Mark did an wonderful job replacing our undermount kitchen sink. This is a tricky job that several…read moreother contractors declined to take on. Mark was diligent to get the sink mounted perfectly centered and secured it much better than the original. He had to redo the plumbing, which is shared with the dishwasher. This unavoidably interfered with the built-in drawer in the bottom of the cabinet. To resolve that, he did a beautiful, professional job modifying the drawer to fix the clearance issue. We also had a bathroom sink that wasn't draining well. He jumped on that, which was a big help as it was more complex than the usual clogged bathroom sink. I often do those myself, but it was much better to have a professional take care of this one. At every point, he was kind and helpful in explaining what he was doing and what we could do to avoid future issues. We learned a lot about the plumbing in our condo. He and his assistant left everything cleaner than when they arrived.

Our…read morestory: we spent 3 years on a total renovation of my mom's house in Waimea (up from the Kona coast near Parker Ranch) and it was... I'll just leave the rant for another time - DIFFICULT, VERY VERY CHALLENGING. And yes, we asked for recommendations, and yes we tried and tried to be accommodating and yes we eventually got the project done, but having worked with all types of contractors and vendors in the SF Bay Area, it was so so so so so so so so so so frustrating (stop rant now)... anyway, we never got to the outside of the house and landscaping project, we just needed a break... then after a year and half, with heart in hand and a rotting deck and dreams of great outdoor living (did I mention my mom moved from Alaska to Hawaii, she wanted her 'outdoor living' :-)), we started again. We met with several general contractors and eventually chose Jim Modisher and crew, then set to work. Its been 3 crazy months but they have been amazing and we now have new roof for larger back covered lanai, gorgeous deck, new front patio, back dining patio, re-configured garage, horse-trailer parking, beautiful sliders that open up to our back view, hot tub, outdoor shower, great landscaping... in short, WE LOVE IT and if Jim's goal was to under-promise and over-deliver, mission accomplished! Parting thought: my words o' wisdom for someone coming from the mainland that hasn't yet experienced building/remodeling on the Big Island: hire a general contractor (and by that, I mean a good GC that has worked on the island for awhile and has good reputation). This means he knows good people to bring in and he knows how to get the products to your house/job site (shipping costs and delays are a definite challenge and having someone that understands this and takes ownership over this aspect of the project is HUGE). And working with GCs is not necessarily my opinion for work on the mainland - I often preferred to manage a project myself - but for Hawaii, I would now hire a GC every time, even for perhaps a 'smaller' job (of course, if its too small and they are any good, they likely may not take it on... :-)) Good luck, you'll need it! My second word of advice would be to consider buying new :-) (never works though, too expensive and never just what you want), that said if you could find someone like Jim et al to work with from the beginning, maybe you'll be able to enjoy your slice of paradise a bit sooner than we did and can actually have fun in the process.

My experience with Island Plastering & Drywall was absolutely horrible. Here's my story: I'm…read morebuilding a house outside of Kona and I contacted Shaun (a.k.a. Shaheen) eight months ago to discuss the project and get him to prepare a quote for us to install the stucco on our structure. Over the next several months I continued to touch base with him so as to stay on his radar and schedule the job etc... He never prepared a quote for me to this point as I was waiting on the building plans to be delivered, but he assured me that the average cost/price to me would be between $7 to $9 per square foot. When my plans came in I forwarded them to Shaun. I then jumped on a flight and flew 3,000 miles to meet with him and the other contractors on this project. Our meeting went well and I left it with the feeling that I had selected the right company for the job. Wow, how wrong I was. After my return I asked Shaun to prepare a quote for me. His quote came in extremely high; $23.54 per square foot. I emailed him and asked him why the huge jump in price. He flippantly replied back " Do the math yourself as far as the square footage Your building is I believe.56x60 with 12 foot walls and gables." Well, there's a couple errors here: 1) the walls are 10', not 12' and 2) he did not subtract any of the many large window/door openings on the building which would obviously substantially reduce the square footage to be covered. He wrote me back and told me that NO stucco contractor subtracts these openings. Well, he is ABSOLUTELY INCORRECT on this. I sent my building plans over to a 30+year general contractor friend of mine and asked him to calculate the square footage surface area of the structure for me. I also contacted every other Stucco/plastering company on the Big Island and everyone of them told me that when they calculate square footage surface area they subtract window openings that are less than 18 square feet in area. So, with these calculations my quote should have come in something like this: 1,699 sqft X $8.00 = $13,592. But, Shaun's quote came in at $40,000 ($23.54 per sqft). Shaun did write me back and told me that he would rework the numbers and send a new quote because he "did make a mistake on the gable height and will take out the big barn door but all other windows and doors are not deducted." Well, he never did send me a revised quote. You can only judge a man by his words and by his actions. Shaun/Shaheen will obviously not get my business. Life is short, and I only want to deal with honest people in my life. You have been warned!!!

They took their time and did extra work to make the new carpeting meet the tile floors at the same height. And they didn't charge any extra for that!
