This was my first time using a builder's preferred lender after previously purchasing homes through a private lender and mortgage brokers, and unfortunately the experience fell short. The biggest issue was a lack of transparency. Throughout the process, I repeatedly asked for a clear breakdown of their par rate versus the cost to buy down the rate, but never received a straightforward answer. It became apparent that their starting rates were intentionally higher, with the expectation that builder incentives would be used to buy the rate down closer to market. Despite being proactive and providing all financial documentation upfront, we were later met with concerns about our income that should have been identified much earlier. This created unnecessary stress and uncertainty during the process, especially given that nothing new had been introduced -- it simply required a review of information already provided. Communication around loan disclosures was often vague, even after multiple requests for clarification. We were also told several times that they would review and potentially match outside lender rates, only to be informed later that they do not compete at market par rates as a starting point. Overall, the experience did not reflect the level of service that would justify higher pricing. This lender may make sense if you are relying heavily on builder incentives to cover closing costs or rate buydowns. However, if you value transparency, clear communication, and competitive starting rates, I would recommend exploring outside lenders. read more

Seeing all these 5 star reviews for Craig Kleinhammer makes me kinda sad and upset as that's not the experience I received from him.  He was never attentive to what I needed even after several explanations of what I was looking for. I needed my mortgage to be at certain price point. He always came to me with numbers that didn't match what I asked for. Never listened to me. Never adequately helped me. One time on the phone he stated "I'm really busy right now and I have other clients to attend too." Even though it was my designated appointment time. Wish I would have received the same level of service as others! My realtor was even shocked at how bad he was. read more

I have had a very bad experience with this company - in particular with Harrison O'Dell. One day before my closing date I received an email from him stating my financing was all set with a closing cost amount. After I arranged for movers and paid downpayment fees - I went to the bank and while I was there which was about 5 hours later - I received another email stating that my closing date was pushed back to the following week. Beyond absurd and whoever processed my loan was incompetent as they forgot to obtain a document - and notified me after the fact. I would not recommend them to ANYONE! read more

Absolutely Heartbreaking Experience - Please Be Cautious I honestly never thought I'd be writing a review like this, but I feel obligated to protect others. My experience with Jordan Davis was devastating. I was promised one thing in writing--I have the email that clearly outlined the cost of my home--and when it came time to finalize things, everything changed. I was completely blindsided. When I tried to address the discrepancy, instead of accountability or compassion, I was met with dismissal. He literally hung up in my face and said, "Welp, you did it." I was left stunned, confused, and hurt. This isn't just about money. It's about trust. It's about putting faith in someone who you think is guiding you through one of the most important decisions of your life. And to be misled like this? It's beyond upsetting--it's emotionally draining. Please, learn from my experience. Don't be fooled by smiles or smooth talk. Read everything. Question everything. We worked with Katie Spenk at Velocio Mortgage, who was recommended by our builder as their "preferred lender." What followed was one of the most stressful and disheartening experiences we've ever been through and made even harder by the fact that I was 8 months pregnant and we had just PCS'd from Hawaii. This was not our first time buying a home, so we knew the process and came in prepared. From the start, we were led to believe everything was on track. We spent weeks living in a hotel, exhausted from our cross-ocean move, trusting that this home would be ready for our growing family. We paid for a home inspection, completed the walk-through, and provided every single document requested. Then, just 12 days before closing, Katie told us the loan wouldn't go through due to issues that should have been caught much earlier in underwriting. To make matters worse, shortly before the deal fell through, Katie asked if we could find a co-signer. A request that felt absurd and completely unrealistic given how far along we were in the process. That question alone showed a lack of preparation and desperation that we should not have been subjected to after investing so much time and trust. Throughout the process, Katie's communication was poor and transparency was severely lacking. We constantly had to follow up ourselves to get basic updates. After speaking with multiple experienced loan officers, we were told that what happened to us was not normal and entirely preventable. There is no excuse for letting a deal get this far before realizing it couldn't work. Now, at almost 9 months pregnant, we're scrambling to find a rental at the last minute, after investing weeks of time, money, and trust into a process that failed us. The emotional and financial toll has been overwhelming. We will be filing formal complaints with the proper entities with hopes this doesn't happen to another family. If you're considering using Velocio Mortgage, especially through a builder referral, please get a second opinion. Ask hard questions and don't assume "preferred lender" means experienced or reliable. Because when things go wrong, it's not the lender or builder who suffers, it's families like ours! read more

Craig Kleinhammer was the worst lender we've ever encountered. our experience was so bad we had to just withdraw our bid for a home. He is very rude, seems to be more worried about how big he can line his own pockets up from the deal. I would give this company and him 0 out of 5 if it was available. If I could give 0 I would. My buyers chose them for a specific development in Loris. They had a great buy down product. After 2+ months of documentation, textss and emails my buyer was denied without explaining. Prior to that i requested better communication, my buyer spent money in appraisal and home inspection and out of town and the lender had no empathy. Totally rude, unprofessional and wil NEVER recommended these people and the bad treatment. Their lack of not caring was mund blowing. In my 28 years in selling real estae in 3 different states I have NEVER encountered anything like this and their bad business practices. I will be reporting them also for not discloing items on time, copy of appraisal and so forth. Just bad all around!!! read more

This company is owned/affiliated with Ashton Woods, hence being their preferred lender with the so-called "incentives" supposedly to help with buyers. Beware, do NOT use this lender. The mere "incentives" Ashton Woods gives you would just lined their pockets again since this lender charges a VERY HIGH Loan origination fee (1% of your loan), which will eat into the incentives. Their other costs associated with the closing were also high as well, and the rate offered was NOT the best. They even ordered an appraisal when the house was clearly still not finished building (no brick, no tile, etc) and inhabitable - VERY SHADY practice for my case. After I had a better offer from another lender, our Velocio Loan Officer said she would check with her manager for a better rate and would follow up with us the week after. Well, 3 weeks went by, and I checked back with her, and she pretended to be a cuckoo-head dared to ask me to send the info again. And again, disappeared after I had sent the better offer. So, bad customer service and NOT following-through. Finally, I have had enough, so I will be pursuing with the other loan company that I have been working with. Their Loan processor also sent us an email stating our closing date got moved up several weeks earlier, when in fact we heard from our builder PM that the date got delayed. And when we asked her via email what that was about, she NEVER replied back. Tl;dr: AVOID this lender with Ashton Woods for their potential shady practices and poor customer service. read more

Velocio was the preferred lender for our Starlight home. The process was quick and Donnie our LO was super responsive and helpful. Our processor was quick to respond and made the underwriting process simple. Velocio made a stressfull process as easy as it could possibly be. read more

Avoid them like you would the plague if you can! If the people building your home/realtor have some kind of deal with them, politely decline and go with a bank you trust. I don't even know where to begin, their loan officers are unhelpful and disorganized, taking forever to respond to time-sensitive matters. They waited until the last minute to ask for a bunch of documents and signatures that could have been done weeks before our closing date. None of them seem to have spell-checker on their e-mails, or they don't care that their spelling is terrible, on top of that, they are bad at explaining what it is they need from you over text, we have had to call them to get clarification on multiple occasions because spelling errors aside, their wording and instructions on e-mails are vague or unclear. They also have a habit of e-mailing you asking for information you have already provided over the phone and it seems their agents do not communicate with each other either, which leads to them asking for documents you have already provided to someone else in their team. I have had to send them the same documents five (Yes, FIVE) times because they keep asking for the same thing. I hope you enjoy being stressed out over not having access to a document that they sent for you to sign because they provided the wrong pin number. By the way, it's due at midnight and they e-mailed you right before they left the office, good luck! They were still asking for papers on the day of closing and we ended up delayed by a couple of hours because they failed to deliver the loan document package to our Title officer on time. Shout out to Sandra for not knowing what to say when we called her asking what was going on and then suggesting we go get lunch while we waited, real costumer service right there, I absolutely want to cram food into my mouth hole while I stress out about the possibility of our closing day getting rescheduled because of your incompetence! Sandra, Felicia and Faith, working with you was like passing a kidney stone and I'm glad we're done. Really wish I could take away stars because their service is dreadful. read more

Awful experience! I wouldn't wish my experience on anyone. Sloppy, last minute, chaos that lasted for a month! I could never rely on what I was told as being factual and I had to practically beg for details and instructions the entire way through. I will never use Velocio again. One of the first things my new neighbor asked me was did I have to deal with Velocio and was it dreadful for me too? The grace of God got me through it. read more

I will say, stay away from "VELOCIO MORTGAGE L.L.C.". They are preferred lenders for Ashton Woods and it's subsidiaries(like Starlight homes etc..). This mortgage broker works in the interest of Ashton Woods and it's subsidiaries NOT for buyers. Except very slow or no responses and no flexibility(rates are too high - lots of hidden bumped up fees). Almost any mortgage broker will be able to beat their numbers. They are too lazy and unprofessional. It's very difficult to close with them in a timely manner. During the last days of closing, expect lot of stress and trauma. read more

Velocio is owned by builder Ashton Woods so if you buy an Ashton Woods home, they give you an incentive (several thousand dollars in options credits) to use Velocio. DO NOT USE VELOCIO. The hassle caused by their incompetence is not worth the money. Get a lender from Costco and avoid Velocio at all costs. read more

Started the pre-approval process with this company. Spoke with them one time by phone to clear up some things then literally never heard from them again. They would not even return my realtor's phone calls and they have an established relationship. If I could give them no stars I would. Completely unprofessional and unhelpful. read more

I think I'm with the rest of the world that would like to work with an organized lender that makes the home buying process a nice and pleasurable experience, Velocio Mortgage is definitely not that. I don't understand how anyone can be so disorganized as to have to ask for the same document not once, not twice, not even three times but over ten times! That is not even a joke or an exaggeration. They were not communicative at all and took several days to return phone calls. Our original close date was postponed to an unknown date without a call to us about it and without any details. The only way we found out was by looking at the online portal a day before we were scheduled to close. If we didn't look at the portal then we would've wasted hours of our time to drive to the title company just for them to tell us that our closing date got delayed. All of this induced so much stress on our family that it left my wife in tears several nights. We were on the verge of not having a place to live because of their delay in working on our loan application. We gave them all the information they requested 3 months in advance before the end of our lease. After our closing date was delayed the first time, it was delayed a second time due to Velocio not getting paperwork to the title company promptly. If not for our constant pestering of the lenders we would've been homeless for a few days. We went from having a closing date that gave us plenty of time to be able to slowly move in and get everything unpacked in an orderly fashion to having to frantically move in a single day. They also caused a major drop in our credit scores because they did a hard pull of our credit 3 times for the same loan application. They had permission for the first credit pull but we had to find out about the other two when we got notifications that our credit scores had dropped. This home buying experience was supposed to be pleasurable, exciting, and dream-fulfilling and Velocio turned it into a stressful, depressing, and nightmare inducing experience. I would never recommend anyone to come within 100 miles of this place if you're mortgage shopping. This was the most horrendous home buying experience that I could've possibly dreamed of. I went back and forth in my mind to even complete a review on this company and their practices. The I realized that if I can save one person I have helped to save others from this madness they give. I started this process with Craig K., the first sign of not willing to help was when I asked about the DHA also requested information on the program and it went unanswered or addressed the entire process. He need to work on his people skills in this type of work. Learn to work for the buyer interest not his own. Long story short, 5 months later I finally moved into my home. It seems that if they were really trying to help us get into our home we should have received the proper support. No! that did not happen but we took our money and credit else where. I will never use them again and I hope to all who read this run for your life. I was so over this whole process by the time we closed, we have been in our home for over a month or so and I can't barely be excited because the stress level and lack of sleep over this mess of a process with this company.
