We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. Once I no longer needed his service (I found my own place), he continued to spam my E-mail account with invitations to rental/homebuying events to promote his business. I had to ask him a few times with a call to the office to request this to stop. It started with LinkedIn, and then through other similar social media mediums, then E-mail. Finally the office took care of it and I had to take the extra step to block him. Then, two years later, another agent who connected with me through LinkedIn as well began to do the same practice. In no way did I ever ask to opt-in to any of these invitations. That means I'm on another distribution list that I never agreed to. She is sending Evites--without any opt-out buttons. I had to contact ULR again, and another agent profusely apologized to me. I'm not into this spamming marketing practice because quite honestly, it cheapens a business and creates a desperate image. Do some of these agents like getting cold calls from random numbers themselves and pressured into something they don't need? I don't think any of us do! So it would imply that with common sense, you shouldn't do what you don't enjoy yourself, to people who aren't clearly requesting your service. The agent who helped me get myself removed from a distribution list (again) says that she doesn't practice those methods herself and aren't exemplary of ULR as a whole, but no one seems to be encouraging or reminding other agents to stop the SPAM method. I never experience this when I contact an agent through HAR. Bottom line: I get it, it works once on a blue moon, but if you're about branding yourself as a high quality agent, this spam stuff is not a lot of people's cup of tea. Try this instead, reach out to a potential client directly and ask if they're currently interested in renting/buying or would like to remain in touch in the future if neither are currently an option. Don't force me into your impersonal mass distribution list against my will. For most homeowners, a $3,000 discrepancy is not a rounding error or minor oversight--it is a significant mistake that can materially affect closing decisions and financial planning. What made the situation even more frustrating was the response after the error was discovered. At closing, I was advised to reach back out if there was a substantial difference in the tax figures. When I later did exactly that, I was essentially told that resolving the issue was my responsibility and that I should work it out directly with the seller. There was no apparent effort to investigate how such a large error occurred, assist in resolving the matter, or take any meaningful ownership of the problem. Consumers rely on title companies because they are supposed to bring expertise, accuracy, and professionalism to one of the largest financial transactions of their lives. A company entrusted with preparing closing figures should not be off by thousands of dollars on a property tax estimate and then wash its hands of the situation once the transaction is complete. Mistakes happen, but accountability matters. What disappointed me most was not just the magnitude of the error, but the unwillingness to help address the consequences of it. Fast forward, I am now selling the property, and it turns out they did not include the legal address on the deed filed at the county. Me and the Title company I am using to sell have been calling them for almost two weeks to get the necessary affidavit so I can close on the property. "Their Lawyer is not responding"!? Not to mention their inability to do their work is prolonging a close for a new property. It's just maddening.

I've had the misfortune of struggling through two torturous transactions with Riverway. Both closed way past the contract date, in large part due to lack of communication from title. They make it pretty clear that they do not value their customers, alternating between an attitude of complete disinterest or annoyance when either the seller's or buyer's agents or even the lenders call with questions (questions such as: did you receive the contract?
