Our building has been without our intercom working for months- the door never closes right to lock it most of the time and our buzzers are not working to let people in the building this is a safety issue - and if you lock yourself out you can not get in this is the whole building if someone was home they would not here you, Vertex keeps saying they are getting to it - nothing is happening. I wish there were a negative rating available. I wish there were an exec or owner that would take accountability. I have been stuck dealing with (fighting with) this HOA for about 4 years now and every time it has been a fight. But I'm stuck here dealing with them. Most recently I had a sprinkler head come apart within my unit walls. It was a builder issue (per the fire suppression company). It took a week before I could get someone to open the wall and confirm the leak. It took another week before I could get someone out to shut the water off and correct the issue. Six weeks later I finally had someone come out to open the wall--visual inspection within the wall revealed biological growth. Inspection with a moisture meter shows a higher-than-acceptable moisture content. I was essentially told too bad. I can incur the expense of a remediation company, if I chose. The vertex approach is to apply bleach and close it up...hope for the best and goodbye. This leak impacted three units and all units have issues. I have consistently paid my HOA fees and the response has been like pulling teeth. Based on the reluctance to authorize expenditures for things that should fall within the scope of HOA-covered items, I'm guessing that somebody gets bonus based on the money retained. I worked for several years with Steve Egbers at Vertex. Steve was always professional, conscientious, punctual, and responded to my texts or calls in a timely fashion. Beyond that, Steve was very good at helping us sort through different proposed options and thinking creatively to find solutions that both got the job done and fit within our budget. 10/10, would recommend. read more

Vertex is one of those property management companies that is very determined to do or say whatever it takes to deflect responsibility. They seem to put more effort into that than into resolving problems. Do not move into a community that uses Vertex or you will pay in many ways. read more

Our HOA partnered with Vertex in December 2019. From the beginning we had issues with communication -- non-responsive to any form of communication. Most recently, they let our building insurance lapse and WE have had to pay the repercussions for their actions. Needless to say, we ended our contract with them in December 2020. They continue to be non-responsive and are still holding on to ALL of our money. They will not respond to phone calls, emails, lawyers, NOTHING. We submitted a claim to the better business bureau. They should not be allowed to be a functioning company for how unprofessional and illegal their operations are. I would NEVER recommend this management group to anyone. I would highly recommend you get out ASAP. You will get nothing but non-responsiveness and stealing of your money. read more

This management group has really declined in service. The information provided, when information is actually provided, has been inaccurate and incomplete. Sometimes multiple requests for the same incident have to be made because there isn't a timely response, when there is actually a response. There are so many property management groups from which to choose. Choose one that is transparent, ethical, competent, and cares about the quality of the service provided. read more

Vertex Professional Group is the most unprofessional property management company I have ever dealt with, they will do the bare minimum and nothing more. Make sure to get anything that is promised to you in writing as their word is worth less than the air used to speak it. Im still trying to wrap my head around what my HOA is paying for. I've heard the excuse "We're working on it" more than once now - and still no action. This company clearly over promises and under delivers. I cant understand why its so difficult to complete promised tasks in a timely manner. What are we paying them for?? And why cant I speak to the Manager when I call the office? Where are they? Once again Vertex does not disappoint with their lack of proper maintenance and care to their properties. At first I thought it was just me, but as I talk to other home owners I find that they're as upset as I am! I have sent several emails about the following: Lack of mulch around trees, the shrubs were not trimmed, damage to my trim around my garage done by their lawn care service ,loose siding and part of the trim of the roof falling down. Three of those issues were brought to their attention over a year ago. Then to add insult to injury I came home yesterday to my Master HOA statement with a 25.00 late charge. Imagine my dismay especially having paid the year in full in February. Purpose of this review is to let people know when purchasing please ask who the property manager is prior to buying, ask your possible new neighbors what kind of job they do for the community, do some homework before you make your buying decision especially if your are looking into buying a patio home because the fees are quite a bit more. So I've come to the realization that some of the above will be taken care. Not angry at all just disappointed in myself fo not doing research on this company before making my my decision read more

Very undeserving of one star but needed to write a review. The HOA of Promenade in Triple Crown and its community should pay very close attention to the reviews of Vertex. We have been dealing with Vertex since February 2018 concerning a serious exterior leak which has led to extensive and dangerous interior damage. Vertex employee J.W. has proven to be the most INEFFECTIVE, nonprofessional with whom I have ever dealt. I finally got a positive response from him on June 1st shortly after emailing the Vertex CEO on its website. Since then, that email option has been removed, and recently JW has refused me twice to speak to or leave a voicemail for the CEO. To date, we still await something to be done and the damage continues with each rain. read more

Incompetent doesn't begin to describe this company. Rarely is anyone in the office and one can wait for a couple of days to get a response either by email or by phone. Repair work which needs to be done, can drag on for weeks and sometimes for months, including repair work which should be done quickly to avoid further damage. These people will gouge you for anything they can! 2 years after moving out I was notified via garnishment that I owed them $20,000 for 2 months unpaid rent!?! I moved out a month and a half before my lease was up, notified the apartments (Ashley Creek Village in Vernal) that I would no longer be there and my roommate was staying. I was NOT told I should sign anything, and as this was my first apartment I was unaware how that would come back to bite me in the A**. Apparently the roommate did not pay the rent, and did not leave for an additional month after the lease was up (and somehow I was still responsible until he left?) No one ever called me, even though they had ALL of my contact info. So I assumed all was well and good. They took him to court, he claimed bankruptcy, and the unpaid rent, eviction costs, and court fees all fell back on me! PLUS they have a x3 penalty so they charged me AN ADDITIONAL 3X the amount owed! I called multiple times and sent emails to every person at this management company trying to get someone to talk to me about this bill. Trying to get JUST SOME of the Additional fees taken off since I was totally unaware of this bill, and they never contacted me until it was already THOUSANDS, and no one would respond to me. They are a bunch of money hungry mongols who will squeeze you for everything they can. DO NOT rent from them, you will regret it! read more

Vertex Professional Group is the most unprofessional property management company in the tri-state area. From the owner down, they are rude and unknowledgeable about property management. They do not manage property.....standard answer is "we do what the Board tells us." What does property management mean, then? We pay them for absolutely nothing.
