I live in the Dayton, OH area, about a five to six hour drive away, so travelling to the house on a regular basis was not convenient. Rob and his entire staff went far beyond what was required to sell the house; to include recommending specific upgrades to modernize the house fixtures for sale (he even texted photos of specific model light fixtures that would help the resale value), coordinating schedules with various contractors to allow them access to the home, and just checking on the property on a nearly daily basis. The previous owner was a smoker, and Rob worked tirelessly to eradicate the stubborn smell of cigar smoke so that the house would be appealing to non-smokers. After several months of work, we had a house that looked, felt and smelled like new construction, and recently sold to become a home for a new family for a good price. When I was initially looking for a realtor, I interviewed several in the area that were recommended online and by reputation within the realtor community. After selecting Rob, another realtor that I had interviewed but did not select asked me why I did not select her. I explained to her all that Rob offered to do since I was not in the local area to help make this long-distance home sale easier for me. She openly admitted that she would not have done any of the extra things that Rob Cole offered to do - and then did - to make this sale happen more quickly and easily. I applaud her honesty, but more so I applaud Rob's professionalism and dedication. I would absolutely use him again and recommend that others do so as well.

I called him next day and had to leave a message. I called him back the day after thinking he was busy and he said he had not contacted them yet. I called another agent after two days of waiting to hear from Rob Cole to get things moving and found out that the house was sold yesterday and I had missed my chance to buy my dream home. As a military spouse who has been sent to live back and forth CONUS and OCONUS for the last 16 years, I trusted them to manage my property while I was away. I naively thought that because I never heard much from them that things were going well and the home was being taken care of. Lesson learned even though I asked for mid lease inspections and was rarely alerted to any issues. What I discovered when the last tenant moved out abruptly last year was that their vendor had not fixed a roof leak and the tenant was fed up with living in inadequate conditions and unresolved maintenance requests (of which I have no access to and was never made aware of). When I asked Joe how something as big a roof leak could go overlooked (the job sent to a vendor but never completed) he completely lost it on the phone, yelling at me, talking over me, and basically telling me that because I didn't have a high value property, I wasn't worth his time and it was more of a hassle than it was worth for him. Nice thing to say to someone who has trusted you and provided you their business for nearly 2 decades regardless of the property price point. I was stunned. When I tell you I've never had someone be so rude and belittling over the phone toward me when supposedly acting in a professional capacity, I am not exaggerating. I should have changed agencies then, but they all seemed to have horrible reviews and I figured the "devil you know is better than the devil you don't" and I requested to only deal with one of the other agents in the office from that point forward, who happens to at least be polite and professional in all my dealings with her. I realized I could no longer trust their management and brought in outside vendors who pointed out issues with fascia, gutter, drainage, plumbing...the list goes on. Fast-forward to now, 20k in repairs after getting neutral eyes on the place, I have a new tenant who happens to do construction work and is pointing out other issues with the home that should have been addressed during the transition between tenants - missing garage door openers, lights not working, missing fire alarms! After he put in a number of maintenance requests, they decided to terminate my contract, which to be honest I'm grateful for and should have initiated myself last year when Joe crashed out and gaslit me on the phone over a simple question about their oversight of maintenance requests. In his email terminating the contract, Joe stated he's "committed to supporting a smooth and professional transition. Over the coming weeks, we will finalize all outstanding responsibilities and provide you with any necessary records, reports, and assistance to ensure continuity." We shall see...

I also did not want any penalties for early pay off. Sue King came up with an easy plan and everything went as smooth as silk. She even got me a reasonable interest rate for the equity loan. I bought the condo, sold my house and paid off the loan within two months. It was kind of robbing Peter to pay Paul, but it worked. To be honest, I can't believe it because my experience, and my neighbors' experiences with her have been amazing. To begin with Afsaneh is a sweet, intelligent, conscientious and warm lady. My apt had a lot of maintenance issues to a degree that I felt bad to contact Afsaneh when my housemate and I moved in at first since I contacted her too much (Squirrels walking above my room, pipe drainage issue in the bathrooms and the kitchen) However, Afsaneh was more than professional. Whenever I contacted her to report the issues in the apt, she dropped everything and came to the apt and fixed the place as soon as possible (she took her actions immediately). And yes. No charge at all! Besides, before the Christmas season of 2017, she also has given her tenants Christmas gifts as well (What kind of a landlord would do that?) Both my housemate and I really have loved our time at our current apt. I've moved many times since college (more than 9 places). However, I have not seen any better landlord/landlady than Afsaneh. She is professional, and she treats you as a human being. Afsaneh once told me that she tries to treat people as she wants to be treated and that she tries to make sure that every tenant lives in a well habitable place). This is all true. She really lives up to her words in my opinion. Both my housemate and I have enjoyed chatting with her and spending time with her. And Afsaneh also took us out for teas at her son's cafe as well. It was very pleasant. There are many tenants here who have rented from Monik INC for many years because of Afsaneh. Afsaneh Razani (the only member of Monik Inc) took over our 6-unit building in St Louis City from…read moreSavoy Properties, around eight months after we (Tenant 1 and Tenant 2) signed a 12-month lease with Savoy. Savoy, based on our brief experience with them, is a great company, and the contrast in management styles was uncanny. Here is an abbreviated list of problems we experienced with Monik Inc, ranging from minor to unacceptable. We feel taken advantage of and were at the mercy of Razani's pervading incompetence as a landlord, and as described later, emotional volatility. In detail, 1. The only means of contacting Ms Razani was calling a landline, and the only means of paying rent was via mailed check, so it was impossible to have any kind of significant paper trail or proof of payments received. Repeated calls (long prior to the 30 days before the lease end) to her asking for the renewal notice would result in her promising to send one early, which never happened. When Ms Razani eventually sent the renewal agreement, no contract was included with it, so it was signed with the understanding that the renewal would be for the original contract we'd signed (with Savoy), with a small increase in rent. Rookie mistake! 2. Our contract with Savoy included a refundable $200 pet deposit. Ms Razani was apparently not aware of this, and when time came for us to move out, she insisted she did not owe it to us as "Monik charges $25 pet rent, so you saved money". No lease we saw or signed said as much. Our interactions with her were difficult enough that we simply let it slide in the hopes that we would get our $500 security deposit back. 3. We were late with rent once (forgot to stamp an envelope, so the check was sent back), so paid an extra $25 late fee, which we handed to Razani in person at her Clayton office. Upon moving out, Razani declared that we owed a further two $25 payments for late rent -- which she had never demanded during the 18 months we rented from her. For all our knowledge, rent checks were mailed and received in time. 4. We ended up renting for a further month so Tenant 2 could stay an additional few days past the lease's end. During this time, the apartment was cleaned by Tenant 2. Ms Razani performed a walk-through shortly after Tenant 2 moved out, called Tenant 1, and declared all fine apart from a) a missing gate opener (which was subsequently found and mailed back) and b) the fridge not being entirely clean. When the Tenant 2 called her to sort this issue out, Razani brought up that some cabinets had not been dusted. In the same conversation, she assured us that out security deposit would be returned within 30 days, and to call if it had not been sent out. About a week later, Razani sent Tenant 1 a furious, bewildering text message, with pictures of streaks in a bath tub, some crumbs in the freezer, fluff in a heating vent, and dust in a cabinet under the sink. No coherent explanation or decision was included in the text. When Tenant 2 called to find out what was going on, Ms Razani was audibly upset, ultimately declaring, "you think I am a stupid immigrant!". Ironically, Tenant 1 is an immigrant too, but Ms Razani never bothered to find that out. 5. We ultimately got our security deposit back, which is why this isn't a BBB complaint, just an unhappy review. We paid Razani $14,505 in rent over eighteen months, never defaulting. We were quiet, respectful, non-smoking residents who informed management immediately any time there was a maintenance issue. No fixtures were damaged during our stay. Monik Inc threw this back into our faces and treated us in a thoroughly confusing and unprofessional matter. Ms Razani should either hire additional staff to help her with organization, or only rent to friends and family who can tolerate her shortcomings as a landlord. If this is the treatment given to good tenants, and Razani does not improve her management style (perplexingly, Monik Inc has been in business for 25 years), this company will be left to deal with empty apartments and bad lessees. In summary, it is advisable not to rent from Monik Inc. Do rent from Monik Inc if you want your renting experience to include: -A filthy, moldy, seldom-cleaned basement laundry, with stairs to it permanently covered in slippery leaves and/or ice during fall/winter -A landlord unfamiliar with email and online banking -A landlord unfamiliar with the contents of your lease agreement -A landlord unable to notify tenants in a timely fashion about renewal agreements and late fees -A landlord unwilling to return security deposits in a timely fashion -A landlord unable to remember or look up their tenant's name -Being treated in a way not commensurate with a formal business relationship -Paying $800+ a month for all of the above.
