I contacted Hannah and she was the only person who answered the phone and returned my email. Jordan was rude, unprofessional, and disrespectful. Don't waste your time trying to get ahold of these guys, triple verify with a human - SOPHIE IS AN AI CHAT BOT (Hannah admitted that to me) - that the location is actually real and isn't already pending.     Okay so where do I begin we we moved in February 2025 3 days later sewage and everything starts…read morecoming out from under the toilet can't run the shower can't run the bathroom sink can't run the kitchen sink without it all flowing over into the house It took them over a month to completely fix the issue we were left without plumbing of any nature being able to be used for upwards of a month key renter did not adjust rent for the inconvenience they did not relocate us for the inconvenience and we've had constant issues with the house since then We've had issues with the front door opening and closing We've had issues with the garage door opening and closing We've had random plumbing issues this entire time most recently a 4-week stent of water setting in our sink and all of the drains in the house backing up My closet door has been falling off the hinges since the day I moved in key renter still refuses to fix it We've had issues with their plumbers coming out and breaking our property as well as leaving the gate completely open after they leave and we have dogs as well as they secured fencing with a zip ties in the wind blew it open we didn't know and our dog got out and random other little issues the entire one and a half years we've lived here recently our toilet backed up and we was told by Dan Merced of key Renrte Tulsa that he would not send anybody out until we claimed financial responsibility in that he cited that we owe rent as if that's a reason to not address a single toilet only in the house not flushing or working properly and left us without a working toilet for 2 days due to us not claiming financial responsibility and rent being owed he initially also said he would prorate the first month's rent since we moved in halfway through the month upon asking him he said he never said that and we asked him if he would carpet down due to the whole month of plumbing issues he said no we've already spent too much money on the house and we can't afford that which from what I'm seeing under the landlord tenant act 41-121 he actually had a legal obligation to do so once we requested because the property was deemed inhabitable which it's property value for that month was 0.0$And he refused to compensate rent in any manner he initially also told us the properties at vacant for roughly 2 years and attributed the maintenance issues specifically the plumbing issues to it stating that the pipes could have dried out cracked fallen or got roots in them and that would be due to its vacancy and not being used Google supports that claim so does the city of sapulpa open records but he later recants the statement and says that he never said that and at that property didn't set vacant whether or not it did is not the issue it's the issue with his credibility in ability to be trusted And now that we bring up the constant plumbing issues that they have not addressed properly they now threaten to kick us out even though their plumber says there's no issues but we literally send them proof that there has been ongoing issues and he denies it and says it's not happening in that he trust his plumber's more than the video evidence sent to him I would definitely stay away from key renter Tulsa My friends have reported multiple of them who have lived with keyringer properties issues getting their deposit back and having to take them to court so I would stray far far away from key renter especially if you're property manager is Dan Merced he cannot be trusted he will lie to you most issues that we faced took longer than a month to get fixed but in their system they marked it completed before it was actually completed so that would be falsification of records I have proof I have photos of this and all documentation point of it being do not rent with key renter they're slow to fix your maintenance request they will cancel your maintenance request without addressing them they will falsify the records and say they were completed sooner than they were they will lie and they will try to keep every cent of your deposit that they can

I moved to…read moreTulsa from San Francisco so I wanted to live in a place I could walk to shops, restaurant and a grocery store. I absolutely love it. The location is super convenient to so many things. I'm close to Woodward Park, The Gathering Place, downtown and Riverside Drive which can get me to other side of town very easily. O'Fallon Properties keeps Cherry Street Villas up to date, clean and their maintenance staff are knowledgeable and friendly. Any issue I might have (hardly any) is always addressed immediately and fairly. Rent is affordable and best of all I feel very safe considering how busy Cherry Street can be on the weekends. The property never has any trouble and I often see O'Fallon Properties routinely surveying the area and making their presence known. If you are lucky enough to see an opening at Cherry Street Villas I highly recommend you come check it out for yourself. Us tenants say hi to each other and for me, it's a terrific community.

    I have lived in two O'Fallon Properties, and I can say that they truly care about their residents…read more I have only had one issue, the coil on my oven went out, it was replaced within 24 hours. The maintenance team truly does a wonderful job. The building and grounds are well maintained, with nice landscaping, as well as small communal areas for the residents to enjoy. They have recently installed a new gate on the property, it is heavy, and provides a level of privacy and security that is wonderful to have. If you want to live in an apartment that doesn't overcharge you, and does a great job of keeping everything maintained, then you need to look at any of their properties.

The apartment wasn't bad, but the electricity was shut off for non payment more than it was on. SO...If I came home after dark, I would have to walk up a VERY dark flight of stairs to get to my door and then fumble blindly with my keys trying just to unlock my door, which turned into a full on freak out if I had kids with me. I constantly had plumbing problems and it would take weeks for them to show up. Sometimes helping themselves into my house uninvited and at odd times. I had lived there about 6 months when they got new management, and I received a letter that they had no record of my rent being paid for the months of September, October, and November. This was in March of the next year. At the time I patid rent with Money Orders, I found the receipts for Sept and Nov, but the Oct receipt was gone. I had to pay it again. If they never received October rent, why would they wait till March to even mention it? Then, later upon telling my story to various people, I encountered several more people that received the same letter demanding proof of payment or face eviction. Now I was convinced that Perry Properties just sent this letter out in an attempt to corner unorganized twenty somethings like me to double pay their rent or be evicted. Maybe trying to round up $ to pay the city and electric bill. Did I mention that the owner, Dan Perry, is a lawyer? Reluctantly and irate, I paid it to keep a clean renters history, but I also gave my notice the same day. To this day, I still hate the greyish blue color that they paint all of their properties.

    I would not recommend Renters Place in Tulsa to anyone who truly cares about protecting their…read morerental property. I hired Renters Place as a property management company because I expected them to manage the tenant, enforce the lease, collect rent properly, communicate with me, inspect the property, and help protect my home. In my experience, they completely failed to do that. The rent was repeatedly late, and Renters Place made excuses for the tenant while keeping the late charges. The tenant was supposed to have one dog, but there were three dogs in the home. When I got my house back, it was filthy and disgusting. The carpets were ruined from the dogs, the flooring was warped from moisture, the smell was horrible, and the overall condition of the home was completely unacceptable and unlivable. There was a broken window, broken blinds, a broken garage door, and a broken dishwasher. The place was trashed. There is approximately $9,000 worth of damage to the home that happened while the property was under their management. Renters Place stated that they inspected the property carefully every quarter, but based on the condition the home was returned in, I do not believe the property was being properly inspected or managed. If careful quarterly inspections were truly being done, I do not understand how three dogs, ruined carpets, filth, warped flooring, broken items, and this level of damage were allowed to continue without being properly addressed. Communication was also very poor. When I would call, they often did not answer their phone. As a property owner, I should not have had to chase down the company I hired to manage and protect my home. The tenant's total security deposit was $1,185.75. Renters Place gave me $770.63 for unpaid rent and $219.34 toward my $450 cleaning bill. They were going to keep the remaining $195.78 for tenant-responsible services, including insurance, pet rent, and late charges, without even telling me. I had to ask where the rest of the security deposit was. Meanwhile, I am the one left dealing with thousands of dollars in damage, ruined carpets, cleaning costs, repairs, stress, and the burden of getting the property back into rentable condition. On top of all of this, I was also charged $314 just to replace two deadbolts, which I felt was excessive, and I did not even get my old deadbolts back. I trusted Renters Place to protect my investment, enforce the lease, perform proper inspections, communicate clearly, and manage the property responsibly. That was not my experience. I feel completely failed by the company I hired to protect my home. I would not recommend Renters Place to anyone.
