Parrot Beach Cottage unit 4 in Siesta Key Fl stay started off great. Amazing location just feet away from the beach and a short walk to the village we could not have asked for a better location. Then on the 4th night of our stay we got in late and encountered cockroach in the toilet. When we looked around the bathroom we saw several more. They were small but there we several visible. We didn't sleep well at all but had to stay in the room. When we got u a couple hours later we saw a large cockroach just above the toilet paper holder on the side of the sink vanity. We called Vacasa right then and explained the situation and sent the representative pictures to substantiate our issues. He was helpful and told us the local property manager would be contacting us. We packed our belongings as quickly as possible and reserved a hotel room in Sarasota. Our last full day of vacation was a bust. The local agent could not be reached for several hours. When she did call around 11:30 am she told us she saw no evidence of cockroaches she told us that the picture of the large cockroach in the bathroom didn't look like anywhere in the unit. We told her the location of the other cockroaches and she continued to tell us she could find none at all. She told us the room is rented continuously and they never experienced cockroaches prior to this. She continued to state that she could find none. We felt as if she implied we were lying. She didn't use the word lie or liar but it felt implied. We felt very insulted. We have been visiting Siesta Key the same week for several years and we always stayed at the same place. This time we tried a new place and now we regret that we didn't stay where we had in the past. we had an a legitimate issue and it was handled poorly by the local Vacasa property agent. Nothing about this house and Vacasa is good! If I could give a zero star rating I would. This house was infested with German roaches, mice & stink bugs. We had to throw away food that we were cooking because of the roaches that were running on the counters, sink & cookware. The house smelled like mold. Mold was found on the shower curtains. At night you could hear mice in the walls. Mouse dropping was found under sinks in the bathroom. I took pictures of all of the above and sent them to Vacasa. I asked for a refund because the infestation was so bad. We stayed there only for 2 nights for a weekend trip to Gatlinburg. I asked for a full refund and have been given the run around for almost two weeks now. I have called and talked to customer service multiple times and even been hung up on once. i rent my apartment with Vacasa. turns out that they don't control the tenants. on one rental, there was a party with 18 people (i have the videos from my nest doorbell), all of them smoking pot, drinking, and not following the bylaws of the property. they say that they don't have a way to control what happens on the properties that we trust them to rent. these people did a lot of damage, and they charged them with an insurance (and me too), but at the beginning, they didn't want to use it (maybe they just charge and never take a real insurance). in the end, they fixed the damages, but now that we want to go out of Vacasa, they have a lot of terms in small tiny letters of the contract. i wish there was something in the contract that penalized this company for letting people do whatever they want, breaking all the rules of the resort... the worst part is that the main office for the area is less than a mile away... stay away from this company (if you can call it that). worst part: the apartment is 1700 square feet, 3 beds, 2 baths (8 people capacity), 15 mins from Disney, and they rent it for $69 a night, and over that, they take 25%... it's better to have it closed just for us... read more

I rented a condo that is managed by Vacasa in Gulf Shores for the New Year holiday. The unit was absolutely disgusting. Vacasa was unresponsive, so I tried to clean. Limited supplies were available. I found dirty and wet dishes in the cabinets a drawers. The kitchen surfaces and appliances were covered in a thin film of grease. The unit smelled horrible. It made our hair, clothes, luggage etc stink. The furniture was stained and damp. There was an electrical issue that kept tripping a breaker. The oven set off the smoke alarm when turned on. Two days later, the rental appeared with my rating and a very truncated version of the review I wrote. It was gushingly laudatory (positive). I think Vacasa App is my new vacation so rental app. Reason why: Pricing: After searching on Airbnb and VRBO I found Vacasa's pricing WAY better. Airbnb was about $100 more and VRBO was $30 more... for the same unit and dates. Customer Service: Woah. Mitch the local management person in Washington (maybe Bellevue since that's where we are staying) literally called me from his cell and informed me of an update to the rental. He was incredibly easy to talk to and so helpful. He's available via text and super responsive. App: super user friendly. I prefer using an app rather than desktop.. so it's important that I can search for my rentals via app. The user interface is clean, great pics, LOVE that they provide all of the details in the app (how to open the door, house rules.. everything. I switched to Vacasa management for our Steamboat home the end of Dec 2021. Because there were a few booked renters from my prior property rental company, I asked vacasa how they wanted to handle cleanings after renters left (currently booked from prior company and future Vacasa renters.) Vacasa wanted to handle ALL cleanings, so I canceled my existing cleaning services and trusted Vacasa to clean my home between renters and notify me of any damage so it could be addressed asap after renters checked out. In the 2 months Vacasa managed and cleaned our home, my husband and I incurred over $800 in damages from renters. We discovered the damage ourselves when we walked into our home March 5, 2022. Vacasa failed to notify us of any damage during this period, and since Vacasa was responsible for cleaning and notifying us of damage ... we were shocked! In addition, we were not able to determine when the damage occurred and which renters caused the damage. Had Vacasa notified us of damage and sent pictures when renters left, we could have filed a claim against the renters for damage. Discovering all damage on our own made it impossible for us to determine when damage occurred and who was responsible. In addition, renters contacted me twice over missing pillowcases and towels. When I called Vacasa, I was informed "they ran out". I'm not sure how that justified leaving renters without pillowcases and towels -- particularly since I paid $450 for new linens 2 months prior. It was clearly broke well before our arrival and no one called to notify us (until returning our call after we arrived and complained). We were told maintenance would come out which never happened. We had a trip planned for this week, November 13-16 on a house on Whidbey Island. I had a bad fall on Thursday, the 9th, which fractured my left hip, and had to have emergency surgery to repair it. Writing this review for my son who is currently catching up on work after a HORRIBLE experience with Vacasa. I started using Vacasa for my cabin in Franklin, TN a year ago. I moved to McKinney, TX for work. I got rid of Vacasa 6 days ago. It's been a nightmare. I have videos/pictures showing complete neglect by Vacasa. I started receiving bad reviews about the cabin being dirty and the landscape being ignored February 2023 when my mother and stepfather stayed. I contacted Vacasa with pictures. They said they would immediately correct the issues. Vacasa charged me for a heating issue when my mom was there. According to her, there was no heating issue; no one came to repair anything. A little over a week ago, I received a cancellation to my homeowner's policy due to property's condition (huge tree down blocking the fire pit, debris covering the roof, etc.). I drove 10 hours leaving my wife in her 3rd trimester, a terminally ill father-in-law, and my work. I arrived at a yard which was unrecognizable. All landscape was covered with leaves, the roof covered with leaves/debris, and a huge tree down. I called Vacasa and told them what occurred due to their neglect and refused to give 90 days' notice for cancelation. They allowed immediate cancelation, likely knowing they were in breach. Inside, the dehumidifier was off. There was a very pervasive moldy smell they attempted to cover with spray. Even after 8 hours with all the windows open and the fans on, the smell was horrific, and I couldn't understand how they would expect anyone to stay in the cabin under those conditions. There were bugs in the refrigerator, bugs and spiders in EVERY corner of the house, and a mess under the sofas and stove. It looked like the housekeepers were sweeping everything under the sofas and stove. The items included an empty bottle of Dr. Pepper, washcloth, cheerios, and other debris. There was urine on the toilets, dirt on the shower curtain, fingerprints on the windows, food on the dining room wall, mud on the staircase. This was AFTER housekeeping had been there. I have extensive videos, photos, eyewitnesses. The front door was swollen shut. Vacasa removed some hardware to put a lockbox on but left raw wood exposed. In TN, it's extremely humid with lots of rain. I sent a video and asked them to fix the door. They denied that they caused the issue. I took a close video in detail, and they haven't responded. I experienced that A LOT while they managed the property - no response or lip service with no results. They charged me $275 two months ago to fix the door issue (which they caused). It was never fixed. I worked day and night to clear the roof, landscape, and cabin to get my homeowner's policy reinstated. I had to return to TX ASAP. Vacasa has yet to respond. They just keep asking questions and buying time. I went to take pictures of the negative reviews which had alerted me to the situation to take legal action and those reviews have disappeared. I'm certain this is illegal. In my heart I had wanted families to come and enjoy this cabin and the peaceful atmosphere. Vacasa destroyed that vision. read more

Vacasa was unable to give us an answer on who entered and never called to follow up. When I called back they gave me a speculative answer on who had possibly entered. DO NOT USE VACASSA! Our vacation quickly turned into a nightmare with electrical issues. We had booked a house for 2 nights. Within 2 hours of walking through the door we had notified Vacassa of lack of cleanliness and more importantly significant electrical issues effecting the entire house. There was a strong musky smell of mold present. We observed mildew on the window seals, human and pet hair found in several locations, stains on the bed and a very unkempt yard with grass around 3ft in spots. After running a bath for my 3 year old we went to turn on the bathtub jets which made an odd sound causing half of the building to lose power. Immediately I tried to call Vacassa and ultimately the automated system started a text conversation. During this conversation I was informed that Vacassa created a ticket for their local team to address the issues and coordinate. They asked if a circuit breaker had been tripped, my husband was able to quickly identify all breakers were not tripped and I sent a picture to Vacassa through the text conversation. I asked if it was safe to stay in the home with the electrical issues and was informed "In case is necessary for you to leave the unit the local team will notify you." We had sent several videos and pictures of the oven showing an error message, lights flickering, the microwave not working, an GFCI outlet triggering making a clicking sound. We asked them how to get it to stop they stated they couldn't see the video so I sent it via email and requested they confirm receipt. (They never did.) Considering the severity of issues and the fact that it was quickly communicated we assumed someone would be out that night so we just requested for a call prior to their arrival. By 11:30pm no one had shown up. We ended up sleeping on the couch and pull out not wanting to be in the master bedroom due to the electrical not working in there. Woke up early after a restless night with hardly any sleep and still didn't hear from anyone by 9:15am so we text communicating we were leaving and not coming back. An hour later we received a call from the local Manager Lauren stating that their normal procedure is to attempt to relocate us so we requested they try to find us another option nearby. She said someone would be reaching out within 30 minutes. An hour after that we received a call back and informed there was an option down the road however it was located in a multi family unit vs we had reserved an entire house and we requested another option if possible that matched more closely to our original booking. 20 minutes later we were informed there was another option available. IT WAS LITERALLY RIGHT NEXT DOOR TO OUR INTIAL RENTAL!! Instead of the restless miserable night we had just endured we could have (potentially) stayed in a home where the electrical issues weren't so prevalent!!! After taking a short amount of time to process everything we decided we were uncomfortable with stating next door to the house that had all the electrical issues and requested to cancel our remaining night and as well as a full refund. By 2pm we received another call from Lauren who ended up stating there would be no refund at all stating the electric issues were resolved and it was a GFCI outlet causing the issues, everything had been resolved. We requested someone meet us back at the property to show us the issues were resolved, initially she was going to send house keeping out to show it had been cleaned when we requested an electrician we were informed that couldn't be arranged because there was no one in the county to do so! After the call with her we called back to the relocation team and filed a complaint for the manager Lauren and the property. We were then informed that Vacassa only had record of our initial complaint of cleanliness nothing of the nightmare electrical issues. By 3pm after speaking with Dylan we were informed there would be no refund for the night that we had stayed even though there was no where to cook, no electricity to half the house and we weren't even comfortable to use the shower/tub. He stated he would send an email confirming and a refund for the second night. It is now 1pm the next day and we have not received an email nor is the partial refund showing. I had to spend an hour going through the whole place to make sure there was nothing else that might harm my kids. Unsurprising to find such a poor review record, but I feel obligated to add our experience. We booked a two night stay on Monday for the following weekend. We are located in Tampa Bay, FL. On Wednesday we were notified that Hurricane Milton is a Cat5 storm, the airports would close, and we must evacuate. We immediately reached out to Vacasa asking them to simply cancel our reservation especially since it was several days before checkin. They refused and pointed us to ABB customer support. ABB reached out to Vacasa as the host and requested them to cancel our reservations due to the Major Disruptive Events Policy. Below is the message back from the ABB Customer Service team. We had an experience where the home had a bunch of flying ants. The first day we saw a few but it's in the woods so we didn't worry too much the next day I let the rental company know they said they couldn't do anything for three days. By the time we were ready for bed the ants were everywhere. On our pillows drinks and even in my husbands CPAP mask. Our stay in Pagosa Springs Colorado: We were moved from a 5 star custom built vacation home on Vision Crest into this home on Garnet due to a broken boiler at the last minute, which was a major step down in quality. The home on Garnet was just a regular neighborhood home. The owner had just moved out and put this house up for rent, and it was not cleaned or ready, and the furniture and decorations were sub par in comparison to our beautiful vacation home that we originally rented. We were forced to move all of our food and luggage out of Vision Crest into the house on Garnet. There was a bag of sushi that had been left in the refrigerator and stunk up the house, smelled like spoiled fish. Neither the front porch or back patio had been swept and was very messy and dirty. There were 7 large black hefty bags on the porch, full of trash and pine needles, as well as a two garbage cans, and that took up half of the patio space. The back yard had lots of weeds and no landscaping for flowers. The king bed wasn't even a "king". It was two twins beds pushed together and very uncomfortable! No hair dryers. The floor in the kitchen and living room had not been mopped (we could tell when walking on it in bare feet, it was sticky and had that gross feeling). The BBQ grill didn't work, so we had to boil and bake what we brought, which was a bummer. We could only get one out of the five burners to work on the grill. Window glass has cracks in it in main living room window, gave it that getto feeling. Two windows were missing a screen, so could not open it at night for airflow. No A/C. The vacation home on Vison Crest had a propane fire pit and Garnet did not. Even the patio furniture was the cheapest metal frame junk you would pick up at Walgreens, not VRBO quality at all. The driveway was rubbly and had weeds in the cracks. Evan, the property manager came by with supplies and hooked up the BBQ grill, but did not test it before he left. Cleaning lady came by and swept our front and back porch and garbage bags were moved to the side of the house. We had asked several times if we could get a voucher for a future rental next year, or even a little money back since the Garnet home was such a disappointment. This was our annual girls trip, and we really look forward to coming back after hiking all day for a glass of wine and dinner at our beautiful vacation home and enjoy the backyard. The Vision Crest had an acre of land and Garnet had a standard back yard with neighbors right next to us on either side and behind us. In asking Evan, he said he would take to management to see what he could do for us an we have followed up with phone calls and text messages only to be ignored. When we rent a home for a girls trip, we want to be in a gorgeous home that neither of us can really afford, so this is a treat for us. We arrived at the property an hour and a half after check in and the cleaning crew was not finished. We agreed to go for a walk on the beach while they finished. After seeing the state of the house, my husband felt as though they must have felt rushed. They should not have been rushed because guests are asked to leave the premises at 10 am and check in isn't until 4 pm. There was dog hair everywhere. The bathroom in the master bedroom was dirty. The blinds were caked with dirt. One of the eyes on the stove top was broken. The light over the sink did not work and the freezer popped open every time I closed the refrigerator, melting whatever was inside. I called the 1-800 number and was told someone would come out to check the freezer door, and he asked that I send an email directly to the company for the cleaning issues. No one ever came about the freezer and the response to my email was a form letter from Vacasa saying that all of my issues had been addressed. I sent a second email and got the exact same email What Vacasa did not know is that my husband and I were there for three weeks, so we know that nothing ever resolved or got fixed. I spent five hours cleaning. The one thing I could not clean was the carpet, which had terrible stains, presumably from dogs urinating or defecating. Finally, there was a sign saying that yard maintenance would come on Tuesday. No one came and the outdoors had pine needles everywhere and dead plants. read more

We spent the entire month of July in a Vacasa rental in Harbor Springs, Michigan. We have rented in this same community of villas for the past 4 years. This year we were extremely disappointed in Vacasa's service. It started out that the key code they gave us for entry into the villa, didn't work. It took 30 minutes on the phone with them to find a code that worked. Unfortunately, it only worked for one day. The next day a Vacasa handyman came and worked on the door code for quite a while before he found one that worked permanently. The villa was not properly cleaned plus the light overhanging the stairs going to the second floor was burnt out. It was impossible to see going up and down the steps at night. This should have been checked before our arrival. But the worst was that the entire villa (3 floors) was infested with ticks. They were everywhere - in the closets, in the bathrooms, in the bedrooms, in the kitchen and living room. Plus there were tiny "sugar" ants on the kitchen counters and the dining table as well as the large carpenter ants on the second floor. It took them four days to send an exterminator to the villa. During that time we had to move everything off of the floors to be sure we didn't have any ticks in our shoes or suitcases. We should have been made a priority to get a pest control person to spray since ticks are so dangerous. Instead, we were told "Our exterminators are busy. We will get to you when we can." Vacasa was totally unresponsive to our requests and it made our stay at the villa much less enjoyable. I will never use Vacasa again as a rental agency. My advice - DO NOT RENT FROM VACASA. This company is too big for their own good. They will tell you one thing and then once you book, it's the complete opposite. They will also try to upcharge you for items that aren't even available. I was looking to book a stay that had an outdoor pool. I inquired as to if the pool was heated and I was told it was. I booked, paid in full, and then they tried to tell me it was $32/night to heat the pool. When I told them it wasn't advertised as an extra and I didn't expect to pay for it, they then told me that a heated pool wasn't even an option! What a joke. read more

After a long wait, it appears they did have our quilt after all. Someone had picked it up and removed it from the property and washed it. I was told that they put it in the inventory stack for items that are kept for that rental. A very competent individual was persistent in trying to find the quilt and was able to track it down in the nearby office. They notified us that it was being returned to us shortly. My wife is extremely happy to have this family treasure back and I was saved from years of torment of being reminded that I didn't pack it when we left the rental. This aside I can say that the rental was clean when we arrived. There weren't many trash bags and the toilet paper was limited. Among four people we ran out of these items before our stay was over. The view of this specific cabin was OK but not amazing. It was looking out over a ravine and there was another cabin nearby. For what we needed, it provided us with shelter during the cold rain and provided us with a base camp so we could do all of our shopping and hiking. read more

This review is for a Vacasa-managed property on Lake Anna in Virginia. Initially there were issues getting in and I called 5 people before anyone called me back, which was frustrating. The house itself was nice and had some nice features. But the main issue was that we paid probably double what we would have paid for that house in a different location because it was on the lake. They advertised water equipment like kayaks, canoe and paddle board and a beach, none of which was really usable, either broken or missing paddles or seats. We had 7 people and only 1 kayak was kind of usable. The beach was overgrown with grass and the grass in the yard hadn't been mowed probably in a month. When I complained about that, they said mowers were scheduled for the next day, but they didn't come. There were splintered boards on the dock from a broken bench and other broken areas, which was unsafe, especially for our toddler granddaughter. Unfortunately, I missed the deadline to review the property on Airbnb, so I am reviewing here. When I complained and asked for some compensation, they only offered $150 back after we paid $2200+ for 3 nights. After I said that wasn't acceptable, they did up it to $175. read more

It was disgusting including flecks of poop on the toilets, food residue and nasty smells in the fridge, carpet had unknown gooey things ground into the rug. It was GROSS. So planned an 11day trip to New Orleans for my 50th b-day through Booking originally. (I've used Booking for so many stays all over the world happily) Our reservation was taken over by Vacasa. The original place we booked became unavailable 3 months later. Vacasa booked us another place thoughtfully, but not in the desirable place we wanted and it was $700 cheaper than we had paid. We had to ask for that refund, they never offered to us and took many attempts to fix. After travelling all day and arriving at 10pm in a dark alley in a place we didn't book, the directions we received from Vacasa did NOT get us inside our house. But we DID receive several messages from Vacasa for irrelevant info all day. They sent a code for the inside door but we 1st had to manage through a locked gate, and an outside locked door with a code. We called, were on hold for 20 minutes, talked to a less than engaged person, put on hold a few more times and then eventually got a call from the manager of the property 45 minutes after we arrived. So basically, Vacasa booked us an inferior property (both location and amenities), tried to charge us the same price, and didn't provide the very basic entry info into the property. Which was the worst part because we were sooo tired, had to wait way too long to remedy the situation and we didn't feel safe. read more

Vacasa is a spectacularly horrible company. They have twice left our family in dangerous conditions with no response when called to inform them of emergency situations. After the fact they have failed both times to do anything close to enough to make their failures right. Most importantly, they show no interest in changing their processes so that they can become more responsive in the future. I urge you to look elsewhere if you are trying to rent a home. read more

The worst! Beware if you are on the East coast. I have been trying to cancel a reservation within the 24 hour time of booking requirement. There is a "special" NC reservation line. They have not been available since I have been trying. I have called repeatedly only to be told the specific number on their website for NC (after not being able to cancel via my "trip manager") is the wrong number. I have been transferred around, had dropped calls and have yet to receive a call back. The rep has always asked for a good call back number. I guess they need to figure out time zones. Airbnb should cancel their deal with them as well. read more
