looks like a nice place to live at first however don't be fooled by appearances. the paint job in every room is horrible. they will leave paint splatters to dry on the floor and make you pay for chips and damage the previous tenants left. additionally the stoves suck all electric and they have no ventilation so when you cook the simplest meal like an egg your smoke alarm will go off. staff is extremely rude and disrespectful. read more

Hidden Landlord Liability fee - get your own renter's insurance for much less with better coverage. Unwilling to honor the quoted rental rate when we called. LISTEN TO THE REVIEWS! Apartment not only lies about their floor plans and amenities but be prepared to add $20 to the starting price they tell you because that was also bluffed. Rent goes up every year even though there seems like no renovation in the last 10 years. Office staff is rude, they change hours whenever it seems fit for them and definitely never ship food or anything of value to the office. Pool was closed almost all summer and they even threatened to charge us if we tried to get access. I have lived on the second floor and first floor and both have bug/infestation/mold problems. Holes in my ceilings, mold in the baseboards, broken furniture and cabinet they never came to fix. Have tried 3 dryers in this complex (all separate buildings) and they all eat/tear through your clothes. Not to mention the roommate matching is awful. I got paired with an individual that was much older than me who turned out to be a dangerous stranger and the complex offered absolutely little to zero help even with police, campus, AND Title IX involved. (And they still allowed them to live here after numerous complaints) IT IS LIKE THIS FOR ALL OF AMERICAN CAMPUS. read more

I've lived here for 3 years and haven't left mostly due to my own laziness. With that being said, don't live here. The staff is very nice, but management really doesn't care about the residents or the amenities they promise when you sign. Our back gate has been broken for 2 years without any effort at all to fix it. The front gate keypad has been broken for months and they haven't done anything to fix it. 2 of my roommates have had their truck's broken into in this "gated community." The location is nice, but there are just better options elsewhere for the price. read more

I DO NOT RECOMMEND THIS PLACE AT ALL. I turned my keys in to the office staff and they are still trying to charge me for them because the office LOST my move out documents. They are overall very unorganized and unprofessional and are not being helpful about resolving this matter. The office manager refuses to speak to me and bookkeeping takes WEEKS to respond to emails. I should not be penalized for the office loosing paperwork because they are incompetent. This place really deserves 0 stars for the hassle they will put you through. I lived in UTrails for 2 years, the place is small and it's old so it may look grimy when you first move in (but nothing awful) and stuff breaks sometimes, but any fix it request we put in gets fixed within a day or two, sometimes within hours. We've put in requests for stupid things like water pressure and a better peep hole and it got fixed same day. I've heard too many horror stories about people's washers being broken for a month at the Ave or Holly. Plus management never really finds out about pets. It's affordable (about $70-120 utilities for a 3 bedroom) and the gate stays fixed. If it breaks, it's usually fixed by the next day so we don't get a lot of car break ins like other places. I know the Scarlet's gate stays broken and The Republic has a lot of break ins. Honestly, wish I could stay next year, but my friends want a house so we don't have to deal with thin walls and neighgbors (which you'd get at any apartments). But it's nice being walking distance from Broadway and campus. Don't have to worry about parking or a DD. read more

If the offered a negative star I would rate it as that. This place is an absolute joke. You can't use their bike racks, they get destroyed by thief's. The pool is never open. The office NEVER answers the phone. The staff is rude!!! They had mail on a Sunday for my daughter and they were sitting in the office "chilling" and wouldn't give my daughter who hurried to get there before closing, only to be told they were "closed for an hour"....their hours were posted and it should have been open. Just an absolute mess. They are NOT there for their tenants. They are there for the job and money. DO NOT TIE YOURSELF IN TO A CONTRACT WITH THESE PEOPLE. TRUST ME!!!!! Don't do it! Owners changed and the new Mgr is not friendly, very rude, they dont follow through with what they offer. They do not communicate with tenants. Maintenance came into my daughters apartment without notice! Did nothing to her walls from a water leak from the upstairs apartment. Hit and run on her roommates car and no one would check security cameras or help them out. Very disappointed in them which is sad because it's a beautiful place. read more

If you're looking for a super cheap apartment (in rent & quality), University Trails is the place to go. It probably has the lowest rent rate possible across from campus, so if you have no car and are looking to stay in budget, it's great. I lived there 2015-2016, and would never move back there again. The parking lots were not well lit at all, people had their cars broken into all the time, and people would break the gate and fence enclosures around the compound - so it's definitely not safe. I personally had zero problems with management until I moved out, but two of my roommates did. The first roommate was a tenant who had been living in that unit for the last year, and over the summer prior to us moving in the summer, she had contact maintenance multiple times about the leaky AC. They kept saying they had fixed it every time, but after every time, it would break again. Come August of 2016, my other roommate opens her door to find her room had been flooded for the whole summer, seeing that her room was the one that shared a wall with the AC unit. She had already paid her rent in full for that whole semester, but demanded two months rent, since that was the time it took for Trails to actually fix it once and for all. (By the way - they never paid her that rent money back). She couldn't live there, because it kept leaking. One time, she moved in some of her stuff and woke up the next day to a flooded room. Don't live on the first floor if you're not fond of roaches popping up everywhere, hidden in your carpet, or crawling across your bed. My problem with management was when I moved out. I am very thorough with my moving out skills - I am a military brat, so I've moved every 3 years, and know what it means to pass a cleaning inspection. I cleaned everything in my room and bathroom, scrubbed everything and anything down. I took pictures of everything. I recommend you do the same. I get my move out charges, and expected if not all, a majority of my deposit back. But what do you know - they're telling me my bathroom was left dirty! I filed a dispute, and they said to me in their letter back to me "We were unable to reverse the charges for the bathroom clean and curtain left as management did see it needed to be clean and there was a curtain left. We have included pictures for your records. Although the white board says 1512 D it is pictures for bedroom B as you can see by the restroom pictures." Now this was the funniest part - I know what I cleaned, and I had pictures with date and time stamps confirming the day and time I had returned my key. I went in and spoke to management, and imagine this - the accounts manager basically told me "I know it says 1512 D, but my manager said it's for 1512 B." So they're labeling their stuff wrong now? Long story short, I proved them wrong. I pulled up their floor plans and pointed out that in my specific building, and unit, there was no way the bathroom could have been my specific unit because it was flipped. Then she realized their error. Needless to say, I got most of my money back. So always keep records of everything! This whole money situation took about 2-3 months for me to get situated, and it just required many constant emails, and visiting their office several times. Don't let their non-responsiveness get the best of you, and make sure to be professional. Pretty shady if you ask me. read more

This is the WORST apartment complex. Literally management is awful, none of them have any manners. They fine you for every little thing, like having chairs on your balcony ($50). Besides proximity to the campus and price, there is no other benefits. Our upstairs neighbors are loud, obnoxious and throw things off the balcony. Many times have we called the "emergency hotline" and was just told to call the police. They fined them and everything, but when we brought this to management AGAIN, the GM, Noelani, had the audacity to tell us that we never brought it to her attention. My roommates and I had talked face to face with her before about this issue. In the beginning of he semester, my roommate had some type of bug infestation and they were going to try and charge her to have them come spray. It wasn't until she went and looked at her lease did she find that she did not have to pay for this. The apartment ended up coming to spray our apartment and our neighbors. Currently, the apartment above us had their toilet overflow so the water seeped through our ceiling onto the floor and into the first floor ceiling. Maintenance came to address the upstairs neighbors but did not even check our apartment. They did not come to check until we called the next morning. I have only been leasing this apartment since August but it has been an all around bad experience. 1/10 would not recommend. read more

They went into my apartment without my approval and cleaned out my entire room because they thought I was moving out (which I wasn't!). Then they claimed that they never did anything, even though they locked my door and everything. Nolani (the manager) is the worst human I have ever met in my life. She not only refused to help me but was incredibly mean to me on a personal level. She yelled at me and refused to answer my questions until she kicked me out of her office after pushing me to tears. My daughter took over a lease in January 2016. She originally put in for a 3 bedroom. They only had the option to take over a 4 bedroom so she took it..They didn't tell her they would be moving her out at the end of summer to a 3 bedroom. She stayed there from January to May when school released and she came home for the summer. End of July they called and said she was being moved to a 3 and she had to come and remove her belongings..(We live 10 hours away in Houston) She could not put her belongings into the new 3 bedroom because it was not available for 3 more weeks so she had to move her stuff to storage and pay storage for a month at another location..All while paying for rent in a apartment she was not even in at the time. After she moved into the 3 bedroom they hit her with a $400 bill to replace the carpet in her old apartment she was in for only 5 months. This place is a scam and she currently is using Texas Tech legal aid department to step in since my daughter is not going to refurbish their apartments on her back living in her room for 5 months.. read more

I have lived here for a year and it was a very bad experience. It is very expensive and small. The water and electric bill gets higher every month and the staff member isn't efficient at problem solving. They have me and my roommates moved out early before the official move-out date on our contracts because their error of telling the wrong moving dates to new attendants. Many of my property was lost including a router, a lamp, and other personal items, due to the carelessness of maintenance staff. The communication process of reimbursement was painful afterwards and they gave 40 dollars for all we have lost. read more

The cool thing about living at University Trails is when you sign your lease they don't tell you that it comes with free pets!! When you walk into any room in the apartment chances are you will be greeted by a giant spider. Really cool thing is they like to cuddle in bed and shower with you too!! They're pretty clingy though... no matter what University Trails does the spiders always come back within a few days. SO MUCH FUN LIVING IN CONSTANT FEAR OF SPIDERS!!!! aka don't fricken live here unless you have a spider fetish. read more

The apartment and provided furniture are in very poor condition. The staff tries to be helpful given their resources. If you do decide to live there, take pictures after you move in and out. After I moved the office claimed that they had pulled 500 gallons of trash out of my apartment. Seeing as I did not live in a dumpster this feat would have been impossible. read more

WORST EXPERIENCE EVER. Do yourself a favor and do not sign a lease here. The only upside to living here is the location, it's within walking distance of campus and Broadway, but even the awesome location doesn't make up for the horrible facility. Upon move in our apartment was filled with the former residents decorations they had left behind, AND THEIR FOOD. There was molded food in the fridge and cabinets, the staff had obviously not bothered to clean out the apartment after the last residents before we moved in which is absolutely disgusting. We also had a major issue with our Air conditioner breaking every other day. The ac would break, we'd call maintenance, they'd come three days later, fix it, then in two days it would break again, so obviously the issue was not being fixed. Then when we would call back to tell them they had failed to fix the issue, they'd put us at the bottom of the maintenance order waiting list, so we would have a never ending cycle of waiting for the maintenance men to come fix the AC. It got so bad that management knew right away which unit we were in when we'd call and say the ac broke again, we even had the maintenance managers personal number in our phones because we were in contact with him about our ac so much. You would think that something would be done with our air conditioning unit seeing that we had put in at least 20 work orders for it but the big issue was never fixed, they would just bandage the problem which obviously didn't work. We also found bed bugs in our unit and when we went to the office to inform them of the issue they rolled their eyes and said they would send someone to look and never did. The staff is horrible, and you couldn't pay me to live there again, not worth it, don't sign a lease here. read more
