Condominium owners have the option to rent out their unit except for 3 weeks a year and the unit paid for itself before the covid restrictions were imposed. Now that the building management has imposed covid restrictions, units cannot be rented out, costing condo owners considerable monthly expenditures as units remain vacant for close to 2 years now. The monthly home owner association fees have not been reduced while classes were cancelled and while classes remain at reduced capacity, many residents cannot attend the classes they want to. Carillon Miami Beach Wellness Resort's nightly rates range from $600 to $1200 per night, which can be pretty pricey but the amenities, views, classes, and spa is definitely top of the line!     Updating to my last review. We have new management now. Let's see how they do. We finally got the…read moreOK yesterday to remove the red flyer from front of the building in security office for inspection of building approval to live in. The gym. Ohhhh the gym. The AC was not working on the woman's side, now the men side not working but woman's is fixed. They broke down the wall between the woman/men gym to be separated. However, they put the cardio machines next to a wall in the men's area WHICH HAS NO A.C! There is literarily 3 bikes and 3 cardio machines all next to each other during COVID 19 and space in between them! All should be separated (one per room). As tô give more space. They promised new equipments, however they only got the cheap padding for the floor, and moved all the old machines around. All the blue ones have been here over 15 years. Do you know how much the fitness industry has changed?!! They all need to be updated! Half of them are not equipped for real heavy gym lifters. They are all outdated and don't serve their purpose because they are cheap and measured for small old people. "Techno gym" brand is the best equipment that is the most current one approved in the market which is suitable for all ages and weight. Also 2 of the walking machines are broke (stop half way through exercise) the bikes are old and don't work and adjust properly. WE NEED A SQUAT RACK! there is a perfect place for it on the men's side next to the wall. The men are killing themselves. We have to break our back at the end of the set and literally drop the weight on the floor from our back because we can't handle to break our back and slowly bring them down. There is a very cheap squat rack you can buy at DICKS on sale! It's between $399 and $799. Buying quality assures building with top management. We already don't have a pool, this gym needs a new equipment, not the rusty ripped machines. They need more leg equipment. We are in 21st century people. The AC should be on both sides. Get rid of the TVs and make a rule that talking on the phone is NOT allowed. The gym is tiny, no one wants to hear you screaming in your language and taking up time on a machine. Get in and get out should be a motto. No TVs, brighter lights, and put music or speakers to connect music. The 30 minutes light at the entrance on women's side is depressing, the gym has one light bulb and is very dark unmotivating very 70s style. Please new management fix these issues. Squat rack on men's side to lift heavy weight, and this will save you money to not have to pyrope insurance when someone breaks the floor or better yet their back. A rack to do chest weights (an 80 year old man the other day almost had a heart attack because he was stuck with no way to drop the weights when he was laying on the bench with weights above his head) this breaks shoulders and arms. And again please more legs machines. The only resent one there is the one shaped like a T for back. They need one like that from triceps and lower legs. Make this space a useful one please. As far as the building goes, construction took over 6 months in PH AND they just got down from 17th floor. The grey painted doors are UGLY. It's a depressing grey color. Get silver grayish instead. Something more modern. Very cheap quality paint. Stop saving money because it devalues the apartments and can't-move forward. This year they decided to save the money and instead of organizing the kids parties indoors with AC and having food and festivities set up, they are pushing the kids outside to play in the muggy weather, heat, where no water fountains available by the park. Wearing hallowing costumes in 100 degree weather is very crazy if you ask me. Not sure which directions this management is going in but the festivities definitely downgraded. No Dj , no music, and we can't even use the room for parties to make a descent Halloween. Do better.

    Moda Apartments is a beautiful midrise building with waterviews everywhere you look. We moved in…read moreNovember 2022. Back then the onsite management team was not experienced and capable of running a 280+ unit building. However, over the past 6 months, the building has a completely new property management team and are managing the building so much better, leading to a better experience for the residents that live here. This new onsite staff includes Karen (CM), Mariah (AM), Mone't (Leasing Manager), JP (Maintenance Supervisor), and last but not least Stephanie (Concierge). Along with the team, they also have Mario (RM) whom we have also had the pleasure getting to know and helped us with whatever we have needed. The office team truly cares about our needs and wants to make sure all residents are comfortable living here. They include the residents in community events, parties and try to make it fun for everyone at Moda, even those who are not super social. The entire team is extremely friendly and easy to talk to shall you need anything. They are always smiling and asking how I am when I pass by the leasing office. Their positivity during our time here has been very refreshing. I wish they could follow us to our next living situation. With this being said, I do want to let you know that Moda Apartments is not for everyone. It is a midrise apartment building with the general problems any other midrise building is going to have. Most of these problems are actually caused by the some residents that live here. Unfortunately, residents in this building are extremely lazy. The following cons are: 1. Residents do not pick up after their pets. You can expect to find dog poop everywhere around the property, sometimes even inside amenities, hallways and elevators. (My recommendation is to have the porters/cleaning team do a walk of the exterior of the property everyday before they leave for the day, because over the past year it's pretty clear that a handful residents are not going to bother cleaning up for their own pets. Which is extremely sad...) 2. Residents leaving trash in the hallways and garage rather than walking down the hall to the trash chute to throw it away. 3. A handful of residents use the gym equipment such as mats, weights, towels, etc. and never put it back these items where they are supposed to be. 4. Residents leaving pool areas, clubroom a mess after using it. Generally speaking, there are responsible residents who respect that this building is shared by 500+ residents, but there are a handful of residents that need a reality check in responsibility and cleanliness. However, with negatives, no doubt the best part of living in this building is waking up with views of the bay and water every day. I will probably never live in another place that makes you feel like you are on vacation every day. So, if a waterfront view and decent amenities is what you are looking for it is very easy to overlook the cons mentioned above. This building still has a little bit of a way to get back to the luxury lifestyle as advertised, but I want to reiterate that the Management Team behind the scenes is doing so much positive work to make Moda Apartments Great Again. I genuinely want to thank Karen, Mariah, Mone't, JP, and Stephanie for being so kind to us everyday and helping us with all our needs. As long as they are apart of this management team, the residents are in good hands. I hope upper management and the Owners of the building understand how important this management team is to this building as they move forward.
