I purchased a "rental ready" supposed turn key rental property sight unseen(I understand the lack of due diligence was my fault). The house had structural issues, tiles were popping up all over the kitchen floor, holes in the drywall covered by duct tape and then painted, no door on the breaker box, cigarette butts on the laundry area floor, front door didn't close or lock properly, the condensate drain line was improperly installed and was not strapped under house, a toilet that sat on a crack concrete bathroom floor with a gap under it I could put my hand in, wall sockets that crumbled as try to remove them to change out. I could go on, and on, and on...... I've been in several houses they managed and maintained and the work was shameful. There's a name for people that rent out houses in that kind of condition. I thought they would at least put effort in to processing my rent payments in a timely manner. I thought wrong. It usually took 3-4 weeks after the tenant had paid before we received our portion of the funds, and that was usually after having to chase it up multiple times. You'd be hard pressed to find a tween with more excuses. The final month of business we learned that they were sitting on 2 months of rent from the tenant, and we still had not received ours. That was after being told 4 times that the money had been sent electronically. It's not like they had to double entry book keep in a ledger and mail a check! I never figured out if they just liked to sit on other peoples money, their couldn't handle simple administration, or the didn't have the money in the bank to send me mine and had to wait for other peoples rent to come in first If you are a landlord don't waste your time.

They didn't fix half of what they said they'd fix because apparently the house owner (which was not them) refused to pay for it. My lease was with Valdosta Properties, not the owner of the house. When I turned in my notice that I would not be renewing my lease with them, they demanded I fill out all this BS paperwork or they would charge me in fees until I did. It went down hill from here! They did not process my last months payment before the deadline (their fault) and charged me a $75 late fee. They refused to fix their error in charging me this fee. When my deposit was finally returned to me, they had charged me with $500 in fees. I left that house in much better shape then when I moved in! I was charged for the weather stripping on the back door to be fix even though that was on my move-in list (they refused to fix it when I moved in because the owner didn't want to spend the money). They charged me to touch up the paint on a closet door which was also marked on my move-in list. They charged me to clean the carpet which I had cleaned but I was charged anyways. And they charged me for lawn care which I know was left in better shape than when I moved in because that was a nightmare to fix when I moved in. Overall, these people are a nightmare to deal with. I thought I had bad landlords in the past but these people win the award for the worst landlords yet! I will never rent from these people again and I do not recommend you rent from them either.

She went to Lincoln Realty to look for a rental home for us. She found a series of very nice, clean homes, which are in good condition and in a good area. The office took care of getting us into our home. They are very nice and respectful people. Took care of any little problem we had and had no worry. Nice little house on a quiet street, close to shopping. If we need maintenance, they are quick to do. We are coming up on a year here, and we will surely continue to rent this house until we buy.
