I am currently…read morewaiting to be refunded after being told I have to move due to the conditions (ie: unrepaired/unlevel flooring, bulging ceilings, cracks in doors, mold/mildew) at 2523 Rhodes Dr caused by landlord's failure to repair. I've been in contact since day 1 of move in about different areas of the house to be fixed and also turned in an inspection sheet. I was told that the floor probably wouldn't be fully repaired and that it was "safe" to say I would not fall through. There are several soft spots in the floor throughout the house and especially in the master bedroom. There are also several places where the floor is bulging and "lumpy". The house had not been cleaned prior to move-in. I explained that I had already terminated my lease with my previous landlord so I had no choice but to move in with the understanding that the work would be finished within two weeks before I was having surgery. I stayed in contact daily about those issues, Going forth we asked if half rent would be accepted until repairs were done. That was agreed upon. I spoke with Rheta explaining all concerns and issues and my concerns with not having the money to suddenly pack up and move. She did agree on 9/5/24 that she would give me back September's rent because it had not yet been deposited. She stated Jimmy would be calling first thing on 9/6/24 to discuss the refund for deposit & rent for July and Aug being that this house has not been "up to par" since move in. I think at this point we have been more than patient while waiting on repairs at 2523 Rhodes Dr. I have kept the conditions of the house as outlined by the lease agreement (kept clean, grass cut, and notified you of all repairs needed). Since we moved into the property, there has been nothing but patchwork, but nothing has been "fixed". I reported suspected mold and mildew smell early after moving and was told that was not the issue and reminded that "the house is old". Since moving in, I've developed a chronic cough that will not go away. It is indeed the landlord's duty to maintain and repair the premises a well as provide tenants with a habitable residence. I do know that landlords in GA have a legal obligation to maintain and repair their rentals after being notified of damages. Failure to do so after being notified, he/she is liable for damages NOT caused by tenant. Now having to be forced to move due to the mold issue, I have nowhere to go immediately and no money to move without them giving my deposit back.

They are not only a TERRIBLE rental company but they're LYING on my move out papers and trying to make me pay $4300 because I moved out. $1500 to paint walls that we had to paint when I moved in because they literally said they were not painting them and that we could but they weren't doing anything to the house. So they are trying to make me pay for it twice Then also trying to make me pay another months of rent when my lease ended the end of May and I moved out in June (I did pay an extra months of rent bc I stayed until the end of June, but they are trying to make me also pay for July) This house also does not have Central AC only AC units which you have to buy yourself, in the picture you can see an AC unit in the picture which I left. Along with the curtains and the stuff in the bathroom. I didn't think they were going to try to do me like that so I left the rest of the paint I also had left. There's a Big AC unit they cut a place for in the wall in the dining room that does not work and they've known that just about the whole time I was there and they were supposed to fix it and never did ( I was there 2 years) The carpet in the master bedroom when I moved in smelled like piss so I replaced it because at this point I already knew they were slum lords and my cat ended up getting locked in the bedroom while I was gone and scratched it at the entrance (which I understand why I'm paying for that & that & the blinds should've been the only thing I should be paying out of my deposit) which they did not even charge me for the 3 bedrooms that needed blinds (SHOCKER) but trying to make me pay for the whole house renovation LOL. Also trying to make me pay for the clean up of the house that they are LEGALLY supposed to do but didn't do it when I moved in but I did carpet clean and clean the house before I left. That house was so disgusting but I needed somewhere to move with my kids. Let's not forget about the German roaches that I had to get an exterminator for! Didn't know about them until I had already moved in UNFORTUNATELY. Just want to warn y'all about this place before someone else ends up screwed like they are trying to do me. I luckily have videos of my move in and move out plus pictures of what the house looked when I moved in and when I left.

Be very cautious of Auben Realty, better yet stay far away! They will make up false charges and refuse to pay back what they owe you. Upon moving out of the apartment it was cleaned and everything left intact as it was when I moved in the year before, minus one of the blinds. I was completely shocked when I received the disposition of itemized charges from my security deposit; specifically a false charge regarding the replacement of missing refrigerator shelves and drawers for $200. I then questioned the false charge and was sent a photo of an old out of date white refrigerator with missing components that was not in the apartment when I moved in or out. I explained to the property manager "Meagan Denson" that the photo she presented was inaccurate and not the refrigerator that was in my apartment. She then asked if I could provide photos of the refrigerator that was in the apartment, which I had no problem providing; along with videos. As the refrigerator that was in the apartment when I moved was stainless steel and definitely not white. Knowing the proof that I provided. How can you still fraudulently charge $200 when you have proof??? I will never conduct business with Auben Realty again and I recommend others do the same or do your research before hand.

I want everyone to know that its only due to loss of disability 'I am united Healthcare' that I am being evicted though there are protections in place for it. But GA is stacked heavily in landlords favor but its not that they won't get the money. Its they don't want to WAIT for it. Some real bastards! .....The eviction process is a tricky one for landlords, particularly when the tenants involved have specific circumstances that may grant them legal protection. One protected demographic is tenants with disabilities. AND Cannot evict you based on disability denial Landlords cannot evict you based on disability denial. They are required to provide reasonable living accommodations for disabled individuals1. It is illegal for a landlord to deny housing or treat someone differently based on their disability2. Now yes, they are entitled to making money but if the loss is LINKED to disability, and it was, until the appeals process is exhausted and it's not a long one, Then the tenant is not in default. I simply do NOT get the laws in this state as a NYer it's STACKED and way behind the 8 ball
