Our house was built during the pandemic and I could just list a bunch of issues we had but its easier to summarize that they are not upfront with you about cost, you can expect a number a lot higher than what they will originally tell you. They go with the cheapest contractors around and the work suffers. When our house was less than a year old we had to call the fire department because our oven outlet started on fire. We hired our own electrician to fix it and they told us the outlet was installed incorrectly. We have had a variety of other electrical issues, our floors and flooring material has issues. I could go on a long time. It worth the money to go with someone else who is a quality company even if you get a little "less house". Dont hesitate to ask me anything else about them too im happy to save you the hassle. read more

We built with ValueBuild, and our experience was defined by poor project management, repeated execution errors, and a persistent lack of accountability. What should have been a straightforward build instead required constant homeowner intervention and resulted in significant financial and long-term property impact. The pre-construction and design phase set the tone for the entire project. The design appointment was not a true design process but a sales meeting with minimal builder involvement. There was no comprehensive list of standard or optional features, little guidance, and long periods where the assigned representative was not present. We were required to propose ideas ourselves and ask whether they were possible and at what cost, rather than being guided through available options. Many standard selections were extremely limited, and anything not explicitly requested was never discussed. Critical administrative work was mishandled. The build permit was not properly followed up on, and despite being in the builder's name, we were repeatedly pushed to resolve the issues ourselves. County staff explicitly noted that this responsibility should not fall on the homeowner. Construction execution was significantly worse. ValueBuild chose to break ground during a multi-inch rain event despite our objections, resulting in a flooded foundation and over $10,000 in additional costs. More seriously, the house was constructed at an approximately 45-degree rotation from its intended orientation. This resulted in the front steps leading directly into a gravel driveway and was immediately obvious when viewed on site, yet went unaddressed until after the foundation was complete. This went unaddressed by ValueBuild until after the foundation was complete, ultimately requiring full foundation demolition and replacement. The resulting changes permanently affected grading and septic design and will have lasting implications for the property. Throughout framing and rough-ins, we had to personally identify and flag numerous issues, including incorrect doors and windows, an electrical plan that was not followed, and plumbing errors as basic as hot and cold lines being reversed. HVAC work proceeded without complete plans, requiring last-minute structural changes that were never properly documented. Oversight and communication were severely lacking. We received frequent personal texts, calls, and emails, often in rapid succession, with meetings repeatedly rescheduled, attended unannounced, or missed entirely. We were also repeatedly told the property was too far for consistent supervision. Construction managers were fired or reassigned, promised replacements never materialized, and subcontractors were often left unsupervised. When hiring our own independent contractors, several refused to work with us due to ValueBuild's reputation. At move-in, many unresolved items were deferred to post-occupancy fixes that never happened. The one-year warranty process was adversarial and unproductive, with legitimate issues disputed or ignored. Communication eventually stopped altogether. In total, we incurred well over $50,000 in additional costs correcting errors that should never have occurred. Photos attached show representative examples, including foundation demolition, orientation issues, flooding, mechanical errors, and site conditions. Based on our experience, ValueBuild lacks the quality control, site supervision, and accountability required to deliver a competent build. This process required an extraordinary level of homeowner involvement simply to prevent and correct basic errors. We would caution anyone without prior construction experience to think carefully before working with this builder. read more

Three years ago, we moved into our newly built home. Today, our floors squeak and we can feel, and see that the floors are not level. We had a warranty repair person come out and he did some work, but there is so much more work that needs to be done. We did not do research before we purchased and I think we should have. I really don't like giving negative reviews especially since it is our home, but I'm just being honest and I have been holding off, but every time I walk on the floors and they squeak so badly, it makes me sorry that I spent my money with this company. Value doesn't always mean value. All of the counters in the kitchen and bathrooms have separated from the walls, and you can see the seams on the ceilings. You can also see nail bumps in the floors that get worse as time goes on. Value doesn't always mean value. Do your research first. read more

Wow, Value Build Homes was such a disappointment. I don't typically write reviews unless they are good reviews. With that said, I will be brief albeit not favorable. I had spent several months involved with Value Build Homes involving two counties to build a new home in, Henderson and Rutherford, in North Carolina. Initially, they were very helpful and responsive. However, they made a business decision to pull out of building in Henderson County and let go their and my design representative. Thank With that decision I heard nothing from the company. I actually heard the above news from a realtor recommended by ValueBuild Homes. I waited a week or so to see if I would have the courtesy of a phone call. Nope. I called them and was given some lip service and we will make it right, trust us. Ok. I had several lots to have the Value Build recommended realtor visit and call me with feedback. Finding land proved to be a challenge. I live in Florida and Value Build told me to handle it this way. Last email I received was back before Christmas letting me know he'd get back with details on lots. Never a call. The new Design Assistant spoke to me once when I called. Never another call from him or Value Build Homes. THANK GOODNESS I WASN'T IN THE MIDDLE OF THE CONSTRUCTION PHASE. THANK GOODNESS I DIDN'T HAVE THOUSANDS OF DOLLARS INVESTED. Maybe this was a blessing. I'd steer clear from this builder if I were you. . read more

I researched the internet for info about this company and I saw pics of workman ship they provide from their customers it show terrible workmanship leaking roofs, the house frame work isn't plumb, terrible sheetrock work, cracked windows just to name a few issues I saw, please do research on this company before signing any paper work, I call about pricing and several flags went up when talking with their salesman he didn't care about what I wanted he care only about what info he needed and told me to go somewhere else if I don't like it, best wishes buyer beware read more

Lady's and gentlemen be very careful when picking a company to build your home. Me and my wife started the process of building our home and we chose value build homes. Don mead was the Associate that Assisted us with Getting started far has choosing our home and how value build process for building your home went. In the beginning he was the most friendliest knowledgeable Person you could ever meet. We had a very good relationship at the beginning but when the paperwork was done this soon faded away. I feel that he did not explain certain aspects of the building process all the way and when a problem occurred he was quick to avoid getting involved. Then there was our contractor drew and he was a young man (20-25) . He was a joke for a contractor and he should have never been in this position. Doesn't know the first thing about customer satisfaction and lied to us on two occasions. Value build did at least supposedly fire him but who knows?. We saved the best for last " ron mears" drews field supervisor. This guy is a true " snake in the grass". To me he doesn't care about the customer, he just plays along as if he does. I could write a novel about this place and the issue. The only reason this place got three stars is because of the contractor that replaced drew which was Chris Martin and he was a breath of fresh air. Chris was awesome and if the owner Aaron wants to keep building homes he will keep this guy and discard of a few bad apples. Speaking of Aaron, he was a very nice gentlemen but the damage was done by the time we spoke. Aaron did agree to give us some money back due to some issue but to this day we are still fixing their mistakes. Overall our home is nice and through hell back its finally coming to a end but just hours ago I was staining our front porch because it was damaged by a subcontractor and our options was to take a small cash settlement or put it in with the warranty. We took the cash due to being scared that it would never be fixed under warranty. If we would have started out with a better contractor and field supervisor I believe it would have been a total different experience. Be very thorough when picking a company to build something that you have to live and stay in forever. 10/20/2020 we have now had two problems with our heating and A/C. They already sent someone in July and here we are again. They are supposedly sending someone again. Definitely had enough. This is supposedly brand new equipment ( trane unit). read more

As a veteran I have never use my VA Loan to make s purchase. My first home has been paid off over 25 years ago. Therefore, I wanted to build another home in my retirement years with 30 years of govt service. I contacted the company and completed ALL the intake documents. I later informed that I had NEVER submitted anything. It has been over a month plus and still the same BS so I decided to go with another reliable company. In addition they tell YOU that your house floor plan can be submitted which are BS. So, as just one veteran to another they are not worth your time. They lie to you in first class as you are second class for investing your hard earned money. read more

The entire process has been easy and straightforward from the initial meeting until final walkthrough. Danny Stone is excellent and helped us so much in the process of designing our home and picking out colors/fixtures/etc. He is an excellent communicator and goes above and beyond to make sure that we are in the know and happy. Don Mead also helped us while Danny was on his honeymoon and he is great as well! Chris Martin was our builder and we also worked with Paul Mcneill. Both are great! They kept us informed and made sure we were happy. Value Build has made the process of first time home building exciting and fun like it should be. I arrived to see 2 homes with signs saying "self tour". I followed the path to the homes and couldn't get in. The lock code was very difficult to figure out... I had no idea which style home it was (there were example homes with instructions". I attempted to follow them but couldn't figure it out. I decided it was my working a 12 hour nightshift and 3.5 hour drive there (no sleep now for 24+ hours). So I did the next best thing went to speak with a live person. I entered what I think is the office but there's a UPS sorry we missed you sign up. Uh-oh! No one is there. I tried the door, opened it and a very outdated, dirty entry way with a water cooler with a sign "have a drink on us" (that I longingly lusted after). No cups. Ok... then I hear a man in an office on the phone. Thinking he would say "I'll be right with you ma'am " but I decided the call must be of super importance. Wait, nope, I hear him talking about his cat or a cat that has to go to the vet for a check up. I'm moving around to show him I'm there but nothing. He FINELY acknowledged me and says you can go up to the kitchen and do a self tour of this house. No direction or navigational tools. I see a door that says "employees only". Yup, that's the one he was talking about. I go in and walk around to a very dated home. Just not impressed at all. Poor personal skills. read more

They have answered all questions. Everyone is very friendly and not pushy with anything. From the time we walked in with designing our house with Danny Stone to the start of our house with our Builder Chris Martin. And making sure every last detail is perfect for us to move in. I would not recommend this Builder . Signed contract at the end of October 2021 with a projected finish date the first week of June 2022. Didn't go to closing until September 9th , at that time the house was still not complete but we didn't have a choice to close on the loan or would have lost our rate . We've been here for 30 days now and still have punch items that need to be done and we get no cooperation from the builder at all . The subcontractors did very shoddy work, there was no supervision at all while the subcontractors were on site working . From Footers all the way up to drywall the Builder may have been on site three times . That build took a lot longer than promised and it was not because of supply and demand material shortage or anything of that sort . I talked to every subcontractor that worked in this house and they all made the same statement it was very poor planning poor scheduling constant confusion with purchase orders is what caused this build to be so far behind schedule and no matter how many times I tried to bring up issues to the Builder they never listened and never took anything serious. You should seriously look into other builders before committing to Value build custom homes read more

Like most ppl you work hard to accomplish things like building a house. I was really excited but in the end I'm really unsatisfied with the house. I've been in the house a litt over 2 years. The building process was horrible. They did not explain the entire process to my wife because at the start of the build I was overseas. Thankfully we had money in reserves to complete the things that needed to be done. Everything like the septic tank to the clearing of the lot etc. we had to pay out-of-pocket too later be reimbursed. This was not explain to us. Next we brought all our kitchen appliances in advance and told the builder give us at least a two weeks notice when they need it to be delivered. They gave me a four day notice saying it needed to be delivered because the installer was going to be out of town. So I rushed to get it delivered paying extra money out of pocket just for my appliances to sit in the garage. Then the builders miraculously left all of the doors unlocked and open just for my appliances to be stolen. I have a lot more to say about the build process let's move onto the inside of the house after completion. Although some of these things are simple I still paid for my house to be built. Some of the doors don't properly close or lock To include both pocket doors. Next their hours countless nail pops and cracks in the wall. To be exactly where the wall meets the ceiling. that's far they have been fixed three times and each times they get even worse. There are cracks in the door jams. I also will be posting photos and a video to show. The downstairs floor had a lot of dents in them. That is the best way that I can explain the floor or for better understanding it's not fully leveled and or lifting (floating floor). The kitchen cabinets are not flush with the wall and you can still see nails hanging out. My kids stepped on several small nails sticking out of the carpet upstairs. The seals where the granite countertop meets the wall are horrible. Overall my and my wife is extremely unhappy with the house. I will post pic with this post and will post a 2nd time in the near future. Because there is a lot more issue. read more

So I initially chalked the nine months it took to build this house up to some isolated " incidents" within the company and bad timing, but that is far from the truth. I will say the owner who I suspect is just smooth with his words, did seem genuine in trying rectify the terrible experience my wife went through while I was deployed and the even worse experience we both went through three months after returning, but nope doesn't stop there....it's now five months after closing and now the problems continue to manifest. Every joint where the drywall on the ceiling meets wall is cracked or peeling apart..EVERY..as well as a window that was never swapped out for the correct one...and that's only a small portion of what I can't see..so here is some advice, before closing hire a home inspector, after closing hire another one, then get a lawyer on standby, you may need it. Please do more research and I would suggest going with someone else. If interested I am going to start a Facebook page with a full review, photos and the whole process called my value built house. We ended up w a beautiful home but beware that this place is an administrative nightmare! From the beginning it was clear that they were perhaps understaffed and maybe that was why they couldn't return phone calls in a timely manner. Once we finally got the paperwork done we waited for groundbreaking and things moved slowly. We prodded w phone calls as best we could and had several different case managers before we finally received one who followed us to the end and made sure we were happy w our home. We did find little things that drive us nutso - dryer outlet installed upside down, garage door opener placed at outer door instead of beside door to house, doorbell box placed in middle of empty wall instead of inconspicuously, rear porch not securely mounted to house. We've also noticed they've gone up on price on their website since our house. Maybe they hired someone to answer the phones? read more

I want to write an honest review as a customer who had Valuebuild complete our home in December 2015. We genuinely like and enjoyed Paul and Aaron, as well as several of the subcontractors they used. We would not have been able to do our house without them, and I am largely pleased with it. However, couple things - one is the porch on the front of the house, was done wrong. It is not supported against the house, and was not back filled with stone (I have learned these things along the way) so it continues to "settle" and crack move away from the house and water leaks in between the house and the porch whenever it rains. Valuebuild did have the porch taken up and re-poured less than a year after we moved in, but without a remedy to the support problem and it continues to sink and have the same problems. I got in touch with them in February 2019 (house is 3 years old then). Of course, the warranty is only 1 year on such things, so they don't want to deal with it, although Paul came out and agreed that its still a problem. I don't think I should have to pay for another concrete porch on an essentially new house. There are other problems brewing that are still "within industry allowance" that may need to be dealt with in the next 6 years that I have a supposed warranty, but that is for another time. I don't know what else I should have done, but just be informed and choose carefully. read more
