Even when we had to move out early, Patrick made every effort to make accomodations and work with us. Up and coming part of Pittsburgh with some nice restaurants, easy transit, and pretty safe. We located our daughter in these apartments and she always felt safe for the semester. Be sure to check out these apartments for a good deal.

There are plenty of other buildings that will give you more bang for your buck or if you are ok with this price range, there are other buildings in East Liberty that are better quality. The management office also feels that it isn't an invasion of privacy to schedule tours for prospective residents for the exact unit you want WHILE you are living there as soon as you mention you're moving out. So unprofessional. You get 24 hours notice before a tour. Why give notice at all if you're just going to show up anyway? I've never seen this done in other buildings I've lived in before. It makes the vibe more business-like than actually living in a community. All they care about is your money. I really do like Walnut Capital overall, but the Walnut on Highland property itself is overpriced and unprofessional in their policies and communication with residents.

I lived at Shadyside Commons for 2 years. There are definitely pros and cons to living here. The…read morepros are fine but the cons outweigh them. PROS: 1) The building is well maintained with staff who work to keep it that way daily. 2) There is an onsite gym (though it's small) so you don't have to pay for a gym membership. 3) Apartments come with central air, dishwashers, disposals, wall to wall carpet and laundry. 4) Both garage and lot parking are available ($100 for garage, $50 for lot). CONS: 1) Since it's run by a big management company, you'll never be able to negotiate anything -- rent increase, parking charges, length of lease, breaking lease, etc. Everything is set in stone and management won't discuss changing it. 2) If you like to hear every single thing your neighbors are doing -- and I do mean EVERYTHING -- this is the place for you. In my 2 years I've heard the following: Phone conversations Sex Sneezing and coughing Music and TV Incessant walking and stomping from upstairs neighbors (in heels at 630am every day, no less) Appliances that shake your apartment (seriously, they shake so loud and so hard it feels like there's an earthquake happening) Kitchen cabinets opening and closing Putting away silverware Dogs barking Etc. As you can probably tell, the walls/floors/ceilings are THIN. We're talking paper here. If you're a light sleeper or you just like to have peace and quiet in your home, you won't find that here. 3) It's very close to the train tracks, so you'll hear them going by at all hours of the night and day. 4) As Pittsburgh rent goes, it's not cheap. You do get a decent amount of amenities and it's in the nice section of Shadyside (walkable to Walnut), but it's pricey. Overall my experience here was fine. Nice unit, fairly nice landlord, but definitely too much noise from neighboring apartments to make it five stars.

It's also located to several closeby places that I frequent such as fast food restaurants, a Giant Eagle, etc. As for the apartments themselves, I was pretty happy! You don't pay for water, and the management staff there is pretty friendly and know me by name. They're always available for a quick chat. No problems with leaks, and any maintenance issues are addressed by the next day! They constantly are improving their facilities be it roofing, paving the roads, salting the roads, painting the walls, etc. It's not luxury, but it's very homey and a great place to stay. Not expensive at all for someone right out of college. The walls from the living room to the hall are a bit thin, so you can hear quite a bit in the living room, but once you go to the bedroom you hear nothing at all. I did encounter a rodent one time that had climbed through the vents to pop up under my stove crack, which scared the hell out of me. But Chris the property manager promptly got pest control and helped deal with it! Bugs and roaches are pretty much nonexistent, which was a nice surprise. The best thing that I appreciated however is that after 1 year of living there with a lease, you get a more flexible lease that allows you to give a 30 day notice to vacate after which you can leave after paying 1 more extra month of rent. This was extremely helpful to me as I will be moving to another city soon, and I was somewhat worried about it. All in all, it's clean, management knows what they're doing, and the employees at this apartment really work with you. I highly recommend living here be you a single young worker, a student, or a family!

The office staff is extremely nice and helpful. The apartments are move in ready, so I didn't have many maintenance issues but when I did, they were addressed immediately. HPCA failed to take care of the pungent smoky odor left behind by the previous tenant who was a…read moreheavy cigarette smoker and resided there for a decade. The unit was newly renovated, but because the odor was not eliminated before repainting, it still leached from the walls despite putting on fans, an air purifier, etc. Unfortunately, coming from out of town, I never got to see the unit in person, and HPCA failed to notify me of this habitability issue before moving in. Given that the apartment was newly renovated, and the upstairs tenant is on a no-smoking agreement, I didn't expect this to be an issue either. An ozone generator solution was recommended, but the risks of negative side effects, such as reaction with synthetic materials from the renovation to produce more VOCs as well as detrimental effects on the body from lingering ozone if not aired out properly, were too high. Also, according to professional cleaning companies, due to the repainting there was no guarantee the treatment could even penetrate the walls or eliminate the source of the odor. I proposed solutions that would allow me to continue living in the apartment, including an alternative safer cleaning treatment from an odor removal company as well as a decrease in rent. These suggestions were labeled ridiculous by the owner, and the only feasible option for me that remained was to terminate my lease. This negotiation involved an extremely unprofessional interaction with the owner Dylan in which numerous unwarranted threatening, sexist, and racist remarks were made that attempted to undermine my character, education and background. It was clear that management was not interested in helping to ensure the health and safety of their tenants at all. Thankfully, Dylan gave me my first month's rent and security deposit back, and the office managers who processed the termination were professional. The property manager even paid for a shower rod that I left in the apartment. These are the only reasons I'm giving two stars instead of one. However, I did have to find a temporary place to stay and start my apartment search all over again in a new city. I was also forced to move my belongings out in one day, and if I took any longer they would have prorated my rent for the month. I really wanted to love living in this area and community, but I would really not recommend HPCA.

We get regular emails updating us on snow removal, or any type of work being done on the property. The buildings have gotten cosmetic lifts since the new management took over. Also - I had a very heavy package delivered & I live on the ground floor. I had no one to help me carry it down & two men from the leasing office brought it down & into my apartment for me. I am blown away by how great it is now compared to when the previous management company was here. I've lived here a year & a half & am very happy.

I initially paid my $550 for the credit and background check and for the security deposit. After about a week of providing my application and security deposit, I was told that due to my credit, I would need to pay an additional $1350 as a security deposit. My credit is around 670, so I understood the extra security requirements. Then two days before I move in, after I paid a security deposit for my electric service and started renters insurance, I was told that I was being denied due to my credit. They simply just said "you can come get your money orders" which were filled out to them smh. I have to send the $1350 worth of money orders back to western union and that can take up to 30 just to receive my money back. If you are a person of color, I advise to please don't waste your time, money and please don't put you dignity on the line for a place like this. Scott and Jack were great up until this point and then they were cold and uncaring. By the way, I have no clue who's credit report they had but it was not mine. The report they provided me had a score of around 550. None of my three scores are 550. I know this is a blessing in disguise but I hope someone can learn from my experience and don't waste your time if you are a person of color and specifically African American.

They…read morecharge outrageous "transfer fees", the "gym" consists of a treadmill that shakes and shimmies if you hit 3mph, a recumbent bike and weights. It was closed during the pandemic but we still had rent increases. The only other "amenity" is a library. There are some activities for older residents (also closed during the pandemic). My current apartment was filthy when I moved in, had to clean it all myself (reported to mgmt..no one cared). The former bldg manager was a nasty woman that bullied older residents, spent more time in her car smoking than in her office, lied and misrepresented many things. She was reported multiple times...she is now at a brand new property they built about 4 miles away. We are on the 6th maintenance man since I moved in. Last one was an alcoholic druggie..."lost" a set of master keys, fell asleep at work, was drunk at work multiple times. No background checks were done. There is zero storage and nothing free. The available garages went from $150 a month to $175, "storage area" went from $50 a month to $75 a month. There used to be a waiting list here....now they have put up flags and signs advertising "now leasing". And, that former building mgr put anyone in here...because she got a bonus for a "full" building. We had multiple residents that needed to be in assisted living, not a building like this. As soon as my lease is up...I am gone. They act like this is some luxury apt building....it is far from it. Do not spend your retirement at any property owned by Clover group. DO not assist your loved ones to move here. The corporate office does not care about ANYONE.
