After interviewing 4 agents, we went with Lisa Bednarski and BREL and we are so glad we did. Lisa's enthusiasm, positive attitude, and excitement at the challenge was a refreshing change. Scammers! Beware! I lived here during March-December 2024, 120 Maitland st. From the beginning I…read morehad issues with them; somehow someone from their office stole $1600 (from my account, when they were asking for 1st and last) I had to call my bank to find a solution. They lie to tenants saying that the place is clean and that they perform pest control. The place is infested with roaches and bed bugs, and Linda (building manager) lies saying everything is perfect; they did 2 pest control in the year, but I had roaches constantly, so when I asked for fumigation, Linda and Justin (Gowan Property Manager) denied it, stating that there is only 2 fumigations during the year, which goes totally against pest control terms. The floor in my unit was chipped and the room unleveled. They put garbage cans in front of 1st floor units, which carries fruit flies, that go inside the unit during summer putting at risk all tenants health in that floor. When I left they stole my key deposit of $50 dollars. Furthermore I have a friend living there and he is experiencing several similar issues, so beware of this place!!!

DO NOT LIVE HERE!! I lived at 15 Dundonald Street for about one year while it was under the…read moremanagement of MetCap Living. My advice to anyone considering living here would be to find somewhere else. When I saw the building I figured, "meh, it's not the nicest looking, but how bad can it be?" It is horrible. Almost everything about it is so bad that I actually requested an early end to my lease. Pros: Good proximity to the Eaton Centre, University of Toronto, the museums, grocery and liquor stores, subway station, and more. The building offers an outdoor pool, tennis court, basketball court, and a gym (however, see below). I only interacted with the building staff on two occasions, but they were really sweet and helpful. Cons: (General): First, the building has no AC and gets very hot in the summer. The building is noticeably run-down, with faded/chipped paint on the exterior, an overall dingy feeling, a dirty parking garage, stains in the stairwells, peeling wallpaper in the hallways, and units that have scratched floors, marks all over the walls, and baseboards that have pulled away from the floors to reveal cracks all over. Outside the building, I have had to step over drug needles and tourniquet bands on several occasions. The electrical outlets are not secured properly and push into the wall when you try to plug things in, in one case giving me an electrical shock. The building gym is windowless and poorly lit, feeling almost dungeon-like and the equipment is so limited as to be essentially useless - they offer one cable machine, a limited number of dumbbells, two bikes, and two broken treadmills. (Safety): In terms of safety, the building doesn't have an overly safe feeling. There is no concierge and the building door frequently had issues with automatically shutting, so anyone from the streets could walk right in. In one instance an intoxicated man got into the building and showed up at my door. He wouldn't leave despite me repeatedly asking him to, and kept insisting that I let him into my apartment. I needed to phone the police. In another instance, I encountered a homeless man from the streets who got into the building's parking garage because of its lack of security. (Landlord/Management): Never in my life have I encountered management as poor as this. During the coronavirus pandemic (of 2020) the building rightfully closed down public amenities, including their tennis court. However, well after provincial reopening (over two months later) and they had still not opened the court. This was disappointing to me as it was one of the features that I enjoyed about the building. I sent various emails, and spoke to the building employees, the building manager, MetCap customer service, and the property manager, and at every turn I was ignored or else received a response blaming other departments for the lack of information. After months of being ignored I contacted FMTA, who informed me that their actions highlighted those of a lazy company trying to get away with as little work as possible, and suggested I pursue loss of service charges through the Landlord and Tenant Board. I mentioned this to the property manager hoping it would prompt a response...and I was still ignored. Suffice to say, there is an overwhelming feeling that this company couldn't care less about your living situation as long as they get your money. (Bugs): One last thing to note: I was fortunate to see no bugs in my unit, although my neighbours did tell me that they frequently see cockroaches. My advice would be to consult a bug-registry website for this building because most testimonials about bugs here are incredibly damning, citing frequent cockroach and bedbug infestations.

Not only has this building had constant cockroach issues (no warning of this when signing the lease of course), but the elevators are constantly out of order with no rush to repair, the staff have terrible communication skills and take months to deal with any tenant issue, there is constant construction noise, outside strangers get inside the building and risk the safety of the tenants, homeless and drug users frequently linger in the alleyway and so on and so forth. They even took away any free visitor parking, making you pay every time - when it isn't even safe to park there.

Because of the poor organization and lack of communication on the part of my previous management company, switching to PMT was complicated. Thank goodness the people I was working with at PMT, particularly Pedro, were so helpful! Everyone at PMT went above and beyond in helping me make the switch. PMT has been highly responsive, quickly to reply to messages, friendly and extremely helpful. They have helped make my property run more efficiently, organized all the repairs and clean-up that had been previously unaddressed, and in the process also sourced the most cost-conscious ways in which to do this. Working with the team at PMT is a pleasure and I feel relieved knowing they are caring for my house.

But Rebecca was always negative, impatient and incredibly not helpful. In the end, she did not find the perfect place for me. And the process was awful too. She made herself unavailable on short notice and never responded to my communication very quickly. She is not very tech-savvy and unorganized. I don't appreciate that she wouldn't let me step outside my own comfort zone, even when I myself was tempted! I am not very grateful for that. She was awful and I don't recommend.

There was an immediate rapport and we felt, right from the beginning, that we could trust her and rely on her. The market was hot and we expected our home to sell quickly. It was with great excitement that we began the whole process; Rebecca was there every step of the way to guide us as we prepped the house for sale. But it was in the following weeks that we really came to appreciate her professionalism, dedication and support. The market shifted and the house didn't sell as quickly as we had anticipated. Instead of a bidding war we found ourselves wondering if we would sell at all. But Rebecca was amazing. She did her research, pulled out all the stops to showcase and market the property effectively, remained available and committed through it all, and got us the price we wanted. Moved into 7 Walmer with my roomate in December 2024. Within three hours the electricity went out…read moreand then it was turned back on about an hour later. Then the heat went off and my roomate and I had our morning coffee in our winter jackets. It took five notices of entery to get it to 70 degrees like it states on the lease that the temperature has to be and no lower at all times (Toronto law it supposed to be 71 degrees by the way). Then on October 30 I called management to ask when the heat was going to be turned on and she came to the door and said it was turned on on October 1 and checked the heaters which were cold. She didn't respond to my email because she new that could be evidence for a lawsuite considering me roomate had cancer and was already unwell. To make matters worse the super dumped all of the drained discusting water from the heaters into the bathtub and not in the toilet which anybody with an IQ higher then room temperature (pardon the pun) would have known - unless he did it on purpose which wouldn't suprise me. If you move into 7 Walmer my condolences.

Rented an apartment at 7 Walmer Road for a year…read more Management has poor communication, internally and externally to tenants. The rental office thinks something is done one way, but the property manager says it's done another way. The rental office thinks we're suing them, but we never filed anything. We made a big mistake coming here without checking the bed bug reports. There have been reports a few years ago, and there were still bed bugs when we lived here. Not ideal to put students in this situation. Their management was a mess and complicated things.
