It was a constant hassle the entire year I was stuck with these sorry good-for-nothing landlords! They were all nice and appealing until I signed the lease and then they did not give a crap. They didn't fix half of what they said they'd fix because apparently the house owner (which was not them) refused to pay for it. My lease was with Valdosta Properties, not the owner of the house. When I turned in my notice that I would not be renewing my lease with them, they demanded I fill out all this BS paperwork or they would charge me in fees until I did. It went down hill from here! They did not process my last months payment before the deadline (their fault) and charged me a $75 late fee. They refused to fix their error in charging me this fee. When my deposit was finally returned to me, they had charged me with $500 in fees. I left that house in much better shape then when I moved in! I was charged for the weather stripping on the back door to be fix even though that was on my move-in list (they refused to fix it when I moved in because the owner didn't want to spend the money). They charged me to touch up the paint on a closet door which was also marked on my move-in list. They charged me to clean the carpet which I had cleaned but I was charged anyways. And they charged me for lawn care which I know was left in better shape than when I moved in because that was a nightmare to fix when I moved in. Overall, these people are a nightmare to deal with. I thought I had bad landlords in the past but these people win the award for the worst landlords yet! This company is horrible. They double charged us for our last months pro rated rent and despite saying they would refund us when I called they have yet to do so. The second time I called they said they would have their accountant look into it and call me back. I never received a call. I've filed with the BBB on which they have an F rating already. This is not the first or only problem we've had with them just the one that finally pushed me to right this review. I have heard many stories in the military community about how they screw over service members who cannot stay in the area to fight them. Everything bad you heard is 100% true. I continue to receive pop-ups about this business. I am like the majority who is does have ties to the military and they took my entire deposit. I completed a move-in sheet, the house was horrible when I moved in and outside of Krystal P, everyone there that I dealt with are incompetent and they will find a way to get over on you. The house was left much much much better than it was when I moved into it and they know this. I had pictures, I had notes, I had everything to show this, but I was still out of my 950 deposit. Beware of this company! They are scandalous! File with the BBB. Although they would not even follow up with them, this is something that those of you could do when you file your complete. I am a lawyer and if I did not have to rush to another location for my government job, I would have filed charges against them. As much as I would have loved to receive my deposit back (and even Krystal P. sent me a message sharing how lovely my house was when she had to tour someone), I prefer just writing reviews and hopefully they will either fix it or they will lose out on great tenants. So...I just found out that the paying residents no longer have access to the laundry room. Go figure...

I wish I could give a zero! This is the most insensitive, fraudulent business that I have ever dealt with! The house was not move in ready and I had to clean before moving in. During move out they ask for professional carpet cleaning (with receipts from company) and lawn care. There was trash in my front yard (that I brought up and was told everything would be clean and ready to go on move in) and back yard grass almost knee high when moving in! The carpet was definitely not in a "professionally cleaned" state, one room even with a slight odor. Mailbox was dirty and full of the old tenants mail that when you opened the mailbox, it would fall out. Toilets were stained. Clearly a sign that there was no upkeep or watch over this home while it was vacant. I stressed these issues prior to moving in and was told that they would be fixed and cleaned prior to my move in date. They were not. All of this was annotated on my move in inspection. My home was broken into after only two months of living in that home. I no longer felt safe. I paid a termination fee (losing my $795 security deposit) but was still liable for the remainder of the contract until someone else rented the property out. Why is there even a termination fee if there's no termination? Most companies have termination clauses. They do not. They write their lease in a way to only benefit them, not the tenant. Many of my colleagues have ran into the same issues with this company. I wish I had asked around more prior to dealing with them. I will be sure to let it be known to everyone to never do business with this company! I'll will be reaching out to the better business bureau and pushing to get these frauds off the market before they continue to fraud others! To add on to this... management is horrible! They comment on all of the negative reviews stating to call the senior management, yet they never respond either. They ignore emails and never return phone calls. I vacated the property back in May ("terminating"...meaning they kept my security deposit) yet I still paid rent until October! Over $4000 dollars out of my pocket without any help or resolution from Valdosta Properties! It's been almost a year since I first started this process with this company yet I'm still as upset about my situation as I was then. It amazes me that there's people out here like this. And she deserves recognition for her outstanding performance for this company. She has such a kind heart and will help you whenever she can. Very unprofessional. The people that run this business do not care about their tenants or quality customer service. I have rented from several places...THIS PLACE WAS AWEFUL!!!!! The house was in terrible condition and they would not fix a lot of the stuff. They did put down brand new carpet but that was all they did. I think the only reason they did is because I had a friend who worked there at the time. Everyone I dealt with them they seemed like they could care less. Every time I called they would always say "I'll get back to you later today". But never did, I always had to call them back We put in almost $1000 worth of repairs, things that we felt needed to be done in order for us to live happily there. We did not mind that part as much. But here is the kicker...you would think they would be happy to reimburse our entire deposit when we moved out. NOPE. I have never not gotten back my entire deposit before. We were moving out of town so I stayed by myself with my 2 children in that house for a night just to clean it and make sure it was in perfect condition. The house was cleaner when we moved out than when we moved in. I was waiting there with my kids for the girl to come do the walk through. My appointment was at 3pm. I planned on leaving town right after. I waited, I called their office at 3:15..."Oh, she's uh, she just left on her way." SHE FORGOT!!! The property manager FORGOT she had an appt with me!! Seriously?! How unprofessional!!! She showed up at 3:45. Told me everything looked great. I asked her when I could expect my deposit check. She told me they have up to 30 days from move out to write the check. In my mind I'm thinking "they sure didn't give me 30 days to get the deposit to them" but whatever. 3 weeks later I get an email with all these crazy things that need to be repaired. No totals just the repairs. I called to tell her this was not right, there was only 2 things that should be on that list. There was a broken toilet seat and a set of blinds were missing. (the blinds had actually broken when I took them down to clean them because they were rotting). She agreed and said she would make the changes and email me again. 1 more week went by and she emailed me the SAME LIST as before. The email said I would get back $425 out of the $650 deposit. So I called again to complain. At that point they had already mailed the check. I was promised another check to make up the difference. 2 more weeks went by and I had to call again to remind them. The account had forgotten to write and send that check. I finally got the other check and it was for $70. These people are not fair and horrible to deal with. read more

My daughter is a VSU student. She found a group of girls looking for a roommate through a facebook group. It was a great price, super close to campus and she hit it off with the roommates. I was quite hesitant because of the reviews of Valdosta Properties and the fact that they have an F rating on the Better Business Bureau's web site. I relented and called about the property on 12/6 because of the location, price and how great the roommates seemed. I specifically asked the person who answered the phone at VP how any potential damage done to the property before my daughter moved in would be handled at the end of the lease. I was told she could complete a move-in inspection form within 5 days of move-in so she wouldn't be responsible for anything that was already damaged, especially in the bedroom she would move into. On 12/11, we applied and paid $80 for 2 applications - one for my daughter and one for me as a guarantor (no apartment complex or property management firm I've ever rented from doubled the application fee because of a guarantor). Because the property wasn't on their web site to rent (since this was a lease take-over from someone moving out after December graduation), I was told to apply for a different property and call them to tell them the actual property address and they would switch it. I did as instructed. The first lease we received, however, did not have the correct address after all. No big deal - I emailed and the leasing coordinator apologized and had a new lease sent through email. I reviewed the lease and before signing (thank goodness) called again to confirm about the move-in inspection form. I was then told by the leasing coordinator that my daughter would be taking over the property as-is and no move-in inspection form would be accepted to exclude her from damages done prior to her taking over the lease. Further, since it was originally rented in March 2017 and the girls did not submit an inspection form at that time, my daughter (essentially me as the guarantor) would be assuming equal responsibility for ANY damage done since March 2017! Read it again and let it sink in... Even though there have been several different girls living there since the initial March 2017 signing and my daughter wouldn't even be moving into the property until January 2019, VP would expect my daughter to share equal financial responsibility for almost two years worth of damage that occurred prior to her moving in! I did not (and will not) proceed with signing the lease and am now out the $80. Truly, it is VP's prerogative to have "shared" instead of "individual" leases and to require renters to assume properties "as is". However, I would NEVER have even applied if the person I spoke with on 12/6 hadn't told me my daughter could complete a move-in inspection form and not be responsible for damage done prior to her taking over the lease. Who in their right mind would agree to assume responsibility for damages done for almost two years prior to moving in? I should have trusted my gut and the reviews! To be fair, the leasing coordinator was very pleasant to speak with, but after learning that I was given misinformation and would never have applied had I been told their expectations correctly, no offer of reimbursement of the $80 in part or full was made. I do not recommended this rental company to anyone looking for honest people with integrity. We filled out the applications and signed the last page of it after reading that you have 2 days after approved to make an appointment to sign the lease. Everyone who fills out an application signs one. Today we were told that we would have to check back Monday of next week because someone before us turned in a application and does not have an interview until Monday. That doesn't sound like 2 days to me. More like 6!! That's not right nor fair and is a complete joke. Do not recommend dealing with them for any type of rental property.
