Do not entrust them with your valuables but they could possibly handle a sale of your junk…read more A disaster. Shady. My experience with this firm continues to cause distress 7 months after the debacle. Know This! These people are poorly organized and do not leave you feeling anything but angry and cheated. Nearly 3 months prior to sale we set a date. References were called but I believe they were family or friends. I was moving out of state so could not be there to oversee the sale. Two weeks prior to the agreed upon date , I was informed the date was moved forward one week . When I showed email proof, this firm changed back, but didn't reschedule another commitment so my sale was double booked. As a result I was told they wouldn't have enough time to properly prepare. ( and they didn't property prepare, it was total chaos.) It got worse. As promised, they advertised the sale for Friday and Saturday . On Friday morning, in another state, I receive a call from my security service. This firm was not at my home, but the public was. They were walking through my house and had tripped my alarm. J&k said they were at the other sale and "made a mistake" advertising the sale on a day they did not intend to be there, and "made a mistake" leaving my door unlocked. So the poorly prepped sale went on a day after strangers walked through, but J&K "reassured" me "nothing was missing." Know this: J&K will not provide you with a list of items sold, nor how much items were sold for. they will tell you that at the end of the sale they let buyers walk because "they were trying to and dime me." And lastly they will bring in another firm to charge you hundreds of dollars to clean out what didn't sell so that firm can resell it for their own benefit. Im not sure if there was conflict of interest. In summary, my advice, find an estate sales firm that knows estates.

My husband and I have been unknowing targets of a real estate investment fraud scam. John T…read moreBevilacqua is a realtor (license #: 10401272822) of Glenville, NY and doing business under The Property Shop (322 Ballston Rd, Glenville NY) owned by his son John M Bevilacqua (NY RE license #:10491211284, 10491209113, and NYS broker: #10491202489). John T Bevilacqua advertised an investment property "12-14-16 Watson place and Saint Vincent Street" (Rowan Apts, LLC) properties in Utica, NY which they falsely advertised as having a high grossing, high net return. He insisted that to hold this property we deposit $10,000 in August 2022 in an escrow account "Exit Realty". This account is owned by John M Bevilacqua, which they use to steal and enrich themselves. We were confused as to why the Bevilacqua's refused to allow us entry into the apartments and contacted the attorney overseeing the real estate deal. We learned that the contract was not legal, devoid of closing dates, and was ruled "null and void" during attorney review process, a fact which the Bevilacqua's kept hidden. The Bevilacqua's are "milking the system". They understand to "chase" after them for return of your money is a very expensive and time consuming process. When confronted with their fraud, their modus operandi is to deflect, deny, and lie about the nature of their theft until the victim who has been scammed runs out of money "chasing" them. They have admitted to stealing $5,000 from an unknowing victim prior to me in 2022, as well as grossly overvaluing properties so the purchaser faces an incredible loss. In addition, they failed to disclose verbally or in writing that John M Bevilacqua was the owner of the Watson and Vincent apartment complexes as required by NY law and creating a conflict of interest. They have no intension of stopping their scam and lack the self-control or awareness for the damage they have created.
