John said that was possible, but only for a fee (a percent of the loan). Unfortunately it seems that escrows are built into the underwriting itself, so not much we could really do to get around the fee. Just know that if you don't want to escrow. We can't say enough about Bill Jeffreys and his Team at Bay Capital Mortgage and their attention to…read moredetail and quick response to all our needs. Bill responded immediately to our inquiry about a possible mortgage with him; he quickly worked up a loan estimate that included the estimated escrow and estimated taxes, insurance and assessments. He was very accurate in estimating the loan costs. He then offered, without our asking, an alternate estimate based on a higher down payment that eliminated the need for "PMI" Mortgage Insurance. PMI is not a benefit to the homeowner so its elimination was appreciated. During the closing process his Team helped us coordinate all the documents that were needed, and the final process wrapped up without a hitch which was super important to us as we were moving from NH to Maryland and were in transit during those final hours and they were in touch with us every step of the way. Bill also followed up this week, one month after our closing, with an application form for a Homestead Tax Credit, and even included a stamped return envelope for us to get that into the mail quickly. He referred me to someone else who was so slow to do anything, it drove me crazy. She seemed clueless as to the procedures needed to do an FHA refinance. She was horrible at returning my emails and phone calls. Never communicated when she received our paperwork, signed documents, etc. It was such a hassle to work with her. Fast forward to yesterday. She called to say we might close today. She was waiting on more paperwork and would call us back when they had everything and let me know. I never heard from her. So I assumed we weren't closing. However, I returned home at 4:45pm to a message on my machine from the title company woman, who was driving from Baltimore to my house in Germantown, to close at 4pm. But she was running late and was very apologetic. Excuse me? We're closing? Today? At 4pm? At my house? HELLO??? I kindly explained that we had no idea we were closing and she was floored, could not believe our broker hadn't relayed that information to us. Thankfully it all worked out in the end, but I will NEVER use Prosperity again. Nor will I recommend them. to anyone. They are horribly unprofessional, lack communication skills, and seem clueless when it comes to a standard refinance. Unacceptable.
