Jesus Christ, I can certainly understand that some people are desperate for business, but as a general courtesy, it is not a good idea to call your prospective seller at 4 am! I don't sleep much and I really value my sleep. As a matter of fact I am so sleep deprived that I fell asleep behind the wheel this last Friday the 13th of April and I totaled my car. That is why I am a bit protective of my sleep lately. So this guys calls my phone at 4 am, and when I didn't pick up he calls my wife's phone. Needless to say I wasn't the happiest camper. But I know that most people on the East Coast don't realize that (808) is a Hawaii area code, and that Hawaii is 6 hours behind the East Coast. So I politely text the guy and explain to him this phenomenon. I honestly didn't expect much, just a simple "Oh, I am sorry" would make me happy. But the guy texts me back with "I have no idea what you are talking about. Please don't text me again." Holly cow! I definitely didn't expect that kind of answer. But this kind of answer tells a lot about the business owner. Here are my three assumptions. 1. The guy did call me at 4 am and doesn't have the integrity to take the responsibility for the call and common sense to apologize. Would I chose someone without integrity and common sense as my real estate agent? Not a million years. 2. Someone from his office made the call, and he really had no idea what I was talking about. In that case he has absolutely no control over the people in his office, and lacks the courage to take responsibility for the actions of his employees. Would I chose someone who has no idea what is going on in his own agency as my real estate agent? Not in a thousand years. 3. The guy is a jerk and lacks basic customer service skills. Would I chose someone who is a jerk and lacks basic customer skills as my real estate agent? Not in a hundred years. Overall, I definitely don't recommend De Raedt Team to take care of any of your real estate needs based how they handled this situation. You can tell a lot about the business based on the fact how does the business owner treat his potential customers.

We unfortunately, stumbled across this group because they had a home listed that we were interested in. A few days later we found our dream home and wanted to act quickly. We did not do our due diligence in researching agents, as we had when we sold and purchased our previous homes. We signed on to buy our next home and sell our current home with them. After several weeks, and minimal showings, we quickly realized that we had been way overpriced and minimally marketed (in comparison with our new agent). They were asking for OUR suggestions on how we might market OUR home. There seemed to be very little urgency, knowing the time crunch that we were under with closing on our new home. We missed out on what was a busy month (May) and June and got hung up for almost a full week while they demanded we pay them to exit our agreement, although we had perfectly good cause to terminate early. Dealing with them, their brokers, their lawyer, the whole team was all in all an incredibly unprofessional and traumatic experience for our entire family. We felt a HUGE sense of relief to be done. It's only now, over a month later that I can really wrap my head around the whole ordeal. Although we have not yet sold our home, we have constant showings and great, positive communication with our new agent, and the utmost confidence that he will get it sold. Biggest recommendation? Do your homework, interview a few agents with amazing track records. You'll have a food rapport with the person you decide to work with. We didn't find that here. Good luck!

They left exposed pipes under our home, so our bathtub downstairs flooded the crawl space. They seem to have denied responsibility and have continued to ignore requests to repair these pipes and the related damage. Their contractors almost always flake or are late when they even bother to agree to show up. Then, when they arrive, they demur and pretend not to realize the plain issues they see. They're also quite rude. They left a Washington Gas account open at our new address for more than a year and repeatedly refused to call Washington Gas to cancel it. So, my wife had to do it for them instead. All the while, the people in the M Squared offices dismissively claimed they had nothing to do with it. In closing, condo builders like M Squared are a dime a dozen. And other ones might not do shoddy work and treat you poorly. So take a chance with one of them instead.

Starting off the list: 1) They allowed our AC/Heat to stay broken in the dead of summer for 5 months. The only reason they fixed it was because we said we were moving out. They said it was our fault, that we didn't change the filters, but we had proof that they were changed. And the technician told them explicitly to replace the blower the first time he came to fix the AC. Luckily we left before it got too cold. 2) The paint they used on the walls was very cheap and cracked very easily. Leading to them taking a large chunk out of our security deposit because they had to double paint. Apparently $3300 is how much it costs to paint 1 floor of a house with cheap paint. 3) They raised our rent $300 at the start of the pandemic before it became illegal. $200 extra for month to month and $100 for an annual rent raise. 4) They offered us the parking space in the back but then took it out from under us to sell the downstairs unit. 5) The house had mice when we first moved in. 3 of them within a month span before we finally found and patched up the hole. But I will say this is common with DC houses so not their fault. Unfortunately they let landlords walk all over their renters and refuse to fix problems. Especially in old houses that are bound to have issues. They use the fact that renters don't want the expenditure of taking action in court so they make every excuse to squeeze you. Absolutely the worst experience we've had renting in the 10 years we've been renting apartments/houses.
