    If I could give CBR Realty a NEGATIVE Zero Rating, I would…read more Be advised this is NOT a company who will look after your best interests. My personal experience and opinion is as follows. You will be "setting yourself up, to actually being deceived, up to and including lied to, time and time and time again." Expect to be charged for repairs that are either unnecessary, or "just made up" let aloe - never done. I was even sent a 57 page list of repairs they alleged needed to be done on one of my vacant properties! I had someone check it out. All it needed was a "good cleaning." Once I had learned that truth, After Paying them the $7,500 requested for repairs (and duplicate entries found on my invoice statements) and other errors, which was "allegedly" placed in "escrow" they stated would be used for those repairs. And yet, thy delayed repairing it, month after month after month, with one excuse after the other. (I was forced to sell it (at a loss) because I was not able to pay my taxes on my rental properties, from their abusive practices (yes, I would definitely call it that - and more) like stealing. They will then offer insult to injury, by offering to sell your rental property! I refused, as I (thought) I was not going to allow them to "steal" another penny from me. And yet, they would not pay the $7,500 I had paid them -in advance - for repairs, they never had to make. They then refused to respond to my emails or phone calls, timely. The owners told me they would no longer accept my calls, and to email them. Which I did. Without response. I guess they "thought" I was just going to let them keep my money! I was left no choice but to hire an attorney to get my money back. Which they paid - sporadically. Some months $500 - or $1,000. Some months late. . I was fortunate that the wholesaler who had initially sold me, my 5 rental properties shared that "Brittany Turnbow of Turnbow Real Estate" recently opened and was a reputable, honest, licensed property management and real estate agent. She planned to build her business by "Word of Mouth." I s/w and switched my properties over to her for management, IMMEDIATELY. if you want to receive timely, monthly rental payments, EACH AND EVERY MONTH, AND timely INVOICE statements, that you actually can count on. While being assured no one has been "dipping their hands into your till," then I would STRONGLY RECOMMEND switching over to her company IMMEDIATELY. Even if you've been with CBR under a year, and have to pay a penalty? You would still be "ahead."     To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

I have been trying to get them to address one major issue for seven years. Belleville Eagle Realtor own a home at 431 North 39th Street in Belleville. They overgrown trees in the front and back yard which branches continuously to fall on to my roof and damage my home, and leaves falls approximately 6 to 8 feet deep throughout my yard. I have been cleaning up this mess for seven years. They also have an overgrown pine tree extending into my yard. I have clean-up my yard eight times since September 2023. I just cleaned-up my yard yesterday, and I have at least a foot deep of leaves in my yard. I expressed that Belleville Eagle Realtor never offered to clean-up my yard, provide lawn bags or ask the tenant to assist me with cleaning up my yard. I have expressed that I have severe health issues that I been dealing with for the last two years, and this is taking a toll on my health trying to maintain this yard due to the overgrown trees of Belleville Eagle Realtor. WHAT IS SO BAD I RENTED FOR OVER 8 YEARS FROM THIS COMPANY. OBVIOUS THEY DO NOT SEEMED TO CARE ABOUT ME, MY PROPERTY OR THEIR PROPERTY.     Our reply to Brandon's Complaint is as follows: Date:…read more August 12, 2020 From: Mark Westlock, Managing-Member, Meramec Valley Properties management ("MPVm") Subject: Brandon, Michael ("Brandon") This is a response to the complaint made against MVPm by Brandon. I intentionally waited 11 months to reply in order that MVPm could evaluate feedback from prospective clients, past tenants or communication from municipalities that Brandon's properties reside at that could still be sending notices to MVPm pertaining to Brandon's properties. These findings will be discussed later in this letter. To those reading this reply, first and foremost, let it be known that Brandon attempted to extort MVPm for $25,000 - yes we have this in writing and yes this is a felony under the Missouri State Law - or he would write disparaging remarks about myself, MVPm and related company's services. MVPm provided Brandon with many property management services to assist him in breathing life back into his failing investment portfolio. Under the terms of the agreement between MVPm and Brandon's companies, MVPm could use the funds it was holding for Brandon to reinvest into the portfolio. Given the sheer volume of repairs and that needed to be made to Brandon's portfolio (most of which was in a serious state of disrepair), there was simply never enough money available to make all the repairs in the time desired by Brandon. In addition to the repairs, MVPm was also using the funds it held on behalf of Brandon to pay back taxes on properties in the portfolio. Some properties were at risk of going to tax sale because of this issue and the back taxes were preventing some municipalities from issuing Occupancy Permits for the properties. The lack of funds coupled with the fact that Brandon was often requesting that MVPm take actions that were illegal, such as placing tenants in properties that did not have occupancy permits, requesting MVPm to complete work without required permits, lead to frustration on all sides. Despite Brandon's frustration with MVPm on occasion, he also made many comments indicating that he was satisfied with the service MVPm provided over the course of this business relationship. Background In December of 2017, Brandon was referred to MVPm for property management services by a past client. Brandon had an investment property portfolio was failing. He reportedly acquired these properties in a "package" and he never had professional property inspection reports performed during the purchase. In other words, he purchased his properties, "site unseen". Most of his properties were located in the North County areas of St. Louis, and he was desperately trying to find a new Property Manager ("PM") - reportedly his 5th in 4 years. When we first met, Brandon was very frustrated with the present PM. According to him, the PM he was using when we met was not following his directives with respect to demanding tenants pay for utilities on his properties and Brandon was incurring financial losses. After listening to Brandon's situation, I explained our present business structure (at that time the company was named "BLMW Management LLC dba Meramec Valley Properties management"), experience and dedication to our clients. I explained that like Brandon, I also own investment properties and that I treat clients' properties as I do mine to ensure the properties are safe, tenants are protected and federal/state/local laws pertaining to occupancy/housing are adhered to and that the lease is executed as written. In February of 2018, MVPm accepted PM services for Brandon by way of Property Management Agreements for his LLCs. During the first year of providing PM services, MVPm coordinated and executed a significant amount of activities to benefit Brandon's properties. Some properties where in horrible disrepair requiring in some cases eight months of rent to turn the property sufficiently to pass inspection. In fact, one building had flooring that was so structurally unsafe that we had to request that the tenants vacate the property for their own safety. Problems such as compromised roofs, failed flooring, termite damage to foundations/flooring/decks, HVAC failures, electrical safety issues, structural damages, etc. were all too common. For instance, the very first property that Brandon told us was vacant and ready for market was anything but ready for market. Active termite infestation, damaged flooring, foundation leaks, etc. required the attention of our general contractor. We made the repairs, all of which were approved by Brandon, and obtained the required Occupancy Permits (all the while pleading with the inspector on Brandon's behalf to not force a repaving of the driveway - saving Brandon thousands of dollars).
