Ward Realty is the reason why this site should have 0 stars. If you want an honest company that will abide by their contract, do not look here. In 2022 we booked our Point Pleasant Beach rental through Ward. The dump that we stayed at is 4 Pilgrim Pathway. The rental was extremely misrepresented by Ward. When we arrived the house was damp & musty and had a horrible smell. We reported this to Ward immediately. They really didn't seem to care. We spent half of the very hot week with the windows open (no AC) to try to get the smell out. While staying there we followed every rule, thoroughly cleaned, and left the house in the exact shape that we found it. Our feedback about the rental was obviously not well reveived by the owner of 4 Pilgrim Pathway, the one who called the house immaculate & updated, which is was neither. On the contrary it was old and stale with outdated furniture, yet Ward still listed it as the opposite. Supposedly the owner of the house threw some accusations about the house being a mess (it was not) and was complaining that there was garbage in the barrel (the trash had been picked up midway through the week, so of course there was trash from the rest of the week. It was bagged and put outside in the barrel. The rental owner decides to hold a large sum of the security deposit. Ward's contract clearly states when part of the security deposit is withheld, "Owner must send written notification to Ward Realty itemizing any charges to be claimed." This did NOT happen. Ward neglected to let us know, neglected to ask us our side of the story, and even worse, broke their own contract by never even checking pictures or getting a written itemized list. They just got a phone call and took their word, and took my money. They made me sign a contract that I had to adhere to, yet they did not. They also did not hold the rental owner to their contract. They got paid by me, and as such they were working for me and representing me in this rental, yet never did their due diligence. To me Ward Realty are a bunch of criminals. I am not alone thinking this either. Read some of the other Yelp reviews. I wish I had before I went with them. Believe me, ANY house that Ward has listed for rent, is also listed by 3 other reputable rental companies. My wife and I rented Mystic Blue in North Topsail to bring our 8 month old on his first beach trip. Unfortunately when we arrived the house was absolutely disgusting and unsanitary for anyone and especially not an 8 month old. There was a rotten shrimp stench as soon as we walked in the door, a multitude of flies buzzing around. We continued to uncover more grime, months worth of dust was built up on the vents, hardened food on the silverware and the fridge smelled awful as well. We spent 3 hours trying to clean it to be sanitary enough to stay then we looked at our feet and they were black from the grime on the floor so we left. Don't waste your time with these clowns, drove 5 hours to go on a vacation just to have to turn around and go home. read more

Rented from Paul Ward for years. If I had any issues he fixed them or compensated us. I never had a problem.

Our family re-rented a home from last year that we absolutely loved. I accidentally left a drawer full of bathing suits and other personal items that, with the help of Jean, were returned to me a couple of weeks later! Terrible experience with this firm. Rented for 5 weeks in PP last summer. If not the worst one of the worst customer service experiences I have ever had. Non-responsive to issues with the place and then had a too bad attitude. Thankfully the owner was very helpful. I usually give people the benefit of the doubt but the attitude by Paul Ward in particular made that impossible. Avoid using at all costs. read more

The worst ever. Sent me a legal contract to confirm my dates, then arbitrarily changed them when the final signing was due. Doesn't return calls. Never returned my July 2019 deposit. Paul Ward is unethical and acting illegally by breaking contracts. Read other reviews. The guy is pond scum. Go elsewhere, there are a lot of good realtors in the area. read more

This was first time renting a summer place and Ward Realty was recommended. I didn't know of any other so I used them. Well I am very happy I did! I am totally shocked after reading all the bad reviews because I dealt with Brian Rock and he was more than professional and accommodating. Whenever I called, he would answer if not call me right back. Also the rental was just beautiful- he knew what I was looking for - I felt like I was in my own home!! If I could rate this zero stars that wouldn't even be sufficient for Ward Realty. This was my first year renting out a summer house in Point Pleasant beach New Jersey and I will say Ward Realty by far has to be the most unprofessional agency there has to be. We rented the house a week before MDW till the day after LDW. James Ward was my agent who was impossible to get in touch with. I had a better chance of getting in touch with God. All of our issues were ignored. Our indoor and outdoor shower issues were fixed a month after the complaint. The AC situation wasn't fixed until a month left with the house when they finally gave us new filters. They made phony reports about our neighbors complaining about us when we never once broke the lease or disrespected them. Paul Ward verbally threatened to physically harm us and would make sure there are no witness's and that the cops would be too busy to deal with it in an email to me. Paul Ward also admitted in an email of entering and going through our house without our permission. Paul Ward also tried to "pimp out" a bunch of girls for me and my friends so he could get a bottle of liquor from us. At one point they tried to tell us we couldn't use the screen room or back porch due to "neighbor complaints" when we paid for the whole house. Paul Ward also sexually harassed a younger female friend of mine who wanted to rent through ward by sending her an email stator if "she felt playful and he was particularly horny and wondering if she could help out" she did not go through with renting through Ward Realty. All in all Ward is unprofessional and are just after money. They made up any reason to keep our deposit. Ward Realty sucks and I suggest nobody use this company to rent a summer house. read more

Completely unorganized and unprofessional. I set up an appointment with Paul (the owner) to see a winter rental. I traveled over 30 min and arrived to my appointment on time, had to wait 20 minutes for an agent (James) to show up. We followed the agent to the property just for him to get out of the car and tell me he just remembered the house had already been rented... It was a waste of my morning. Very inconsiderate for them not to value a customer's time. A simple phone call to inform me the property had already been taken could have saved this whole experience........ instead I get a phone call from Paul Ward an hour and half after our appointment was scheduled, after I had already left, to say.. "I have your name and number but I don't remember what the hell it is I'm supposed to be doing for you". Very disappointed and do not recommend. read more

STAY AWAY! If you want to rent a summer vacation home, maybe even for a few years from a realtor, rolling over the same week every year and leaving a deposit with the realtor for that week, with them telling you it's booked, then call them in January to ask where your paperwork would be coming only to have them tell you they gave away your week to someone else because they were renting the home for 5 weeks vs. your one week then Ward is the place to use! This is EXACTLY what happened to my family yesterday. No excuse, no apology just a big F YOU was Paul Ward's response to me. I still cannot believe this has happened but as it sinks in I can only imagine my business means absolutely nothing to them. I get it, there's 10 people right behind me knocking down their door and they know that but what a way to run a "company" If you value your vacation and expect your rental to be available after leaving a deposit and being told you're all set well then I highly suggest you don't use Ward. If I can keep one person form having what happened to me happen to them this post is well worth it. read more

We rented a house at 18 Danby this past year In Point Pleasant . Let me start by saying the house was over 8000 for the week , we got there and the house was filthy hair , sand , dirt all over! The freezer was leaking all over floor rugs in bathroom were filthy . Mind you COVID in the air, It was the week of August 22 btw. I called Paul Ward himself to tell him of the situation he said it's end of season you aren't in a five star hotel b and you aren't getting white glove service! Anyway fast forward to horrible week at this house we went to pick up security on the 29th because Paul Ward would not take credit card so he was paid 604. 00 cash! He said he has to inspect the house then would send a check, so today 6 weeks later still no check numerous phone calls spoke with Paul Ward every single time he kept saying he will personally put check in mail. I happened to be in point pleasant today and said I was stopping by to pick up the check! He first said ok then called back said do you still have receipt for cash I said no he said you never gave me cash you still b owe us !!!! This man is a thief he would of never given us keys to house if it wasn't paid even when I said let me see your receipt book he wouldn't show me ! Moral of my review he is the most dishonest shady POS IVE EVER DEALT WITH LIAR DISRESPECTFUL PERSON DO NOT RENT FROM HIM YOU WILL BE CHEATED ! We will see you in court PAUL WARD REALTY read more

We bought a second home in Point Pleasant Beach thanks to James Ward...we walked into Ward Realty on a whim one Saturday afternoon, and met with James. He listened to what we wanted and found the perfect house for us - that same day. He made the entire end-to-end experience completely easy and fun. Since we were out of area, James did everything in order to move the process forward with minimal input from us....that said, offer to closing took exactly one month! James Ward of Ward Realty is as real as it gets. He will find you exactly what you are looking for whether you are buying, selling or even renting. I have personally used James 10 years now for my rental needs and am no working with him to find a second home. James' approach is real as i put it because he will not pressure you into something you aren't comfortable with...if its not "right" for all parties involved than its not right for James and Ward...they want all their clients to be enthused and extremely satisfied. This realty company is absolutely atrocious. They took advantage of me and my friends concerning a summer share. Our house was supposed to be ready for Memorial Day weekend and it was not. They then put us up in another property that was filthy and had no hot water. Completely uninhabitable. They treated us like second class citizens and didn't respect our rights as tenants. Ward Realty is the most unprofessional company I have ever had the displeasure of dealing with. My friends and I have a summer share in Manasquan through Ward. We signed a lease in February and were promised that our house would be fully restored and all things inside repaired or replaced since the hurricane clearly blew through the entire street. Days before Memorial Day weekend, we received an e-mail from our broker saying that our house would not be ready, but that we would be put up in a temporary house next door. While we appreciated a temporary fix, nothing could prepare us for the alarming state of the house. It was evident that it wasn't prepared for anyone to live in--the house was absolutely filthy and dilapidated. It appeared that nothing had been replaced after the hurricane. I'm certain we could have cut open any mattresses or couches and would have found mold. There was no running hot water, half of the lights didn't work and there was an infestation of ants in the kitchen. All in all, it was inhabitable. When we contacted Ward, we were treated rudely and unfairly. We had to wait more than 24 hours for someone to come fix the hot water and electricity. When we asked if the house could be professionally cleaned, we were denied. As tenants, we are entitled to a clean and safe living environment. We were disappointed and irritated that Ward realty handled our situation in such a manner. I would highly advise that you do NOT use this company while renting any properties at the NJ Shore. read more

My family and I had been thinking of renting a shore house for a while and after having no luck looking online we decided to drive down to Pt. Pleasant to meet with a realtor. We called and made an appoitment with Paul, owner of Ward Realty. When we got there he showed us some options according to what we wanted.... things like 5 bedrooms and a pool in the yard (some of us are afriad of the ocean) and things like that. After looking at what he said he "had available" he tooks us to look at the properties. The first home was disgusting, dirty, dark, and dingy. It felt like he was pushing us to take this one house. When we said no and weren't interested he then got an attitude and said the only other ones he had were out of our price range but showed them to us anyway. He was very rude to everyone with me expect for me. He must have been having a bad day I though. After showing us houses that rented for more then $7000/per week we told him we might have to rethink our decision to rent a house. After hearing this he said he had one more property to show us. When he drove us to the house we new right away this was PERFECT for us. It was in prime location to the beach (directly across the street) and a short walk from the boardwalk. The house was absolutely gorgeous... completely renovated, everything fairly new, giant kitchen, huge living room, and 6 bedrooms including a master suite, and a beautiful back patio with an inground pool. Now here I'm thinking this was one of those $7,000/week homes but no. When he told us it rents for $4800/week we were shocked. Without hesitation we told him we would take it. We went back to the office to see when it was available and booked it. He then told me he would email the contract to me and I had to sign everything and send a deposit check for $525 out asap. Something was bothering me about this though, why didnt he want to show us this house fromt he beginning? Is there something wrong with? Anyway I got home filled out the check signed the contract and waiting anxiously for the months to pass. The day finally comes and we pack up our cars and headed down. I arrived first and after waiting in the busy office someone finally decided to ask me my name . They couldn't find my rental packet. Apparently they double booked the house, then tried to tell me that the dates got messed up. I was crushed. My whole family was on their way down, I boarded my two dogs and now this. We had two options, come back two weeks later or try to get another house. The loop whole was we would have to pay for that house and we would also lose the money for the house we wanted. Thankfully we were all able to switch our vacation at work around and decided to come back two weeks later. And again we pack up everything and head down. Two days before our date of check in a woman from the office calls and tell me they rent beach badges for $25 per badge and our house didnt come with badges. Ok, I told her to reserve 6 for me. When we got to the house the owner was there cleaning up from the previous tenants. We got to talking and apparently him and Mr. Ward had a falling out and Mr. Ward doesnt really like him. Ahah! It started to make sense why he didnt want to show us this home. On top of that, the owner informed me that he buys beach badges every year that are supposed to come with the house...hmmm thats funny because the lady told me this house didnt come with badges!! In the rental packets I had to fill out what was already broken or unsatisfactory and take pictures of the house! The house was very dirty. All the countertops were sticky and the floor hadnt been swept or mopped. I wrote all this down and began cleaning. Other then that the house was AMAZING!!!!! We had a great time on our vacation and I think it was because the house was so nice (and of coarse the company that was there). The next day i go to the realty office to pick up my "reserved badges" and informed the woman that the owner told me that the house was supposed to come with badges. After looking through a bin she found them and said "oh yes here they are" I was livid. Not only did they mess up our vacation already by screwing up the dates but now he's trying to take advantage of us and rape us for more money!!!! Thats not cool at all!! Also when we left on our last day we cleaned that house from floor to ceiling and made sure we took the garbage bags with us so that I could get my $1000 security deposit back. After waiting a month and a half the office calls me and tells me the check was sent back because the address was wrong!! That didnt surprise me at all. When I finally got the check is was short $100 which isnt really a big deal but the reasoning was for cleaning and garbage removal. That was BS. We left that house spotless but I was so over dealing with this little man!! Point blank I will NEVER NEVER NEVER EVER use Ward Realty again. THe man is a miserable nasty crook!! read more
