Rick Silva is as good an appraiser as I have come across in my 15 years as a mortgage originator. He operates in a fast, effective and fair manner on every order. When issues arise, as can often happen, I've always found him to be open to discussion and very fair minded. He always does what he says he will do and consistently delivers on time, with high attention to detail. I've not come across a better appraiser in my career. read more

Rick Silva of Utah Appraisals came to my home because a realtor called him to get a value on our place. We didn't really have any comparables because of the uniqueness of our place. I told him I needed to know how much the rear of our property would be worth if it was split off into a lot having the ease of access with curb and gutter and utilities already running right next to it. He said for $300 more he would do a deep dive into it to see the value of the potential lot. He spent a total of maybe twenty minutes at our home. A couple of days later I got an email of the appraisal and no printed paperwork. His so called deep dive just included recent sales of subdividable properties that I was already fully aware because they were easily brought up on the internet with just a simple search which told me nothing. He charged me $900 for what I feel he spent probably and hour on the internet and twenty minutes at our home. When I complained about it he told me he would have to spent a lot more time on it to give me what I needed to know. If he wasn't going to do more than just review recent sales that I already knew of that were not at all similar to our property why did he take my extra $300? I also would of had to print this appraisal up myself since it was just sent in an email, which I didn't because it was useless to me. I feel I just looked like an easy mark. read more

Amazing! I needed a very quick, last minute appraisal a week before trial. Then I needed him to testify, and Rick made it all happen and used accurate values, comps and discussed a different appraisal. I was all done professionally, and he testified in court with attorneys asking questions and it went right to the heart of the matter!!! He was incredible! And his rates were adjusted to the work he did. He worked with me and was such a great person to work with. read more

I'm on a HOA condo board with an indoor swimming pool that has failed. We are facing the need to rebuild the pool completely or convert the pool room into a gym or workout room. The question we, as a board, had, will there be a $$ value difference per unit at resale pool vs a gym or workout room. Without charge, appointment, hesitation or fumbling, Rick was willing to share his knowledge, experience and expertise on this subject. Infact a willingness to create and send an email for tangible and verifiable information was offered (and accepted). Working with Rick with Utah Appraisal Solutions was painless, very pleasant and point blank simple! read more

The appraiser came and spent a total of 20 minutes going over an 11000 sq ft mansion. It takes longer than that to walk through the house in reality. The appraisals came at $1.6 million because this guy Rick Silva has no clue. Another appraiser the previous week came In at $2.3 million. The previous appraiser spend over 2 hours measuring and checking out the home. These guys are a joke and charged me $800 for an inaccurate appraisal. These guys were off on the square footage and the acreage too. For real maybe they should check county records and see that they were off over 1000 square feet and .2 acres. I would never recommend these guys to anyone. Hire any one but these incompetent people. read more
