Terrible community. They overcharge poor college students. The buildings are full of roaches btw...so if you wanna live here have fun. They enter your unit without warning, NEVER PLOW THE PARKING LOT IN THE WINTER. But don't worry they'll still charge you the 20$ parking fee even, if the parking lot is completely full of snow. When I moved in the unit was full of mold in the shower, and they refused to clean it. Also, when you move out you can get charged if your roommates trash the place after you leave, even if you hand in the keys and have photographic proof. My son has lived here 3 years in a double 2/2.5. He has had an excellent experience - uses the gym facilities and has relied on the bus shuttle a few times. It is convenient, seems safe, they stay on top of spraying/bugs etc. They always notify before entering. Some of the baseboards and corners have seen better days, but for the most part the unit was comfortable and we kept it clean year over year. Any issues with broken anything - put in an online service order and they fixed within one day. He is choosing to now move into a studio for Masters degree. And oh yeah, did I mention an advertised jacuzzi that they can never use because some smart person decided it would be a great idea in a place where it snows everyday to put it outside, uncovered by any walls or roof? Horrible experience at the Villas. Wildly expensive. I lived in a 2 bedroom, paid $800 a month before utilities, so the apartment was $1600 a month total. The two-bedroom townhouses are three stories. First floor has a 1/2 bathroom, living area and a small kitchen. The place is "FURNISHED." Furnished in quotes because the pieces they provide are cheap and uncomfortable but it does save you the cost of purchasing your own coffee table, kitchen table, couch, and TV stand. The couch is leather and painfully uncomfortable to sleep on. Whenever I had guests, I had to lay down a blanket and tuck it into the cushions to make it comfortable. The kitchen had a little storage closet, great for keeping luggage and my bicycle even fit in there. There is an oven, microwave and a dishwasher too. There was ample cabinet space and counter room for cooking. The place needed a front closet, there was an open space upon entering that easily could have been made into a closet for winter coats and boots. The second floor had a bedroom with a full bathroom. This was the best part of the apartment, having your own bathroom. The bedrooms were furnished with a bed frame and mattress, lets put it this way, I didn't get a decent night sleep for AN ENTIRE YEAR. The mattress was THE ABSOLUTE WORST. I AM TELLING YOU. HORRIBLE. I had TWO tempurpedic mattresses on top and the sleep was still a nightmare, every single night. You were given drawers, a desk and a nightstand. Third floor had washer/dryer which was key and the second bedroom with a bathroom. My particular apartment had a little concrete "patio" area which fit two folding chairs and overlooked the disgusting pond filled with trash, ducks and geese that pooped everywhere. That brings me to the serious geese issue at this place. Geese live here. I mean literally, the community is students and geese. They are EVERYWHERE and they are dangerous. They would hang out directly outside my apartment door and if I DARED walk outside they would hiss and charge me. It was absolutely petrifying and many times caused me to MISS class because I literally could not leave my apartment building. It was awful. Many times I had to call the front desk and beg someone from maintenance to come help me out of my apartment because I had an exam or had to be at work. This was a constant, every day issue. The grounds were covered in goose poop and no matter how often maintenance came around to clean it up, it never seemed to go away. It was gross. You could never walk around outside without shoes. The Villas had a 24 hour gym that wasn't supervised 24 hours which was horrible because god forbid something happened to you while you were working out at midnight and there was nobody around to help you. NOT SMART. The gym was great though, lots of machines, cardio and weights and a nice big bathroom. The outdoor patio area was awesome too, tons of lawn chairs, overhang with lights, tables and chairs, a hot tub and BBQ's. This was a really nice feature. Now. My biggest issue and the reason why I absolutely hated my year living year. The management here is horrendous. First, I had a gas leak in my bedroom when I moved in. I was told it was nothing and to ignore the smell. I took matters into my own hands, called the gas company, they came, checked the levels and there was in fact gas leaking into my bedroom. Another night sleeping there and I may not have been able to write this review. NO EXCUSE FOR THIS. Maintenance came and checked the levels multiple times and told me there was nothing wrong. Thank God I didn't take their word. Next, their printing center was BS. 75% of the time the printer was broken and I was unable to print out things for school. I would constantly call and ask if the printer was working and the girls at the front desk would either say no or that they had no idea. They did not have the right staff working at the front desk. The lounge was open with horrible hours. You keep the gym open 24 hours but you won't keep the lounge area open past 8 so that people can study and get work done? It makes no sense. The advertise that they close at 9 pm but a majority of the time they close whenever they feel like it and it's extremely frustrating for the people who live here. The management has no respect for their tenants. NONE. This brings me to the heat and air conditioning topic. My bedroom was a constant 90 degrees and when I asked maintenance about it they told me this was just the way it was. IT WAS WINTER. Every night I had to sleep with my window open This was not okay. Long story short, my father had to call and demand a technician to come in a check the situation out because the heat problem was a HEALTH HAZARD. There ended up being something wrong with my vents and the entire system had to be replaced. The management here always thought their residents were dumb and didn't know what was going on. have been living here for almost 4 years, it is a great place. The service are great and fast. A lot community activities too. It is very close to campus, like about 5 minute drive and 30min walk. There are printer services in the community center. It is free. The room size is enough for a college student and your have your own restroom. The rent are not cheap but very reasonable. If you sign the contract early, you will get a low price. The stuffs here are super nice and kind. My living experience is amazing so far. read more

Rent is already $909/month (for 2br) and then you have to pay gas and electric on top of that. Beds feel like they're literally going to fall apart. When the dishwasher runs, it smells like rotten eggs. Not to mention, sometimes the dishwashing pods don't even dissolve. The cabinets are literally falling off their hinges. The top floor bedroom is always 100°, even with both windows open in the winter time. The fake wood floors are literally peeling off and we had to TAPE a section of it back on with Scotch tape. The internet they just switched to is atrocious and customer service is awful to deal with. The leasing manager is rude and condescending. This apartment complex will charge you extra wherever they can. So many unnecessary overages and fees. Used heat very sparingly in the winter - still was charged overage on gas. They'll charge you ridiculous cleaning fees when you move out. Shuttle was unreliable and not on time. Walls are paper thin, could hear my neighbors in a different apartment perfectly through the wall. To the point where it woke me up at night. Always received the wrong mail in my mailbox. Printers were out of ink/paper/not working half the time. The gym constantly smelt like BO. I hated living here. Would recommend anyone to find another place. read more

Chestnut is a great place for students to live. It's very close to campus and they provide students with shuttle service. There was a small issue in my apartment but maintenance responded quickly and came to fix it right away. The gym is always maintained and cleaned to prevent the spread of COVID as well as other parts of the apartment complex. The staff here is super nice and very helpful. Villas at Chestnut is a great place to live as a student. From moving in the staff are always so welcoming and open to help the residence in any way as well as holding different events for us as well. Staff has good communication with residents. Everything is always covid safe and apartment is clean and spacious. When there was minor problems that came up in my apartment, maintenance was quick to come and fix it when we reported it. It was definitely an upgrade living here from dorms and shuttles are always on time going to campus. Would recommend to any student going to UB! read more

This place is so nice. It got a clubhouse, 24/7 gym, business center with free computers and 2 giant Mac to use. A hot tub, free tanning, etc...... The only bad thing is, the pond here is the home to over 50 geese in the summer. They don't care about no one and literally poop everywhere. This villas is smaller than Villas at Sweethome, Sweethome got a pool and a theater and other things. But still, overall nice place to live. Very close to UB. read more

While this apartment complex has a great location (proximity to campus) & decent amenities, the rest of my experience was nothing but stressful, unwelcoming and expensive. Rent is upwards of $1k/month for a 400 sq. ft. studio apartment. The furniture is glorified particle board & the features are far from updated. The mattress alone should've been the first indicator that my experience would be painful (pun intended). It was like sleeping on a down comforter on a metal base for two years. You are charged fees here, there and everywhere, every month for miscellaneous items. They tell you heat and gas is included, until suddenly you are hit with "overage" fees when you weren't even there for most of the month. Your electrical bills are out of control because of thin walls and poor quality windows. (I lived in the 400 sq. ft. studio and paid nearly $70/month for electricity!) Geese live here. I mean, the community is essentially students and geese. They are seemingly everywhere, all the time, and they are dangerous. There were days when I could not get in or out of the building because the geese had it surrounded. Getting near them is a gamble because they will hiss and charge you. Further, the management team puts on a facade of happiness, when in reality, they're talking about residents and are just there to scam you. You will be charged for electricity not in your name and will rack up "Administrative Fees" for them to send emails. The management here is horrendous, unprofessional and unhelpful - on top of being rude. One good thing is the maintenance staff there is the best. If I could take them to every apartment in the future, I would. Very friendly, and quick to fix things (at least in my case). I got to know them well as I lived near the maintenance building and would walk by with my dog. They always struck up and conversation and were very kind. Overall, I would NOT recommend living here. It's sad because I thought that paying a bit more would yield better attentiveness of staff, and a better living experience. I was wrong. Move a bit farther from campus, pay less and have the same amenities with less hassle. read more

DO NOT LIVE HERE. I've been living at the Chestnut Villas for almost a year now with only a month left in my lease. As I'm from WNY, I moved into the apartment and gave up my room at home. In November/December 2019, they let us know that they would be redoing the floors. Great, that's fine. They said it would be done during the winter break, and it would take 3 days per unit. I was told that I was expected to have everything cleared from all of the floors in anticipation of the work. I had called several times asking for a specific date and gotten answers such as "before christmas," "before the end of the break," etc. Come Christmas, I was pretty much couch jumping because they wouldn't give me a solid answer. When they said it would be done before Christmas, they were still on the FIRST UNIT. I didn't see them again until I called and explained my urgent situation. They offered no compensation for being displaced. Additionally, after a few months of the COVID pandemic (I left to quarantine elsewhere), I asked if I could surrender the rest of my lease in light of the situation to another lease that I had independently found for the remaining 3 months. I hadn't even been living there, I just wanted to leave because it's student housing by a populated campus and area. I was told no that it's binding and if I wanted to give it up I could be put on a waitlist for them to fill all empty units and then the people's on the waitlist ahead of me and then charged $200 for transferring my lease to someone else if and when the time even came that I could do so. I haven't even begun to talk about actual livability here. It is DISGUSTING. The "redone" floors are coming up all over the place and were poorly done. They have ignored my household and neighbors' calls and complaints about it. The dishwasher has never worked despite us calling about it ALL YEAR. An appliance is literally always broken, whether it's the fridge, the sink, the dishwasher, or whatever. The washing machine smells horrible. There has to be something wrong with the ventilation system because even though I dust every other day there is dust CONSTANTLY. Maintenance almost never comes, and when they do they just walk in without warning. They have even walked in when I was in the shower and while I was sleeping, which is terrifying. The bottom floor is always freezing. The second floor average, and the third floor is like a sauna. I don't know if it's the fault of the building structure or what. The wifi goes out twice a month, which is pretty ridiculous given it's student housing where students are always doing their work and need the internet to do so, especially so given everything was online the second half of the semester due to a PANDEMIC. It's definitely nice that it's furnished, but it might as well not be because screws are always falling out of the chairs, desk/tables are wobbly. The bed does both. It is nice to have your own bathroom. It's $750 a month plus electric to live here which is STEEP for what you get. It seems too good to be true when you're moving in with all the "amenities," and trust me when I say it is too good to be true. Don't live here or at any other of the ACC communities. I've lived at two over the course of two years and had the same reoccurring issues. You'd be better off renting a little farther from campus and getting your own furniture. I wish I had. read more

this is nothing close to a nice apartment complex. the apartments are dirty, the management is unprofessional, and unhelpful. Everything in the apartment is constantly broken, maintenance is little to no help. MULTIPLE times we have had no heat/ac, no lights, no dishwasher, no ice machine.... something is always broken. one of my roommates had to use a space heater all winter because they refused to fix it and that added significant costs to our electric. putting in a work order is like asking for someone's first born child. If maintenance ever does come it's at bizarre hours and they walk right in. Once i was asleep in my room and an older man just walked in....very creepy and unprofessional. They often stay and lecture us on how it's our fault things are broken in the apartment when it's the simple fact that nothing ever gets actually repaired over the years. During the winter the temperature on the first floor was around 45, second floor was 65 and third was always above 82 THIS IS NOT SAFE. When asked to fix this we were told there's nothing to be done, and that's just "how it is" and we had to get our own service to fix it. For $750 a month, not including utilities, i should never have to run into these problems. The water filter has never been changed (we asked) and were told we had to replace that on our own... i am no mechanic. I could go on for hours about the problems with this apartment complex but just save yourself money and frustration and DO NOT LIVE HERE!!! read more

Great place to live. 2 minute drive to UB North campus. Staff is wonderful. Maintenance is outstanding. Activities are fun.
