Buyer: "The Dude Who Could Ruin Your Life" and/or assigns" That "and/or assigns". He can flip the contract to another buyer or investor "without your consent". You think you're selling to "This Bad Dude", but it may close under a completely different name, or not at all. This is how wholesalers make money by reselling your contract. 2. 21 Business Days + Optional 30-Day Extension "Seller and Buyer ... on or before (within 21 Business Days)... Both Buyer and Seller agree to extend the closing date up to an additional 30 days..." That's up to 10+ weeks! with zero penalty if they delay. They can stall endlessly, usually to find someone else to buy your house. Meanwhile, your property is off the market. 3. Buyer Pays All Closing Costs "Buyer is to pay for all closing costs, including title company fees for the seller..." Sounds good but... The tittle company they use is commonly used by flippers/"investors" in Florida, It gives them control over the title company. They use a title agent who works for them, not you. That can mean slow communication, delays, or games with escrow funds. 4. "Management Approval" Clause "Offer subject to Management approval to be determined within 7 business days of acceptance." It means the deal isn't binding even after you sign. "We'll decide later if we actually want to buy." They can walk away during those 7 days with no penalty. 5. "Seller agrees to allow Buyer to market the property... to other potential buyers." They're openly asking permission to resell your property before they own it. They'll list your house online or show it to other investors to flip the contract. 6. "Buyer has the right to assign the contract (in lieu of assignment fee)." They're reselling the contract. "In lieu of assignment fee" means they can profit inside the price difference instead of charging a visible fee. You'll never see how much they made reselling your deal. 7. "Offer valid for 3 business days". Their way of rushing you, pushing sellers into signing quickly before they get legal advice. 8. "Buyer is purchasing as-is, no repairs required." Combined with all their outs, it means they can cancel at will if they find anything inconvenient. 9. "Buyer has a real estate license." Legal disclosure (required by law). This is a professional, not an ordinary buyer, and they know how to write the contract heavily in their favor. 10. "Possession to be given within 21 business days..." "Possession" isn't tied to a firm closing date. They could argue for access or marketing rights before closing. 11. No Seller Protections or Default Remedies. There's no penalty if they don't close after management approval or title clearing. You can't keep their deposit, sue, or relist freely without risk of dispute. 12. "Force Majeure" Extension "If an event constituting 'Force Majeure', Closing Date shall be extended." Force Majeure is normally for disasters, but vague wording means they can claim "delays" for almost anything and stall further. 13. "Cash, no contingencies for financing." Seems strong, but with all their built-in delays and outs, "cash" doesn't guarantee fast or certain closing. 14. "Offer subject to one inspection walkthrough during management approval period." Red flag: That means they'll bring in their "buyers" (other investors) for walk-throughs -- not inspectors. It's how they shop your home to others before closing. No written permission for them to file a lien, but the way the contract is written, they could cloud your title using a memorandum -- which is exactly what some predatory investors do if you back out. Summary: Purchase agreement written to trap your house while giving the "buyer" every possible way to: assign it to someone else for profit, back out without losing money, delay closing indefinitely, use your property to advertise for other investors. You could be stuck for months. The "Bad Dude" might never close. You might lose other real offers while they flip yours. Definitely stay very far away from these people.

This team acted as our buyer's agent throughout the transaction on our first home. We were so mistreated and mislead throughout the process that I was compelled to file a formal complaint with the Florida Department of Business and Professional Regulation as well as the Office of the Attorney General. Here's a short summary of that experience: -Pressure tactics to use Grant's "preferred lender", Jordan Vreeland, who Grant neglected to mention is his brother. Tactics included bad mouthing the competition, stating speed/time is of the essence, throwing a fit when I disclosed that I would be comparing the loan proposal to other lenders, and what I would describe as "bait & switch" tactics where loan estimates were intentionally withheld until the last possible moment to prevent comparison to other lenders. Following my decision to use another lender (since Jordan actually hung up on me during 3 separate phone conversations) Grant and his team became completely non-supportive throughout the rest of the buying process. Examples of this are outlined below. -Intentional misdirection and lack of disclosure during initial contract negotiations. I was asked, in passing, if I would agree to "pick the title company" with no explanation that the implications of this were that I would ALSO be required to pay the $3000 cost of "Owners Policy and Charges". -Being asked to signed a "Fee Disclosure" document showing ~$1600 in fees to the Basel House, but being told I wouldn't have to pay these fees at any time... Then having those exact fees show up on my final loan disclosure and only after pointing this out having them removed. The whole thing was clearly a ploy to slip these fees under the rug from the get go. There's no other explanation for this type of tactic. -Other non-disclosure of the relationship to the "preferred inspector" who is actually Grant's assistant's husband. Grant went on and on about how great his inspector was and how it would be critical to further negotiation later in the process. Yet, after more than $25,000+ in necessary repairs were identified Grant managed to negotiate exactly $0 off of the price and/or closing costs. -Extremely rude behavior over email. Here are two exact quotes: Mike ("Transaction Coordinator") - "I don't report to you, Steve. Your lender was provided with executed copy of the extension." Grant - "There's nothing wrong with his tone. You're a chronic complainer, Steve, and Mike is choosing to deal with you accordingly, albeit still professionally." -Lastly, there was constant reference to the great reviews here throughout the process. Yet, after some investigation it's clear that a great deal of them come from Grant's own team: Jordan Vreeland, Michelle Stahl, Mike Smith, Arsham Ghadimi, Cara Vreeland and Mike Sayson. The most absurd by far is the review from Grant's brother/"preferred lender", Jordan Vreeland, that states: "[Grant] was very well networked in the community and gave us solid referrals for MORTGAGE" This is not a company you want to work with!

The next day signed the lease and it was cut to 4 months. Be very thorough IF you plan to rent here. They will not update you at all and make sure you ask for the full lease! Why would anyone sign a part of lease? Not everyone esp in Florida is tech savy online esp with a disability or older age groups. When you are calling them several days in a row and they promise one thing, totally different on the lease, without telling you and it's the same agent you spoke to. That's shady.

Our dear landlady passed away and, understandably, her children wanted to sell the house we were renting. I was down here in a flash and secured a beautiful 3 bedroom unit. Seth and Ethan were wonderful. The leasing process is pretty modern for older folks like us but Seth and Ethan were right there helping us at every stage. We are settled in and love it. So modern, roomy and comfortable. There is only one reason we will ever leave here, but lets not talk about that!
