    Love the new management! Love the neighborhood vibe. Staff is friendly and prompt and I enjoy being so close to Campus!

Listed below are my pros and…read morecons (: Cons: All resident packages are kept in one big room- if someone has a code they have access to all of them (they used an "honor system" with a bunch of college students), during the tornado nobody lived downstairs so I had to leave in the middle of a storm to shelter, parking lot has no speed bumps and cars fly through there 24/7- me and my dog have almost been hit 10+ times, cars go the wrong way on the roundabout in the entrance nearly causing wrecks frequently, it's hard to get ahold of management- they give you their email address but I've personally never received a response from them, small pantry, small fridge (for 4+ people), the. Office is only open 10-6 and no weekends so can be inconvenient if you need to talk to them. Pros: With the package system- you can get your package even if the office is closed, the pool is always clean in the summer and mostly spring months, rent is cheap for a Lubbock apartment, capstone hosts little events that you can participate in and win free items or get free drinks/food sometimes, great amenities! I used the gym, meeting room, printers, pool, and have no complaints about any.

I had everything ready and completed, and from our conversations it felt like the process was moving forward with only the housing agreement and countersignature left. Then on 05/26, I got a call saying my housing had been given to someone else because another applicant completed the process faster. Yes, the email stated that housing was not guaranteed until the agreement was counter-signed and completed, but the way this process was communicated and handled was frustrating and disappointing. After spending nearly a month preparing and relying on the information provided, losing housing at the last minute felt unfair and poorly managed. I was also experiencing issues receiving guarantor emails, which made the process even more difficult. My biggest issue is not the policy itself, but the lack of urgency, communication, and customer consideration throughout the process. Future applicants should be aware that nothing is secure until every document is completed and counter-signed, regardless of what may be communicated during the process.

The front staff are always so nice, helpful, and never gave me any issues. When I would put in a maintenance request, they always were attentive and did not give me any issues or attitudes. The proximity that the apartment was to the Kinesiology building or the stadium was pretty close. I miss walking to campus every morning for class. I am so happy that the roommate matching was not a disappointment and I actually was parted with individuals that actually know how to clean and be quiet. The parking garage always had open spaces when I would come home from work. I've never had any issues with the updated appliances, or the furniture in my unit. I absolutely loved living at The Village at Overton Park and if I did not graduate, I would still be living here! This is the better apartment out of American Communities around.

Mold growing in the walls behind the showers. I can't use my stove or oven without setting off the fire alarm because of how sensitive it is. And the maintenance response time is terrible. Broken AC? Took a month and three service requests for them to fix it. Broken security gates? Takes three months, during which their security solution is to chain the gates shut, creating an illegal safety hazard. And my bike still got stolen.

The dryer in my unit was broken for a whole year and after complaining daily, the staff at the front office did not care and never fixed the issue. I had to go to the washateria to dry clothing. Then, the microwave wouldn't warm food properly only keeping it cold. The maintenance staff do not care either. The office staff is terrible and will treat you like you aren't anything valuable to them. I had to get the lawyer on campus to help me get out of my lease because the unit that they leased me was not ready, but instead it was uninhabitable to live in and they did nothing when they paired with me a 56yo woman with her vicious dog. The 56yo roommate wasn't even a student and she hogged every space in the kitchen. She would ask me where I was going to and from. Every single time I'd come into the apartment, her little dog would bite at my ankles. I reported this to the management and they did NOTHING! I was told that they couldn't do anything because equal housing rights. I was told by the lawyer on campus that the property manager is by far the worst to deal with and he always receives complaints from parents. Thankfully, Tech has a lawyer on campus that advocated for me to allow me to move to The Village at Overton Park. It was like a 360 flip when I went over there, it was a much better choice!

The front office is run by other college students who clearly don't care, and management is even worse. Maintenance has entered my apartment multiple times while no one was home, without any notice--even though my profile specifically says "knock first before entering." They completely ignore it. They rarely communicate. Anytime you ask about something, they'll say, "We're sending an email out today"--but it never happens. When we moved in, nothing worked properly. Our washer and dryer had to be replaced three separate times. This place feels like it's run by children. I would absolutely never recommend living here. The only nice person who works here is one of the maintenance guy (I wish I knew his name)

But this college in the dusty Panhandle town of Lubbock, Texas, ain't so bad as the low rated reviews say. It is NOT a big city. Bigger than most towns within 340 miles or so, but it's still got that small town vibe. My daughters' doctor and many other really good doctors in this vicinity studied and/or graduated from TTU. I have taken family members to Texas Tech health care facilities all over Lubbock. The staff members' compassion and competence have meant the world to me. I didn't attend Tech for a reason. I had the chance, but I didn't want to go to the same damn school as everyone else from my high school. Lol. I also didn't see the point in spending the tons of money since I knew I wouldn't be getting a full scholarship. My uncle graduated from here, though, and played baseball. Wreck 'Em! I have been here for all kinds of events and most recently my two young daughters and I walked across the campus during the day and then later on the night of April 25, 2026. The campus was well-lit in most areas. My daughter who is in seventh grade is already expressing interest in this place to become a vet. She has a while to go, but they are already pushing the college degree plan in her school. We'll see... The Red Raider mascot is one of the most unique in the country. There are traditions here.     It's a long not smooth drive from D/FW area...Once we got there on a Saturday at 8:30am, I expected…read morea very EXCITING welcome like when you tour LSU, especially since there was over 300 people/families present...NOPE...we just sat QUIETLY and ALONE for 30 mins, no presentation, no music, nothing...we was given plastic bags at arrival to carry around campus on a hot summer day (100 degrees) not backpacks like they give you at Baylor, Texas A&M, LSU and OU. They also gave us luke warm Dasani bottled water vs. ice cold as they told us it was going to be 100 degrees for the 2 hours we are in the heat. Ok, that wasn't it..we did not enter ANY of the academics buildings. stating that it was because it was a saturday and they were locked!! WELL UNLOCK them when you know you have 300 people coming from Dallas, Houston, New Mexico and California to TOUR!!! This was VERY disheartening...Don't keep us in the heat and talk to us about how NICE the honors college is with a chic fila and Starbucks or about the largest classroom but we can't see it...not when we JUST left Texas A&M and they toured us INSIDE 11 of their academic buildings on a SATURDAY in the cool air-conditioned seats and talked to us about their college of medicine, etc...and we had to drive farther to get here! Then, we only saw ONE dorm OPTION...NO WAY!!...we wanted to see at least 3 when you have over 8 or give us a map to tour off-campus apts as an alternative (like they do at TA&MU)...and the campus needs at least 1000 more trees on it...it looks very dry and desolate.. The kids (tourist) and the buildings were clean. Unless you are alumni kids or just love the color RED, I don't see the appeal personally...College Station is a nicer city, San Marcos is prettier, Austin is weirder (lol), Waco is smaller, Houston is more appealing and Dallas is classier so it comes down to legacy obviously..
