Investment Fund & Loan Programs - These are great programs. Currently I invest in the Investment Fund, it has been a godsend - my business burned down in the Holiday Farm Fire, Sept 2020.  The fire burned the entire town to the ground.  I lost my home, job and 15 years of passionate work - it was devastating. Delays in rebuilding our town's infrastructure have delayed rebuilding.  I was able to invest a good portion of my insurance settlement with Marshall Reddick.  Instead of earning less than 1% at my bank, I have been earning a steady 8% a year so far.  I've been getting paid quarterly.  The income has helped cover my living expenses during this down time while waiting to rebuild. I like that I can get the money out in a reasonable period of time.  When talking with my bank's investment advisors they shared that most other investments that had the potential for a higher yield also had a serious risk of going down when I needed to access the money for rebuilding. Why do I feel this is safer than many other investments? Marshall Reddick started networking investors to provide hard money loans to experienced flippers and real estate investors.  A few years ago I got a loan through them for a flip project that I was working on.  They were amazing to work with.  They made the process easy, connected me with an investor and brokered the deal. My previous talks with hard money lenders always left me feeling queasy.  The deal went great.  Even at closing, when escrow took longer than expected - they were helpful.  It was a great experience.  I even referred my ex wife to get a loan on an investment property she was working on - a longer term fixed loan (which she just paid off last month).  Patrick Prunty led this program and I felt he was easy to talk to, did a great job answering my questions, and seemed like he cared about me as a client. Their loan program is what helped start their Investment fund I researched them heavily before investing with them.  They invest in loans with low debt to value ratios, and only with experienced flippers and investors.   As a previous borrower, I experienced the process of how they vet the borrowers, establish loan amounts and how they manage the loans. It gave me a lot of confidence in the process.  As a real estate investor, I feel comfortable with the housing market, and the low loan to value ratios - make me feel like this is one of the most stable investments I can be in right now. They have a web portal where you can actually see the properties they invested in. My Previous History with Marshall Reddick Over 20 years ago, when I was first dreaming about investing in real estate, I went to a Marshall Reddick investing workshop.  A close family friend worked for Marshall Reddick (she is now in her 80's and long retired).  She really like Mr. Reddick and was impressed by his real estate acumen and his integrity.  This past positive experience, knowing that they had been around for so long, made it easier to approach Marshall Reddick Real Estate and explore their services. I included some pictures of the house that the Marshall Reddick group helped finance. The cute little house was one of my most profitable projects at the time I sold it. [Sadly, the Holiday Farm Fire took this house - 1 month after I sold it - along with over 400 others from the community, I wanted to share the memory of the home for posterity - we were so proud of the work we did.]

The WORST! This money hungry company will NEVER have the best interest of the tenant! This is why they can't retain renters! Compromises will not be made for short minute notices and they will attempt to charge if you do not comply! Expect several strangers in your home at least 3 times a year and a 65$ rent increase including their bs website fees. I've gone through 3 company changes!! And now a new buyer! This company will not respect the renter. They ran out my neighbors and even deleted the reviews they left! STAY AWAY!

So I am going outside of normal process to state just how thrilled I have been with RentWerx Property Management! From solid onboarding with outstanding communication, on to a leasing process that I felt extremely comfortable with due to the due diligence of RentWerx and their tenant screening. I have been very happy with the maintenance coordination provided, the experience of the maintenance team shines through - they have seen it all & know how to address those roadblocks. This was the worst rental experience we've had in years. We only lived in this house for 5 months…read more(we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I will not be recommending this company to anyone, as they have basically squeezed every penny out of us and were so unwilling to work with us in any way.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

Unfortunately Belinda Facundo simply didn't want to do her job. We spent a month sending in paperwork after paperwork much of which was already given multiple times. Either they didn't believe the paperwork even after calling jobs, getting paystubs/bank statements...background checks; you name it we gave it. Spent nearly a $1000 on an apartment that we never got to be in. I could tell that after a while based on observations as well as having 2 other people come in (that where Mexican much like Belinda and who where treated completely different then us) that it's clear that Belinda simply doesn't like certain people on the property which is fine. It is a shame to not want someone simply because of their nationality and or color however that's the world that we live in. What is not fine is me reaching out on multiple instances trying to speak to someone from TARANTINO properties and not being able to get any type of help, I've emailed I've called, I've posted on their socials trying to get some type of assistance or at least my money back since it's clear you don't want African Americans/immigrants at your property. But till this day all they have done is erase comments, ignore my cries for help and stole $1000 worth of my money. So if you are African American/Black and or an immigrant don't bother wasting your time nor money going to any of the Tarantino properties because you are not welcomed and they will still your money.

Overpriced for sure. The majority of the good help doesn't last long. Management problems that spilled over. The Front Desk lady was phenomenal always. I moved down the street to parks. They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

Liberty management in regards to property management comes off as very reputable, it asks for…read moreproperties to be handed over in immaculant condition in reference to home owners looking to rent out property. After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. (This just my personal opinion, as stated above, others may not agree for legal purposes)

We had to drive across town to drop off rent until the past 6 months when they finally acquired online payments. The maintenance guy is very friendly and given the work load he has he comes very often and is always helpful. We love Michelle Perez she is amazing and friendly and very informative. She is a great listener and is always available if we have questions. Brenda on the other hand reminds me of what secretary's of Nazi's must have been like. She has a fake tone and no matter what you have to say she talks over you because she doesn't care what you have to say. They take care of cutting grass but we are responsible for leaves and gutter maintenance not a big deal. We also love decorating for holidays and have pretty much had lights up all year round and make them for what ever season it is. We have had our lights up for almost a year and a half 1-2 months ago they said we need to take them down it's against our lease to have them up when it's not Xmas. Life has happened and I took down the ones I could reach but our ladder broke so we are in the process of tryin to find a ladder. They are charging us a fee for it I said "fine I am not gonna risk my life climbing on something unsafe to take down lights that you haven't cared about for over a year." I looked at my lease no where on it does it say you cant have lights, decorations, or whatever up. We do like this neighborhood we have a lot of kids playin with our kids. It's good space but like said Brenda is the most horrid woman I have ever encountered and I'm a 29 year old nurse and I've met a lot of horrible people and like I said she is by far the worst.
