The report was poorly prepared, lacked professional diligence and caused us a significant loss in compensation from an insurance company. Several examples - after selecting comparables, the appraiser himself dismissed those same properties as unsuitable references--and yet proceeded to base the final valuation solely on a single property. There was no proper cross-check or sanity check using alternate valuation methods, which is standard in any thorough appraisal. The calculated value of the "significant improvements" (i.e., the house) ended up suggesting an unreasonable cost of $467/sq ft for a 60-year-old and $613/sq ft for a 10-year-old home. These numbers did not align with market trends or logic. To confirm our concerns, we consulted with two other certified appraisers, both of whom agreed that the report was poorly prepared and lacked professional diligence. As a result of this flawed appraisal, we incurred an estimated $20,000+ loss due to an inaccurate land value assessment. We expected a higher standard of professionalism and accountability and were deeply disappointed.

However, the Estate Sales Ontario owner had promised us that she would dispose of any unsold items in my brother's apartment. (This promise was also on her website at the time.) This did not happen. We were left with one week to dispose of various large items ourselves in a difficult time of Covid. The owner promised a prompt reckoning and payment from the auction. This also did not happen. It took several months and repeated reminders for any payment to arrive. The owner told us she had "overlooked" our payment because she was so busy. I live in another province. It took three months for items I bid on to arrive. Expect politeness and promises when you first talk to this owner but little follow-through. Very disappointing service.
