By June, I had NOT heard from John at all (not even an email stating I was still on his radar). When I phoned him, I had to refresh his memory as to who I am and what I'm looking for. Therefore, those 3 months were wasted on this realtor, as it was obvious he wasn't searching for a suitable property for me to buy. To add fuel to the fire, in the end of that phone conversation, he told me to let him know if I found a property on my own so that he could schedule a tour. WHAT???? You want ME to do the leg work in finding the property so that all you have to do to collect your commission is to give me a tour???? John has got to be one of the laziest realtors I've ever dealt with. In calling his boss, Erik Hoferer, after my conversation with John to complain about him, Erik did not apologize to me, nor did he offer to find a property for me. It appears that apathy is a culture within this company. Sad....very sad~!

I attribute it to the fact that they send a stager in to improve the presentation of your house, and they use a professional photographer when taking pictures that will be posted on Zillow, Redfin, etc. The entire marketing process was top notch. Buying a house went smoothly as well. We were able to close 45 days after having our offer accepted. Our agent was always able to get us in to view houses within 48 hours of our request. You can make viewing requests online and the agents are very good about contacting you via your preferred method (text, email, phone, etc.) In addition to all of this they provided a large moving truck, moving boxes, packing tape, and a housewarming party. They let us use the moving truck for not one, but two days. The housewarming party was not just cheese and crackers either; you could get crab dip, Greek skewers, wings, and a whole host of other good items. They sent us flowers shortly after we accepted them as our agent. When we bought our new house they gave us a customized cutting board as a housewarming gift. Finally, they throw a yearly party for all of their clients, which includes open bar and a free pie. You would think with all of these amenities that they charge large commission fees. Our commission fees were 5% which are right in line with all other realtors.

Absolutely the worst ethical standards…read more I went to one of their listings and should high interest in a particular property. I was assigned a broker at Newark, DE. The property turned out to be in high demand. I was not notified that I should act quickly. The broker went on vacation and had no back up for my interests. The house was lost because of the cavalier attitude of the broker. Lessons to be learned: do not trust the realtor that listed the property - get your own separate and independent one from the group that listed the property (they'll give a line of bull that it's ok with their buddies at the Board of Realtors); make sure that the broker has a back up and call frequently to see if your agent has ducked out for a while; get the seller's punch list of anything wrong with the property (manditory); require in your contract that you must be notified if there is a bid on the property (and if lucky - not going to happen - the amount your bidding against. The whole system is fixed against you so treat it accordingly and don't expect anything to happen ethically if it isn't written down - especially with Patterson Schwartz.
