We could sit on the covered deck and see the waves breaking on the shore. This year with , the beach replenishment, we had a view of a dune. ALL we could see was a corner of the horizon looking south. We were not told that this " oceanfront " property had no view of the ocean except from the upstairs bedroom windows. While technically this is an oceanfront home, we were extremely disappointed by the fact THAT WE COULD NOT SEE THE OCEAN! While we appreciate that it is a pet friendly home, the upholstry on the furniture was filthy,obviously not cleaned from the last time we were there and it was filthy then. Just because we are dog people does not mean we want to sit on grimy sticky ( uncomfortable) furniture.​ We covered everything with sheets. We spent 2 weeks looking at each other as the weather was not conducive to sitting on the beach. We would have had a better view- and cheaper vacation in a house across the street. I wrote this same review on Cola Vaughan's website but they did not publish it.

Then, COVID-19 happened. Two of our family members have underlying health conditions and one had a note from his neurologist stating he cannot travel. Period. Not allowed. When we contacted the realty group - they said "we are all in the same boat." Let's be clear, we are not. Those with underlying health issues aren't breaking contracts out of fear, they are at the advisement of doctors. The right thing to do would have been to return our deposit. But they refused. Character and ethics of businesses are shining through right now - pay attention. We will never select one of their proprieties again.

Unfortunately, this was one of the most disappointing rental experiences our family has had and we have vacationed in the OBX staying in multiple rentals for over 30 years. This trip was especially meaningful because we were in the Outer Banks to honor my late Dad by spreading his ashes at the beach. We intentionally chose one of the more expensive homes available because we wanted everything to be special for our family. Instead, we arrived to a property with numerous maintenance and cleanliness issues, including dirty floors, dusty air vents, stained carpet, damaged furniture, a clogged shower drain, a dripping faucet, a toilet that didn't flush properly, a broken pool saltwater system despite being advertised as saltwater, non-functioning grill burners, outdated or non-working TVs, unsafe deck nails, a detached third-floor window screen, and several other maintenance concerns. While maintenance did repair the hot tub jets after a few days, many other issues remained unresolved throughout our stay. What has been even more disappointing is how our concerns have been handled after checkout. I sent a detailed email documenting everything and was told it had been forwarded to the property owners, but no one could provide a timeline for a response. After weeks of following up, I have still received no resolution. I also attempted to speak with management several times. One employee identified themselves as a manager, was dismissive and rude throughout the conversation, and ultimately claimed they were transferring my call but instead disconnected it. I understand that maintenance issues can happen in any rental home. What matters is how a company responds when they're brought to its attention. Unfortunately, I have found the communication, customer service, and follow-up to be just as disappointing as the condition of the property itself. For the premium price we paid, we expected a well-maintained home and responsive customer service. We received neither. I hope this review encourages the company to improve both the condition of its properties and the way it treats customers when legitimate concerns are raised.

(Why they waited until after check in is a mystery ). They stated (after I pressed what we were to do) that Maybe fixed in couple days. But then No repair and no communication regarding if it would ever be fixed. It wasn't. Of course none of the occupants of this big home had enuf clothes. Time spent at Laundromat instead the beach. Also evening of check-in no linens. No one at rental office answering phones including linen service. Spent the night at Walmart spending $$ on linens. Of yeah - stopped up toilet too (but that was fixed next day). All week I heard "you'll be compensated " - per KC of SW. But once u check out nothing! Ghosted. Update: SW refunded the money spent w linens plus little for "the inconvenience " a week after check out. No notification but found in review of bank account. Warning- this house rented via VRBO so read carefully. VRBO will list Stan White as management company. I've reported to VRBO. Also Placing my review In VRBO house review comments. I wish I had seen all these reviews in Yelp before I reserved! At the time I selected this home there were no reviews in VRBO.

Plenty of room for extended family. A few opportunities exist however: most of the doors are not lockable for the bedrooms, the outdoor shower is only lockable from the outside, the mattresses for both king size beds need to be replaced ( very uncomfortable and a must for the owner), and the pool requires attention with respect to a slow leak that the pool maintenance worker mentioned to us on Monday ( two days after check-in) which is also a must to fix.

It has always been a policy that the current renter has first option to book for next year. This policy I believe is pretty standard throughout all rental companies, but Sun Realty! We have been informed that it is now first come first serve and we need to change our weeks. No, we had to change realtors. We're charged a cleaning fee (WHY?), and for what! Every year I need to wash EVERYTHING in the kitchen before we can use anything. Things were so greasy that they almost fell out of your hands. We have a king size matress pad on a queen size bed. At least we had one. Have arrived to no matress pads or wrong size. No shower curtain, vaccuum cleaner that had a broken belt, so you know that nothing was cleaned. Had a toilet that wouldn't flush, and the list goes on and on over the years and nothing has improved. If anything, it's worse!!! If I could rate Sun a -10 I would! They are a terrible company to deal with and they don't care at all about their guests! All they want is the money! NEVER USE THEM AND I WOULD NEVER RECOMMEND THEM TO ANYONE!!!! WISH THE OWNERS COULD SEE THIS AND KNOW WHAT THEY ARE DOING TO THEIR GUESTS!

Upon arriving at our rental house, Colonel Bob's Cottage in Nags Head, on 6/3/18 around 10pm, we…read moresaw that the listing was misleading about a half bathroom and washer and dryer. These can only be accessed from outside the house which is inconvenient, and not how it seems on any of the provided information online. We even spoke with someone in the office about this when booking, and there was never any mention of this. When I called the company I was told that no one in their office would say something like that, and that I didn't know what I was talking about. Later that week we also discovered that the front load washing machine was so filled with mold that we had to take paper towels and gloves and dig out handfuls of mold and hair and who knows what else, to even attempt to wash our clothing that week. We came home with several articles of clothing ruined from stains from that washer. Upon further entry into the house, on the night we were checking in, we discovered several roaches. We arrived late, and I didn't even want to "check in". We searched for a hour or more for a 24hr emergency number to contact Cola Vaughan, to no avail. They make no effort to be available to you in case of emergency. I called the next morning and requested that they do something about this and was told that I don't know what I'm talking about. That there was absolutely not a roach infestation. That I am just seeing palmetto bugs not roaches. What they don't know is my family owns a pest control company, and has for over 30 years. The bugs that I killed several places in the house (including the cabinets with all of the dishes, the living room, and the bedrooms), are absolutely roaches. They are in fact American Roaches specifically. They are frequently called Palmetto bugs, but it is nothing more than a nickname for an American Cockroach. I asked to be transferred to another available rental property, and they refused to do that, even though the rental agreement states: "Agent agrees to provide the Premises in a fit and habitable condition. If at the time Tenant is to begin occupancy of the Premises, Agent cannot provide the Premises in a fit and habitable condition of substitute a reasonably comparable property in such condition, Agent shall refund to Tenant all payments made by Tenant." Fit and habitable does not mean living with roaches for a week, besides all the other problems we encountered. We have stayed in many other rental homes in OBX from Corolla, to Nags Head, and many places in between, and never had any trouble with roaches in any of our other rentals. So it isn't just this area as I was told. It's poor pest control. I asked for placement in a comparable house and was refused, even though it was available, because I searched their website and found a few that were still available for the week. I asked to cancel, or for a refund, and was refused. Basically, they got their money, so who cares what I deal with. They certainly didn't wan't to take a loss to correct their poor property. I was only offered, that they could send a pest control company out to spray the outside of the house. Which will do nothing for the roaches inside of the house. Roaches quickly multiply, and could easily be transported back to our home with us in our luggage, continuing this problem long after vacation. It is completely reasonable to ask to be placed in a home that isn't housing roaches. I was told that they were only inside because I left the door open, which is untrue. However, even with the door closed there is a large gap at the bottom of the door frame so anything could get in. The door frame on the front door has other damage near the lock. The frame is busted and pulling away near the lock. The third bedroom had a futon that we could not even use. Upon trying to sit down on it we discovered that it was broken and all of the screws on one side of it were stripped. It is literally held up between the end tables and the metal piece was laying on the floor. We could not sit on it, much less sleep on it. We had to get an air mattress and squeeze it into that room so we could sleep for the week. I wanted to be removed from this house and placed into one that didn't have these problems, or I want a refund so I can take my business elsewhere to a reputable, respectable company that actually values customers. I was treated poorly, and as if I was unintelligent. That is unacceptable behavior from any company.

We were not told of this restriction nor was it in the rental agreement. Outer Banks Blue offered up box fans as a resolution. Heat rises and at night 72 was pretty miserable, The manager refused to speak to us, we had to deal with a go between In the office. It took 3 calls to get the owner to allow a lower temperature at night and even then if you touched the thermostat to raise it even a degree it locked you out. The dryer in the house must be 25 years old and a lot ad of beach towels took 3 hours to dry. Called maintenance and their resolution was to tell us to do smaller loads. Just not very renter oriented. If you're an owner they're probably fine.

Sectional needs replaced, it's in poor shape. Cabinet doors hanging off henges need fixed. Light bulbs out. AC was out so we got window units for bedrooms. That helped us sleep but the rest of the house was 85 degrees. Pool was to be heated and we only got about 1.5 days of heat before we had to call them out a total of 2x. A lot of money to heat pool and not get a full week of it. Police were called out 3x to nearby houses. People walked the street all hours of the night. A bag of rocks was thrown over our privacy fence one evening. We wouldn't stay here again.

Once we checked-in, Saturday, June 29 we were informed by the Waves Office of Resort Realty that…read morethe Vacation Home (Dolphin Watch - #7534 - Avon, NC) was unlocked due to the cleaning staff being unable to lock the front door. When we arrived at the house, no one in our party could figure out how to lock the front door; the deadbolt simply would not engage. We promptly called the office on Monday, July 1 and spoke with Jeanine to have maintenance come and check the door. That was not the only issue, as the Pool Lights (the underwater light as well as deck lights) were not working at this time. Jeanine advised that she would put a ticket in for maintenance to look at the front door and the pool company to check the pool lights. Tuesday, July 2 no one had come to address either issue. I called back again, and referenced the time, date, and who I spoke with, however NEITHER ticket was placed. I spoke with Angel and she put the ticket in ... again. Luckily, maintenance did show up later that day as I told Angel it was 3 days now that the house could not be locked. When the maintenance man showed up, he was very helpful and demonstrated how to use the door lock, where you have to lift up the handle to engage the 1st part, then turn the deadbolt. Who would know that? That should that be in the instructions for the house. Obviously, if the cleaning staff cannot lock the door, how would a family from out-of-town know? The pool maintenance showed up at some point on Wednesday, July 3 (4 days into our trip). He was also very friendly. The underwater light in the pool was out, so it needed replaced because it shorted the circuit (there was a taped switch by the pool lights, apparently so not to short the circuit). Basically, the underwater light was not replaced and that switch was taped as a quick-fix. Everything to this point should have been addressed prior to checking in for our week at this $5,600.00 rental home. A list of other smaller issues including, but not limited to: - The main sink faucet in the Kitchen was leaking (maintenance completely replaced the faucet, Friday July 5) - The small island sink in the Kitchen drained slowly (maintenance did not fix) - Filter in the hot tub was changed (maintenance completed with us, Wednesday July 3) - A credit card fee to place the reservation online ($45.00 I believe) - Other realty companies do not charge this. The house needed a more deep-cleaning. From the A/C filters being filthy, to black mold in the shower in the Master Bedroom on the 3rd floor (my partner and I scrubbed out with some leftover bleach; we didn't bother to ask maintenance do deal with it). The last issue arose when the A/C stopped working on the 2nd floor (all family bedrooms) on Thursday, July 4. We only noticed it after maintenance had come on Wednesday and changed our filters (they were dark grey with dust). We called maintenance, left a message on July 4 evening, then again on Friday, July 5 as an after-hours maintenance request. We still did not have A/C on the 2nd floor when we locked the house and left on Saturday Morning. This is a great shame; we have rented through several realty companies through our lives and Sun Realty may be the best, Resort Realty has been the worst. Maybe someone should do an undercover rental through Sun and see all that they are doing right. People come to OBX, oftentimes (such as our situation) splitting the cost of a beachfront home so that everyone can enjoy something special, luxurious, and relaxing. This trip was a constant battle of issues with the home and maintenance that should have be completed prior to a guest's check-in. There are too many realty companies to choose from in OBX and I would highly suggest reconsidering the rental if it happens to be through Resort Realty.

Resort Realty's housekeeping is abysmal. They can't consistently perform the basic housekeeping…read morefunction. They are supposed to inspect after cleaning the home. That's a joke. Ask them for the documented walkthrough inspection. I bet that they can't produce one. The rug in the living room had to be taken out of the house because it was filthy along with the chairs. The reviews on this site average less than 1.5. As they say, 'there's your sign'. Prices keep going up as service level go down. The only thing that gets their attention is a mass exodus of their renters.
