After the job was completed I noticed an unexpected $800 charge added to my bill for eight pieces of 1×8×10 lumber used in the same repair area. While I understand estimates can change, this additional cost was never quoted or approved before the work was done. The on-site supervisor mentioned the need for replacement boards, but as a professional contractor, the company should have clearly communicated any extra costs prior to proceeding. The lack of transparency and communication was disappointing, and I expected better accountability for a project of this size and cost.

Like the metal guards are now an extra row of shingles. These gutter guard are not suppose to be seen.I notified Scott about the issue. He came and inspected it and assured me he'd have it taken care of quickly. Months of getting the run around by Scott and never fixing it. I had to hire another roofing company come out completely redo the gutters and cut the gutter guards out from underneath the shingles. Nobody will touch it without redoing the gutters. This repair is costing me $2000 to fix.

On the positive side, he informed me that my roof had sustained hail damage and that I should contact my insurance company. With that knowledge, I contacted my insurance agent and reported the damages. In the end, I received an insurance claim to cover the damages. The problem I have with Sanchez Roofing is that they would not give me an estimate of the repairs until they saw the insurance claim coverage. While I certainly am not looking to profit off of the insurance claim, I do not want to pay more than I should. I reluctantly provided the full insurance claim report and wouldn't you know it; their estimate was exactly the same as the insurance claim. Here's the caveat. Since my actual loss was last year (but unbeknownst to me), my insurance company withheld what they call depreciation. This was a significant amount totally approximately 15% of the overall claim. So the check I received was 15% less than the damages. Sanchez Roofing estimate was for the full amount of the insurance claim before the depreciation. Bottom line, my new roof would have cost me $2,500 more than the insurance company was providing. But wait, there's more! Like any shrewd homeowner, I contacted multiple companies when contemplating a major home renovation. Two companies were spot on with the insurance claim amount (after the depreciation amount had been deducted). The interesting thing is that one of them was aware our roof was an insurance claim and the other was under the assumption this was an out of pocket expense. Regardless, both (highly rated) companies were cheaper than Sanchez Roofing. One of them - $2500 and the other more than $3500. I understand each company has different overhead costs and thus estimates can vary significantly. If their quote had been provided before the insurance claim report and was higher I would NOT have had a problem with them being significantly higher and might have even chosen them based upon their reviews. However, their reluctance to provide a timely (before insurance) and competitive bid places them at the bottom.
