    Engaged this contractor in August 2024 for residential construction (driveway, concrete pads,…read morefencing, gates, outdoor kitchen, landscaping). From the start, no firm completion date was ever provided. Responses to timeline requests were vague: 'soon,' 'next week,' 'almost done.' This vagueness defined the entire project. PATTERN OF DELAYS: Over 18 months, the same pattern repeated: target date set, deadline missed, excuse offered, new date set, deadline missed again. No accountability because there were no firm deadlines. The project was perpetually 'almost finished' but never completed. DEFECT 1 -- CONCRETE SLAB: Specified shed slab at 6 inches thick on compacted base via written message December 4, 2025. Contractor confirmed. Slab was poured 4 inches thick on 6 inches of loose rubble fill without compaction. Structure is unsound with eroding edges. Material breach of specification. DEFECT 2 -- SEALER FAILURE: Sealer applied November-December 2025 failed within 4 months. Manufacturer (Super Stone) confirmed March 5, 2026 via email that failure was caused by inadequate surface preparation. DEFECT 3 -- OUTDOOR KITCHEN: PVC composite trim installed with brad nails only, no adhesive per manufacturer specs. Panels separating under load. Multiple panels damaged. DEFECT 4 -- ABANDONED WORK: Contractor's own punch list (February 4, 2026) acknowledges incomplete items: river stone fill (entire driveway), porch resurfacing, walkway form removal, rear wall stone, half-moon step from extension, gate shortening/replacement so they could open properly, alley fence cleanup, debris removal. None completed despite weekly promises of "next week." DEFECT 5 -- PERSONAL PROPERTY: Two custom grills delivered November 2025 for refinishing. Not returned. No response to inquiries. FINAL TERMINATION: March 20, 2026: Gave written deadline--complete all work by Friday, March 27, 2026, or contract terminated. Deadline missed. Contract terminated March 27, 2026.
