    After being highly recommended by a relative who uses Keystone Property Management to mange rental…read moreproperties, I gave them a call concerning assuming the property management for a rental near Greenville, NC. The lady responsible for handling home rentals returned my calls promptly and we established a meeting time during my next trip to Greenville for her to review the property and to discuss whether this property would be something they could manage. On the day of the appointment, she arrived promptly and spent about 45 minutes touring the property, discussing the rental options, the property's condition, the expected rental ranges and the cost of their services. All of this was in line with what my relative had conveyed earlier so I discussed this further with my brother and we decided to give Keystone a shot since the property was vacant currently. After I completed the initial paperwork, not too long passed before the rental contract for managing the property arrived in the mail. After reviewing the materials, I noticed Keystone had requested "personal guarantees" be included as part of contract to manage the rental property. This immediately raised red flags because the rental property is owned by Limited Liability Companies (LLCs) . After emailing KPM about their "additions", I also spoke with my lawyer. He advised against entering into agreements containing personal guarantees which may circumvent the legal purposes of the LLC. What's more, after researching Keystone itself, I learned that it is a LLC as well - no doubt established for the same purposes. After considering our options, I spoke with the rental property manager again concerning the matter and they would not rescind their overreaching requirement for a personal guarantee on the contract. I explained that by doing this, it would be no different than me demanding Keystone's officers include their own personal guarantees on this contract as well. We were at an impasse, where I guess they decided they did not need to "earn my business." Overall, Keystone seems to be a well run business - prompt on returning calls, courteous and responsive to emails. My relative has been using their services for a long time and spoke highly of their dedicated staff and repair people. However, if you have gone the extra mile and established rental properties held by LLCs correctly in the State of NC, you should consult your attorney before signing any contracts requiring personal guarantees.

    Our HOA fees have gone up almost every year, however, we are not seeing g any benefits of their…read moreusage. Our HOA fees are currently $103 per month which means we are paying $1236 per year for little to no visibility of the usage of those fees. Example: Approximately 4 years ago the mailboxes for 100 and 101 David Drive were messed up and new ones were supposed to be put up. In the meantime, we ALL had to go downtown to the main postoffice together our mail. We were not given any sort of co.pensation for this inconvenience. It took over a YEAR before the new boxes were installed. Approximately 4 years ago, i came home from running errands ds to find the left side of my fence lying on the ground due to rot. Fortunately, that was fixed within a week or so. However, I had had issues with my gate from day 1, April 22, 2012. It was difficult to open and then would drag on the ground. They came out to "fix" it 4-5 times to no avail. FINALLY, someone who actually knew what they were doing was sent out and completely rebuilt my gate that same afternoon. He had put cross braces in it as well as used HEAVY DUTY hinges and installed everything correctly. NOW, approximately a year ago they tore down all of the fences and gates at the 100 location. I am disabled so this is a HUGE SAFETY AND PRIVACY issue for me. As stated previously, the left side of my fence was rebuilt about 4 years ago and my gate about 1 year ago, so the only part of my patio fence that needed to be rebuilt was the right side. NOTHING HAS BEEN DO E TBUS FAR, AND AGAIN, NO CO.PENSATION IS BEING MADE FOR THIS ADDITIONAL INCONVENIENCE.
