considering renting a property from Tri-State Realty I highly recommend you keep on looking. We have rented a condo from them a month ago and they're still major issues that haven't been repaired. I've had one phone call with the property manager and before I can complete my sentence she hung up on me. We went into office three times asking when are these repairs going to be done. The Tri-State Property Management team has always been great to work with (Jodi is super great!). We've had Tri-State as our property management company for 13+ years and have multiple rentals. They do a great job finding renters that are not only qualified but that will also take care of the property (which saves us all money and frustration). They have to balance renters and owners requests/expectations and that is not always an easy job. They are up to date with the current rental market and I have found them to be honest both in their dealings with renters and owners. read more

She met us on site and talked about the house and how we could brighten it up a little then she went to work and had it sold in the 1st week we had it listed. Lori was great to work with, we could always get her in put and she answered all our questions normally within the hour. On my very first contact with Lori Jones of Tri State Realty, I explained I was in a very difficult personal situation, pre-qualified, and prepared to make an offer if we saw the right place. Despite my honesty with her about my situation (Or more likely because of it), Lori made an appointment she knew she would be unable to keep--because she was leaving on a personal trip out of town and would be gone for TWO weeks. She sent another agent in her place, (her husband) who didn't tell me until we were finished looking that Lori would be unavailable because she was in Utah for an intense personal improvement course. Even that might have been fine, except he was unwilling to submit an offer on the house I wanted because Lori was the only one who did contracts/negotiating(???). Despite being unavailable to submit an offer, Lori managed to send me several emails when I declined to wait for her to return or work with her any further. I have never met the woman, only spoken with her on the phone, but I have several emails to show exactly how she treats clients--she called me unreasonable and threatened me if she did not get 25% commission if I later purchased a house her husband showed me but wouldn't submit an offer on. I'm sorry her husband wasted his time and mine showing me a house he had no intention on selling himself, but neither of them deserved any commission from this sale, because the only reason he was there in the first place is because Lori lied about her availability. Avoid dealing with her if trust, personal responsibility, and responsiveness to your needs are attributes you're looking for in a realtor. Her broker continued to contact my new realtor, claiming a right to the commission, despite the fact I never even met Lori and refused to do any business with her. read more

I rented a property from Tri State Realty in March of 2012. It was a 2br 2ba, 1056 sq ft. house in the county of Mohave County outside the city limits of Bullhead City. I moved out of the home (after a 60 day notice) on January 3, 2014. After almost 2 years in this property, I had had enough of the lack of professionalism and lies from the property management staff. Jodi, the senior rental agent made promises to me before moving in, to repair some issues including a sliding glass door that had lost the gas between the dual panes. With the summer heat here and the house facing East and West (afternoon sun coming thru the slider) it was very important I get this repaired. Jodi stated that the owner would replace it, however, due to the cost to give the owner a couple months to replace it. So, I signed the lease based on her word, nothing in writing. Almost 2 years later, and electric bills over $400 (for a 1056 sq ft newer house!!!) it still wasn't fixed. This repair along with others I had notified the property management about on 3 occasions, were never fixed. Once I finally got totally frustrated with the repairs not being completed, I e mailed Jodi with a cc to her broker. Jodie DENIED I ever even asked for the repairs and the broker sided with his property manager. One of the repairs involved a leaky soft water system in the garage that ultimately damaged my grandmothers antique hutch beyond repair. Upon moving out, I made sure to clean the property very well. I cleaned it for over 8 hours, only leaving the carpets to be cleaned. I also was sure to pull any weeds and rake all the rocks in the front and back yard. Another repair that was never completed was the sprinkler system that waters the plants in the front and back yard. Due to the flooding and the waste of water (that I paid for) I was forced to shut off the drip system, therefore the plants dried up. After I moved out, I expected to hear from the property management to notify me of a final walk through to address any issues in person, as required by Arizona revised statutes. I never received any communication, only a letter in the mail including a break down of charges, ultimately leaving me paying them over $1300.00, including my $750 deposit!! It was only me and my 15 year old son living there. They charged me $250 for cleaning... $1600.00 for carpet replacement (there was damage to the carpet in a small place entering the master bedroom where the carpet pulled away from the seam from normal wear and tear)... after checking estimates, the $1600.00 they were trying to charge me would have carpeted the entire 1056 sq ft in that house and then some. They also charged me $100.00 for yard cleaning, and $250.00 for damage repair. The ONLY justified cost would have been the $250.00 repair charge to damage to 2 walls... one - the corner of the wall where we pulled out the refrigerator upon move out left a dent and my sons room had a hole in the wall behind the door where he opened the door too hard and left a small hole. Unfortunately for them, this will never come to pass. As per Arizona revised statutes and the Landlord, Tenant rights and responsibilities, they had within 14 days, not including weekends or holidays, to get me the accounting of my deposits and move out. After weekends, and one holiday, they should have had that accounting or my deposit to me no later than January 24, 2014. The letter they sent, they dated the 24th and was date stamped at the post office on the 27th. I am a law major so I am fully aware of what I can do in this matter, however some unsuspecting individual may not know and ultimately pay the price for these liars and cheaters. Do yourself and your family a huge favor... DO NOT RENT FROM TRI STATE REALTY IN BULLHEAD CITY, AZ. Learn from my trusting mistake. Oh, and if I had the opportunity to, I would have chosen 0 stars for this place. I am now happily renting a beautiful 3 bedroom 2 bath home only 2 miles from the other place. Our new property manager is great, Buck Reynolds Property Management. A better choice. read more
