Bunny Terry Santa Fe Real Estate

The Real Luxury real estate duo of Bunny Terry and Adam Parent are the Best of Santa Fe! They…read morereally listened to the reasons why I believed my newly remodeled home could fetch top dollar. They did the research, slightly challenged the price I wanted to list my home for, and backed up their proposed pricing with cold hard facts. Once I read the facts, it was undeniable that I would have asked too much for my home given the history of sales in the area and I would have priced my home beyond what the market would bear. I agreed that their pricing was more in line, but it was still a reach, however we all agreed it was doable. Once I signed with Adam & Bunny, they went right to work getting stunning photographs, videos, and aerial footage of the home and property. Adam even took it upon himself to fix our mailbox that wasn't standing exactly straight up! Adam also went out of his way to hold an open house every single weekend that the house was on the market! Within 34 days, and just a couple of days after the presidential election, we had a full price cash offer with an additional offer made for the entire contents of the home! On top of that, the buyer wanted to close quickly which suited us just fine. Bunny and Adam guided me through the entire process and advised me along the way and we closed without a hitch. I literally couldn't have asked for anything more than what I got in terms of professionalism, experience, and service from Bunny and Adam. They did a fantastic job marketing my property in the local newspaper, through social media, and through open houses aimed at brokers and buyers. They absolutely killed it! And out of the 4 homes in my area that were on the market over the past 6 months, only mine has sold. I think that says it all!!

Experienced, efficient, organized - and she actually can make the buying process fun. ;-) We thought she was pretty darn good when we were looking at properties, but then when her team really excelled was when we made an offer and got down to business ! Super grateful and highly recommend her.

For a "boutique" property management and real estate company, I expected so much more. I have been…read morelooking at properties in Santa Fe for a while and, since I wasn't familiar with the area and market, turned to real estate agents. I'd like to think other agents conduct themselves more professionally and without such blatant bias. Initially, I overlooked the slow response to emails (or no response at all) and opted to call instead after waiting several days since I was interested in a few of the properties. Again, communication was slow to respond but Suzy seemed pleasant on the phone and assured me that we could work everything out with what I was looking for and that she didn't foresee any problems. I really thought, based on what I had seen and just heard that the place would really work. Well, we went to look at the place and was running about 10-15 minutes late and tried calling to let her know. We show up and she's showing the property to other people (in the middle of MY appointment) and doesn't even bother to acknowledge our presence when we walk up. Talk about awkward...we were standing around waiting for her to finish for several minutes. When she finally finished she seemed very dismissive towards us as if we were just wasting her time and was a bit snarky for no reason. I can't remember specifics but I remember thinking to myself, "do you treat everyone this way?" She showed us the place faster than any other owner/agent. I just couldn't get over the feeling that she made it feel like we were a huge inconvenience to her. Regardless, we wanted to the place and she REFUSED to let us put money on it right then. I was in shock, to be perfectly honest. I come from the school of thought that if someone wants property, a car, or a large purchase- if they're willing to put money down on it then you should take it. But this was not the case here. Maybe she was being loyal to the previous clients (her clear favorite) but that is no reason to be unprofessional and disrespectful. To top it all off, she wouldn't even allow us to start any of the application paperwork and would "give me a call on Monday." Well, there was no call Monday and I had a missed call from her number late the next day but no voicemail. It seems if she was at all concerned about customer service or showing the potential clients are valuable, that she could try a little harder and expend the effort to at least leave a message or send an email. I'm not at all surprised though based on how I feel we were treated though. All things work out for a reason but her behavior and conduct as a professional was abhorrent. The conversation on the phone and meeting in person were like night and day. Thank you very much, Suzy. I will be taking my business elsewhere and recommend everyone else do the same. Good riddance.

I've been meaning to write this for some time. I certainly do not like to be one to bring…read morenegativity to yelp, but sometimes you just need to be heard, you know. We saw a beautiful property for lease on craigslist, we called the number and after about a weeks worth of back and fourth we were finally able to meet someone there to see it. The woman was nice enough, but was not completely knowledgable about the property- i.e. how old it was and other minor-ish things. She was slightly condescending at times, but to be honest my husband and I are getting used to that by now among the housing industry here in SF. All was well and good until Suzy came onto the picture. We had some questions for the owners pertaining to the lease and or possible sale of the property. I received two very lengthy voicemails from Suzy calling from two different numbers. A couple days passed before I was able to reach her back due to scheduling. I wanted to call her while my husband was present so that we could all be on the same page. It was a Saturday around noon. I clicked the call back button from the voicemail she had left and handed the phone to my husband. The 'conversation' basically went as follows: Husband: "Hello we're calling about (such and such property on whatever st). Are you available to chat with us?" Suzy: "This is an emergency number and I don't work on Saturdays." Well, I paraphrased there, but I can assure you that she went on and on berating my husband that we would call her on a Saturday and HOW DARE we call the emergency line (as if we had any fkng clue). I had to call her back, I just had to get to the bottom of the situation, I was thinking maybe, just maybe, my husband misunderstood her?? Well, long story short Suzy became very defensive and continued to complain about us calling her emergency line, and insisting that she doesn't work on Saturdays, and even told me to shush and let her talk. ? I have to say, it's the first I've ever heard of a realtor not working on weekends, or at least on the phone to answer questions about a potential deal. Excuse us! And I want to make it very clear that we have never been treated so poorly on the phone. Unbelievable. WOW. Suzy, hope you have a retirement plan that does not involve customer relations. I only wish I could find the poor owners of the house and let them know what a witch is representing their property. Glad I found out now before we signed a year lease and got stuck with her. On a side note, there were dead rodents in the house. Not a good sign seeing as they handle all the maintenance.

When my partner and I were looking to sell our single-family house in Santa Fe this summer, we…read moreimmediately thought of reaching out to the Realtor who helped us buy the very same house in 2021. Our experience working with her to purchase the property was excellent, and we had no hesitation in working with her again. However, our experience with selling our house could not have been any more different from what it was when we bought it: it was unpleasant, uncomfortable, and demoralizing. I want to acknowledge that the housing market shifted quite a bit in Santa Fe after the federal administration change earlier this year. I do not fault our Realtor for that reality, which led us to have to lower the price of our house significantly to meet the demand in the local market. However, our Realtor seemed more interested in appeasing the buyers of our house than supporting and advocating for us as her actual clients. To start, the "professional" photographs of our house were bad. They were so bad that we could have easily gotten better ones on our smartphones. When my partner tried to raise this point, she was gaslit and told that the pictures were fine. She also said that they were not even partially responsible for the slower activity in the house. The ironic part was that we knew this was wrong because we were actively buying a house at the same time. Next, our Realtor was repeatedly condescending toward my partner, which did not occur the first time we worked with her. She also induced multiple panic attacks with her unwarranted catastrophizing, unsupportive approach to communicating the buyers' questions to us, and lack of advising when her expert opinion was sought. It made the whole experience way more stressful than it should have been. Further, our Realtor stated quite defensively that she would "earn [her] keep" during contracts and negotiations when we first met in her office. We never even questioned that, so it was very odd to hear that. However, I would argue that she did not earn her keep since her only "strategy" was giving the buyers more and more money. She never attempted to help us with other types of concessions or strategies to drive interest in our house and protect our bottom line as we moved into buying our next property, which was critical for an appraisal waiver we had to maintain. We suspect that we were treated this way because our house was not worth very much in the Santa Fe market (~$400,000 vs. a median price of $850,000). However, when selling agents charge a 3% commission on the property's price, I expect much more than what we received. Let's face it: most real estate legal documents consist of boilerplate. What makes a Realtor or real estate agent valuable is their expert advice and advocacy for what matters most to their clients. When that is absent, that person becomes much more of a liability than an asset to these transactions. The only reason the rating is not 1 star is that we did ultimately sell our home on time. However, this was with huge tradeoffs, including losing a lot of money we probably did not need to lose on the deal.

House hunting is a stressful ordeal, no matter what HGTV would have us all believe, and having a great realtor on your side makes ALL the difference. Stephanie was awesome: honest, on top of the details, fun to spend time with, and quick to "get" us and what we were looking for. She immediately pinpointed specific areas she knew would be a good fit and had really valuable insights--not just knowledge--about different neighborhoods in the Santa Fe area. She found us some great pocket listings, and she and Juli (her fantastic assistant) even Facetimed with us to show us listings that caught our interest online (since we were looking from out of state). We initially made an offer on a house that turned out to have some non-negotiable issues during the inspection, and Stephanie was a total professional about processing the termination quickly and going to bat for us over a slight hiccup in closing things out. When we finally found the right house, Stephanie was on her way home from vacation, but she put an offer together for us in a matter of hours--from the airport. Throughout the homebuying process, she was wonderful about proactively getting repair bids, recommending reliable contractors, and going the extra-extra mile anytime we needed her. In our interactions with other listing agents and our home inspector, it was clear that she is a highly respected and regarded real estate professional in Santa Fe, yet she's super approachable, has a great sense of humor, and gives off zero sales-y or pretentious vibes. We felt 100% confident that she absolutely had our best interests at heart. It's also worth mentioning that everyone else we dealt with at Barker was lovely too, and the communication from the entire team was on point throughout the process. We'd work with Stephanie--and Barker--again in a heartbeat. You should too!
